We have a landlord dispute and sought advice on how to proceed. Dean and his charming office assistant immediately made us feel welcome and wasted no time getting to the issues at hand. He answered all of our questions clearly with no jargon, and even provided us the exact wording to use in our response to the Landlord. We left our meeting with renewed confidence in our case, and the feeling that we had been very well advised.

I sometimes go for a consultation with Mr. Sutton only to understand my position within the law. His wisdom and advice tempers my sometimes zealous enthusiasm, and he just helped me decide how to renegotiate a lease, with very favorable results.
Some years ago, Dean was my starting point for a huge commercial real estate court case with a Fortune 500 company, right here in Santa Cruz, although the case was eventually moved to District Court in San Francisco. Dean's instincts were correct, and my outcome would have been better if I had followed his advice. Dean's experience in these matters is invaluable.
My biggest need for help was when I was attacked by an out of county hundred million dollar real estate investor who literally tried to take my property. Dean Sutton successfully defended me all of the way to the State Supreme Court, where the verdict became national case law. He saved me during this terrible experience, and my life is great in 2020. I will be forever grateful to Dean Sutton.
In my ten plus years with Dean Sutton, I have never seen him lose his composure, when these matters are life and death to clients like me. His commanding large physical presence creates the desired effect in court, no matter who the other (mad dog) attorney might be.
No one likes paying for lawyers, and a root canal is more fun, but if real estate legal problems come your way, call Dean Sutton. As lawyers go, he is financially friendly, and he will respect your costs as if they were his own.
Dean sat in with me recently during an appraisal appeal with the Santa Cruz County Assessor. If Proposition 13 tax protections are taken away from us and the greedy County exaggerates the taxation value of your property, the appeals process takes years, and you will need him on your side.

1) I won lawsuit #1 on Aug 12, 2015.
2) On Jan 2017, They filed a second lawsuit with the same parties and the same issues. This court, somehow issued JUDGMENT dated June 7, 2017 in their favor. RES JUDICATA JUDGMENT IN LAWSUIT #1 - N0 POWER TO ENTER JUDGMENT IN LAWSUIT #2. 3) On Jun 13 2017, I hired Dean Sutton who represents me an appeal of decisions in lawsuit #2. I already paid him $15000 but somehow he made a big mistake that he has abandoned my appeal case.
