I was defrauded in real estate transaction when purchasing house in Mission Viejo. House advertised as pristine and meticulously maintained turned out to have slab leak, water damage, rat droppings in the attic, crumbling stone fence, stains in the kitchen and in hall closets, broken roof, modifications violating building code etc. Seller was late with disclosures and termite report, termite report was incomplete, seller never provided list of repairs on the house, certificate of completion for pest report was incomplete and fraudulently listed work that was never done. Real estate agent was a dual agent and she represented seller and not buyer. Real estate appraisal report appraised house at the purchase price of $720,000 despite numerous problems with the house (not disclosed in house inspection report), however Orange County Assessor reduced valuation of the house by over $122,000. I believe Mr. Ettighoff was not effective and did not represent me in a good faith. Based on my experience with him, I do not recommend him as a real estate lawyer to buyers.

One of the most bothersome issues I have with the attorney-client relationship is the god given right most attorneys feel they have in communicating with their clients! "At their Liesure" is what should be the slogan! Tracy is on it....Outside of his sound understanding of the law he is extremely available. Excellent experience and I highly recommend.

I have known Tracy for more than 15 years and have used his services about 3 times but have consulted with him on numerous occasions. I had an eviction once and got my back rent paid through Tracy. I had a neighbor's washer leak into my condo rental. I have rental properties and therefore always have things come up. It is reassuring to know that Tracy is always available. He is very knowledgeable in the real estate field!

I needed representation quickly. My fellow HOA Board Members trumped up allegations that I acted with impropriety. With zero support from my Management Company or other board members, Mr. Ettinghoff cut through red tape and cleared the air to reveal all the deception and non-truths wheeled against me by fellow Board Members. His speedy work and extensive knowledge allowed me to prepare for a disciplinary hearing. In a matter of hours, Mr. Ettinghoff had fleshed out the facts pertaining to the inappropriate and trumped up hearing. It allowed me to navigate in an open homeowner’s hearing with confidence. His services proved invaluable. Precedent has been set in our community and HOA. Using Community Association Dues to retain counsel for typical Homeowners Association policy matters instead of the Management Company itself is unnecessary. Questionable activity was occurring immediately after a normally scheduled board meeting. It appears that the Board of Directors retained council, with Community Association dues, in an inappropriate and extreme manner. The disciplinary hearing appears to have been created solely for a bombshell effect and to polarize a fellow board member. This community’s Board of Directors voted that a misunderstanding occurred and concluded a censure was not appropriate.

After 8 months of corresponding with 3 insurance companies, the Department of Insurance, the Legal Aid Society, the Homeowners Association and the neighbor who caused the damages to my home, I sought Mr. Ettinghoff's legal advice. He told me what my options were and immediately went about researching my CC&Rs. Within a few days, my repairs were underway. I wish I had gone to Mr. Ettinghoff sooner.
