We had a nightmare tenant (40 yrs old) making life a living hell 24/7 for our small apartment building tenants and neighbors. The police responded to eleven 911 calls in 20 days time and repeatedly said, "Unless commits a crime in public, it's a tenant / landlord civil case and they couldn't do much but talk to him (basically telling him to stop causing problems, he'd say ok, they'd drive away, and he'd continue screaming, cussing at tenants, slamming doors and furniture, and causing havoc 24/7). hired Daniel Marshall Eviction Lawyer, Esq. and by 5 pm that very afternoon our nightmare tenant was served the first in a rapid fire series of eviction notices all adhering to tenant's Due Process rights. Mr. Marshall went above and beyond in what started out as a simple eviction, but quickly became very complicated with Covid-19 and Rent Moratorium. I called Mr. Marshall about an issue with a property I was purchasing. I gave him a concise explanation of the issue. He gave me his opinion on what could be done and asked for me to follow up with paperwork and a title report to verify everything. When I followed up with those things he let me know that I was good to go with existing paperwork filed by another party even though there were certain issues and mistakes he noted on them. The alternative was losing 30 days and waiting until I closed on the property for his firm to draft a new notice to vacate in my name. So in brief, he was willing to save me time and money even though it meant the money he was saving me was money he could have charged me. I really appreciated that. I am happy to say that the issue was resolved before it needed to escalate any further, and though this review is only based on a consultation I was ready and willing to sign a retainer.
