I'm so glad I hired Attorney Votto for an atypical real estate transaction involving a bill of sale for the home, sitting on land owned by an LLC. Alarmed that I almost turned down the optional 50-year land lease (for 6% of the home purchase price), she outlined the tremendous risk I'd be exposed to without the lease--because there was no alternative shorter lease option. With no lease to the land on which my house sits, I could be denied access to my home, forced to move it, or have my home insurer reject a liability claim from an accident in the yard. Yet many homeowners in the community opt not to spring for the 50-year lease, my real estate agent said; those buyers apparently weren't warned as passionately or at all about the dangers of going lease-less by their lawyers. Indeed, Attorney Votto knows many area realtors and is involved in writing the exams for them. She went the extra mile and even warned my realtor against assuring buyers that they don't really need the optional lease.

Ms. Votto's vast Real Estate knowledge and experience were enormously helpful getting through our closing. We chose to sign documents in her office because the buyers of our home were busy with selling a home and buying ours and not as attentive to our travel plans as they could be. A mortgage which was had paid off on our property came up in the title search and Ms. Votto's office is working diligently to see to it that this does not impede the actual closing this coming Monday.
