I can't say I have a great deal of confidence in Mr. Mzekewe as a VA attorney. I was never kept informed or on the up and up about the status of my VA claims and to this day still have no idea if Mr. Mzekewe is still representing me or not. All of the appeals were filed though eBenefits by me personally and not through or by Mr. Mzekewe or his office. And until informed otherwise I am going on the premise that Mr. Mzekewe no longer acts as a representative on my behalf.

I hired Mr. Perekh to file a lawsuit against TSA in 2012 after TSA abused me for being foreigner and kept me in the airport until I lost my international flight. I was going to the Middle East for my father's funeral and this agent put his finger on my foreign passport and showed it to me. Mr. Parekh charged me good amount of money and did not sign his own engagement letter to keep it safe for his future. Because he was not familiar with this kind of lawsuit, he did not send the correct forms to right agency until we lost the statute of limitation. He did not communicate with me and forced me to not following the case. Two years later he terminated his own contract and dropped me, since he knew I do not have the copy of the signed contract. Resulting his action I lost my case and he kept the money.

Rakesh was referred to me by a friend. I initially filed a lawsuit in Magistrate Court against a former employer, but then realized that I definitely needed help. Rakesh aggressively represented me causing them to offer me a settlement offer I could live with. For someone that is easily intimidated by courts and lawyers, I was very satisfied with Rakesh's ability to relate to me, understanding what I was going through, and making sure the judge and other lawyer knew it too. I would certainly recommend him to my friends.

Steven is a complete Negligent and doesn’t care about his paid clients but only about himself, I retained him by paying thousands of dollars, he would not even discuss the case with me without getting paid first, the only reason I hired him because he was referred by Legal Shield. Then he wouldn’t even sue the person that clearly committed a fraud by stealing my $80000 to pay off their own debt, now I have successfully filed the police report against the individual and company, but Steven was always in denial of because in the past he was sued by the opposite party and had to pay thousands dollars for suing them frivolously. Steven is a weak attorney because of his past reputation and he will not fight for you but first he will try to save himself from counter claims. Why would Police take a report if this wasn’t a Fraud case? That persons have been changed with “Embezzlement” and Steven still think Breach of contract, he is such an incompetent attorney, now he is sending more invoices because I asked him for a refunds after 3 months getting a judgment . Report him to the State Bar. DO NOT HIRE HIM!!

I highly recommend to stay away from William Matos. I hired this guy to represent me for my daughter’s custody and child support. This guy will be nice and sweet to take your money at first but after that, he will throw you in the pile of unhappy and unpleased customers he has. It’s a fact, I’m not saying this out of anger - the person of recommended him to me also had a huge delay on their case due to their incompetence, if she had not called, she wouldn’t even know that her case was just sitting somewhere on the pile and not submitted for a hearing yet. As my case was pending, I kept sending text messages to William asking for suggestions or status on my case - yet he will take long to respond, no response, or providing vague responses. No professional communication whatsoever. The day my second payment was due, one of his employees call me to collect the money, so I provided her with my CC(shouldn’t have) and asked his assistant to respond to my messages but never got back to me. I never felt this guy represented me at all. Apart from filing papers to court( I could’ve done this myself), he did nothing else. So, today he got fired and told me “thank goodness, you are your worst enemy” what kind of professional lawyer says this to an unhappy client. Requested a refund but he would not provide me the amount that he will refund. I guess I can keep you all updated to see if he was, AT LEAST, fair with his refund. Remember stay away and look at the negative reviews on here! They are mostly related to his poor communication skill! I just think he does not have the bandwidth to handle all the cases he has.

Atty Matos is an unreliable ineffective communicator ever defense counsel with my nephew criminal case in Clayton County Judicial System. My nephew has been incarcerated for at total of 32 months to the date before that and the pandemic it was nine months and Matos did nothing to counsel or talk to my nephew until he was locked up for 20 months And-by this time the pandemic was in full blown so no court dockets for trial. Matos has been trying to get my nephew to make a plea instead of trying the case. That is how all these public defense lawyers are. They don’t know how to try a case these days and especially for black kids. All the asking their clients to do a plea and no jail time served just want him in jail for 31 months and not count against his time to do in prison for nothing sounds like slavery in the prison plantation again, blacks doing time filling up these prisons for crimes that do not cause time in prison, theft by taking this crime is no prison time however if you black, yes. Matos told me not to contact him again so I informed my nephew and so my nephew tried to communicate with Matos since June2021 and to this date Nov3rd 2021 no communication. This attorney Matos, a public Defender counsel has not fulfilled his obligation to his client my nephew at all bc he has been locked up with a trial date on any docket in Clayton county judicial system. I can see why black kids are so negative about this corrupted judicial system that humans are doing to humans. It’s not the system,it’s people in these positions that are corrupted. Try my nephew case and stop informing him to plea we can’t afford to get him out of jail on bond which is$30,000.00 and we need to pay $3500.00 to a bonding company. We own property however one other relative won’t sign to get him release however Matos should place him on a docket for trial so he can plea guilty for one case

Very disappointed - They handled the closing on my re-fi. We used the cash out to close several credit cards and we received (2) checks written to accounts that had already been paid off. The total for the (2) checks was $617. I notified them about the mix-up. They never responded. When I called Stephen to resolve, his V-mail says to email the info. I emailed ~ 6 times - no response.

I hired Mr. Grimes to handle a situation between my LLC and a property manager the LLC had hired. Working with him was like pulling teeth. He was slow, sloppy and rude. I had to go through all the details on every phone call as he seemed to retain no knowledge of my case in -between correspondence. He failed time and again to follow up. He misspelled my name on documents throughout (including the final settlement agreement). The only thing I can say in his favor was that he agreed not to bill me for the time I spent re-explaining my case over and over again when he inevitably did not retain the details.

John represented me in a complicated case dealing with real estate development. I had a dispute with my partner that went to arbitration and then to the court system to confirm the judgment. Throughout the process, John was responsive, detail oriented and demonstrated excellent knowledge of the law and procedure. He did not hesitate to state where his knowledge was incomplete and did appropriate research to determine the best course of action. I had and still have great confidence in his knowledge, intelligence, ability and professionalism. I would recommend John without reservation to anyone who had a legal question within his speciality, real estate and litigation.

Ms. Litt is a knowledgeable and pleasant attorney to work with; however, she missed a critical deadline for a filing stating she was missing some information from our file. Upon meeting with Ms. Litt a third time, I provided the duplicate information and had the sense that my case was not a priority. She resolved our matter, but not I did not feel it was within a timely timeframe. Upon consultation with another lawyer after the fact, it became clear my fence/easement dispute should have taken half the time it took Ms. Litt to complete.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
