I'm a small-time landlord (just 1 property) and was burdened by the most toxic tenant ever. I should have seen the red flags from the start but I gave him the benefit of the doubt. like when he moved in before the date stated in the rental agreement (by obtaining my realtor's lockbox code without her knowledge and moving his stuff in overnight). The tipping point was when I approached him to tell him that he needs to fill out the application for the HOA approval for tenants (he moved in, as stated above, before this was completed). giving him the benefit of the doubt, and trying to be nice, I had copies of the HOA application with me and was ready to help him fill it out as this was the last thing left to do. He got verbally abusive, and physically violent by pushing me and slapping the papers out of my hand, which caused me to immediately leave the property. The next day I contacted Jacqueline and the eviction process started. This was a very tough process which lasted many months. But through her perseverance, professionalism, and great attitude the eviction was approved by the judge, upon which the tenant then left the property before getting the sheriff involved. Thank you so much Jacqueline, you're the best.
