I purchased a home and the seller backed out of our binded contract. I contacted Jacqueline and she gave me the reassurance that the seller cannot do that. I paid her for the demand letter, and when the seller still didn't want to sell, I paid for another demand letter and mediation ( the mediation with the court didn't happen since the seller ended up closing). I had previously asked if the seller will be responsible for the attorney fees since I'm a single mother and did not have extra cash flow for something that was not my fault and was 100% the sellers fault, and she said we can request that and that she will have to pay. After closing and reaching back out to Jacqueline about how I can go about requesting the attorney fees from the seller, she said I don't have a case with the small claims court because I finalized the closing. I wish I would have know that before or would have been given an explanation on how the attorney fees work. The communication could have been better, but she got the job done and I got my house.

I had a question about a real estate sales and purchase contract so I called Ms. Salcines. This lawyer is very helpful. She asked me to send the contract and some other related documents to her. After I did that, she reviewed the documents and gave me some advice promptly. This helped me to make a decision as to what I should do next.

Ms. Salcines was the attorney for the seller of a piece of investment real estate I recently acquired. Her lack of knowledge about necessary information and other items to be provided by her client almost resulted in me walking away from the transaction. Among other things that my attorney had to do on her behalf, I ultimately closed on the rental property without her client providing so much as a key to the premises or an access card to the property; leaving me having to have the carryover tenant provide access to the property and either, me obtaining a key from the tenant, or me changing the locks to obtain a key to the property.
reply. without regard to the comments above, post closing I still have to endeavor to obtain coupon books to pay association fees monthly because Ms. Salcines would not provide the seller's coupon book. Further, my attorney had to educate Ms. Salcines to the fact that an association estoppel letter and tenant estoppel letter were necessary to close. Ms. Salcines refused to obtain the association estoppel letter for two weeks, which my attorney ultimately obtained, delaying the hoped for early closing by two weeks.
All and all, perhaps Ms. Salcines vacation impacted the process, however, with all due respect, I disagree with the characterization of the reply to my initial post.
