I'm a middle aged guy. I only mention that because no matter how optimistic your point of view, the margin of error for mistakes in judgement shrinks as you get older. It's like a pilot who couldn't successfully get out of a stahl, just because he was too close to the ground. He knew what to do, but there just wasn't enough time to recover (I fly a Cesna 152). I recently signed a contract to sell my house. In the weeks prior to the closing date, I got a sobering understanding of the state of the real estate market. Houses were absurdly expensive. Sure I sold my house for good money. But now what ? Too late though, I signed a binding contract. Can't get out of this stahl, not this time. The buyer was paying cash, and already had $250K in the escrow. This is as a done deal, right ? As it turns out on the day of closing, there was a discrepancy or misunderstanding on the buyers side, which my very astute escrow attorney pointed out. I was referred to attorney Richard Gaines.
