I was referred to this group for a special needs trust. They basically charged me over $450.00, didn't listen, made assumptions, and finally said they were "too expensive" but have to bill me for the first hour. Needless to say, I ended the engagement. I would not recommend this law firm to anyone unless you're interested in wasting money on expensive, inexperienced lawyers that don't take their time to review your request but still charge their high rate.

Nathan was very nice when we first met him. However, once the retainer was paid there was terrible communication from the office. They only needed to up load legal documents since this case was a no loose type of case. There were major errors made in the paperwork and it was never fixed. They refused to answer/return calls or emails. We ended up calling the court and finding out that they never did anything with our case. The most work they did was write a lengthy email blaming covid for everything. Loosing our legal documents in your office has nothing to do with a virus. It took them 8 months to upload successfully a document. It was riddled with errors and missing vital information. After waiting weeks for them to fix the errors we decided to hire another attorney. This office does not care, even when we changed lawyers they never bothering calling or writing us to see if they could keep us on as there clients.

He never answers the calls or returns them. My case didn’t require much work . It was simple divorce. & accidentally when answers . I said are you busy I can come & sign . He tells me yes sure come in . I was there in 20 minutes. Which I told him before getting there. When I reached there he had a client I waited over 25 minutes. On a second occasion the same senario. Both times I leave work to see him since he closes at 5 n my work is over at 5:15. The second time also he made me wait so long I saw Nathan thru the glass window from the waiting room chit chatting with his secretary. I waited over & hour. All to sign 2 documents. It’s been almost 3 months he had communicated with me in the initial meeting the divorce would take 3 months. Don’t waste your time. The older secretary never knows what’s going on. She’s oblivious all the time!

I hired Mr Schitssell in the early months of 2016 for an annulment case. The person handling my case quit and misplaced my case documents without leaving it the hands of anyone in the office. If I didn’t call to find out the status of my case I wouldn’t have known it was not being handled. The case ended in the hands of Nathan Decorpo who was unable to get the annulment because they couldn’t the signature from my “husband” so he convinced me that a divorce would be a quick solution as we wouldn’t need signature from the other party. The case has been dragged all this time without any results. I have called the office in numerous occasions but no call or response from anyone, Nathan Decorpo or Elliot Schitssell.

Roger’s advice and guidance were pitch-perfect. I am glad I reached out, and I got everything I could have hoped for when hiring him. Moreover, Roger was very generous with availability and accessibility through-out my moment of high stakes, jostling for my clients. His advice and assistance in fine-tuning my negotiations with precision towards the gravamen of the issue at hand in an adversarial situation with the other side. Roger helped me protect my real estate clients. Everything Roger provided to me was simply excellent. On top of that, I enjoyed every one of our conversations. Paid retainer for foreclosure representation for an estate. Then paid him monthly only to answer a complaint of 29 allegations with 5 statements. Which the judge said was no defense! I paid him monthly as well and he lied and said i told him i didnt need him anymore and withdrew from case before summary judgement because i was 2 weeks late on payment. Funny thing is, the documentation from the mortgage company was fraudulent and he never addressed it. Never heard back for refund after months and months of trying to contact. Nor did i receive an accounting of fees i requested.

This man took retainer and monthly payment from my husband and myself for over a year to dispute a second mortgage that did not HE did not have negotiated into the Principle of the intial mortgage (he took care of that case) he told us it was unnecessary. Well he was wrong and we paid him for the year for him not to fight the case. It turns out he agreed with the foreclosure and did not research and told me they were selling my house for an interest mortgage that was less than 20% of my initial mortgage. He lied to us and did not do his job. Run for the hills. He needs to be sued for this type of theft. He does not do his job. He did help us initially, but I feel he has gotten lazy and greedy.

We hired Mr Hyde to help with bankruptcy. Talked to his office girl about 60 days later, she told me not to call her until we paid in full, then they would tell us what else we had to do to file. He knew we were struggling on a fixed income. One thing after another hit us. But we kept making payments as we could. We had paid him $600 and our last check came back without a forwarding address, no phone number when tried to call. We have not been able to find him. We have not been able hire another attorney as they want the full fees up front. So we were taken for a ride by Mr Hyde. WE ABSOLUTELY DO NOT RECOMMEND ANYONE HIRE HIM, WE FEEL HE WILL JUST TAKE YOUR MONEY AND NOT REPRESENT YOU.

Mr. Hyde represented me in a very nasty divorce. He and his paralegal worked with me and offered me support and expert help. No one wants to go through this process but if you must, Brett Hyde and his staff are there for you. Many attorneys start that way but his office and his staff never let me down. They always took my calls, kept me up to date with my case and the outcome was much better than I expected thanks to the hard work and dedication they offered to me. Thank you Mr. Hyde and to Sabrina for walking this walk with me and helping me move forward with my life and my children's lives. A. Williams

When we met with Mr. Hyde at the initial consultation, he seemed like a nice person and a competent attorney. He answered our questions and we left the initial meeting with a good feeling about hiring him to handle our bankruptcy case. The initial consultation was the only contact we had with Mr Hyde. Our interactions with his paralegal soured us on the whole experience. We experienced long periods with no contact on our case and were dealt excuses and a generally poor attitude when we tried to get information from his paralegal. We completed and submitted our required paperwork within 6 weeks of our initial consultation (Oct 4, 2013) with Mr Hyde. The paperwork was submitted to the attorney's office about mid-November 2013. After not hearing from Mr Hyde's office for several weeks, we were finally informed that our case would not be filed with the court until after the new year. We finally got our court date in June 2014. On our court date, we weren't even represented by Mr Hyde or his paralegal--but were represented by an associate of Mr Hyde. Contacts with Mr Hyde's paralegal resulted in confused dates, incorrect information, and outright denials by the paralegal of claimed actions or statements. Mr. Hyde may be a good attorney, but I will not recommend him to anyone based on the lousy service we received from his paralegal.

Stay Away from Siam Joseph! Siam represented me in a landlord dispute case. The case was truly stressful and personal to me. I was never in good hands nor did I ever feel protected. He constantly tried to get me to settled. By settling, the landlord would have gotten away with highway robbery. I had to fight her attorneys and him throughout the course of this case. The judge represented me better than my attorney. The determination went in my favor! He never got me the monies awarded to me, he failed to recover ANY of the fees I was awarded and he had the nerve to lament that he didn't get the fees he should have gotten so I should forget about my fees and move on. He failed to recover hundreds of dollars for me. The filing fees alone were $320.85. I had many items that should have been refunded back. He is lazy, disrespectful and condescending! Hiring him was an awful decision. Don't make the same mistake I did.

Ivan took his fee for a demand letter. We texted and called him for updates and never got a reply until we filed a dispute with credit card company for a refund for lack of services. It took filing the dispute and over 30 days from him actually communicating with us. Worst, he would not call when he said he would. I do not recommend this attorney. After dispute, he finally sent proof that a letter was sent (unprofessionally emailed), he had received a response (still did not communicate what the response was!) from letter, trying to incite parties to go to court on issues a competent attorney could have settled out of court, and no acknowledgement concerning any emails/correspondence sent to him from us UNTIL a dispute was filed. Due to the fee, his hourly rate must be about $1500/hour, because there apparently was not time spend on communicating with his clients, much less time taken to prepare quality and thoughtful case to settle issues without an unneccessary, expensive court case! Worst yet, all he had to do was send proof to credit card company that there was a service rendered. Instead he threatened me and if I did not respond in 24 hours, he was having me prosecuted by the state attorney's office! This was day after he sent the proof that a demand letter had actually been sent. The letter that had been emailed 32 days prior with no communication from him concerning any updates. No we do not recommend him.

If I could rate a negative 0 I would. Mr. Casio represented my Ex. In our divorce. He knew my signature was fraudulent in the listing of the sell of my home. Even knowing this he still allowed a fraudulent contract to submitted for the sell of my home. Due to the home being in foreclosure I ended up being forced to agree to the sell. The divorce judge advised that my and my ex husband's proceeds be held for when we return to court.. Well now we can't return to court until Mr. Casio releases the funds. My home sold in May the mortgage has been paid (the only positive thing he has done) and he refuses to provide he information needed to finalize our divorce and release our funds. Again the home sold in May I and my ex husband have called multiple times to no returned calls. I elected to terminate Mr. Weller and go with another lawyer. My new lawyer converted my chapter 13 to a chapter 7 after reviewing my situation and we took care of it in a matter of a couple months. Case closed , I'm happy . Jay Weller needs to try to have a little more compassion for his work ethic and for his customers I won't talk about the price I paid along with his so called monthly monitor fees. So originally I found Glenn through a referral. That said, I expected him to be on point. On his website he mentions "all types of law", but in reality he doesn't necessarily properly practice all aspects of law. Why do I say that? Well, because I probably had the worst experience ever with this council. "30 years" in the business and he doesn't know I need a form filled out and notarized to represent me in court since I'm from out of state. That said, alongside his poor communication, unscrupulous billing methods, and overall lack of professionalism, all I have to say that maybe it's time to hang up his law practice hat!

I drove all the way to her office from 3 counties over because she was recommended to me by someone I trust. Well that was my first mistake. I had ONE meeting with her. She told me she would help and get us in contact with whoever we needed to talk to regarding this emergency. I haven’t even received a call back once. This was MONTHS AGO! This so called lawyer is awful. Find someone else! You’re wasting your time! Very very unprofessional & unpredictable.

Terrible lawyer!! She did nothing for me and I got railroaded all the way. Not to mention she ended up being great family friends with my ex which I didn't not know at the time I chose her. She didn't fight at all for me she just sat back and let me get destroyed.

Jane was recommended by my real estate agent. She did no negotiation during contract and conceded many points to seller that the agents had previously agreed upon. She was unavailable and I had to deal with her clerk. Told me it would take 4 weeks and I was unable to change lawyers. Boy was she wrong. I got a new lawyer and am closing in ten days. I would recommend you find someone who will be on your side.

Jane does not return calls and seems a bit "put out" when you send email inquires. Not exactly what you want from a legal adviser. While she did perform the job she was hired for I would not recommend or use her services again.

Mr. Wilhelm helped me when no other attorney would. I was consulted by other attorneys that asked in upwards of $7,000. 00 down to do a foreclosure for me. I am 70 plus years old and Mr Wilhelm took the time and patience with me at an affordable price so that I could defend myself. He is caring and patient. I will recommend him to anyone who needs legal help!! Great attorney that goes over and above and I am so thankful to have found him!

In short he is a vulture that apparently likes to take people's money when they are/were already struggling. He apparently thinks he is someone special in that he can judge them for being in default when most people do not just stop paying on a house they have paid a note on for more than 12 years unless there is a reason. I have medical issues that caused our default and after trying to work with the mortgage company we had no choice but to hire an attorney. He was recommended by the service officer serving our forclosure notice. I am convinced he pays him to recommend him since he stated he was the "only one that could help us" because all of the "other attorneys are working with the mortgage companies". There is no communication, he does exactly as all of the other reviews state he does. He takes people's money and does absolutely nothing for them. We paid him for three years all the while assuming that he was doing work on our case to help us. In the end he gave our house to the mortgage company and has not sent paperwork or emails as requested or as he stated he would.

This attorney should not practice the law anymore. I payed him $3,000.00 to file an represent me and to file an affidavit on my behalf as i was not in default at all. Instead, he set me up with the plaintiff attorney and set up a date to foreclosure on my property without my knowledge and my approval. I don't think he works for people, I think he's working against people helping the palitiff ( bank ) indirectly! He should loose his license! He put my property in foreclosure when I'm not in default.

This guy as part of the firm I contacted for an abandoned easement issue involving a utility company. The firm advertises expertise in this area, but then refer to this guy. Says in his email he has a plan. Our goal was to get the easement removed and then sue for damages. After reading these reviews I was trying to be objective. But after a 15 min consult, he nor the hiring firm had knowledge of what an abandoned easement was. Kept asking ME on the phone what it was....HELLO? Thats why we're seeking your counsel! ..then said literally at the 15 min mark your time is up get your credit card ready...most lawfirms give a free consult outlining your case etc. If you pay for a consult, which we were happy to do...there's an expectancy of a plan, cause of action , advise, etc. We received nothing in exchange. They had all the information we sent, evidence and bullet points of information yet have no clue. Very unprofessional. The other reviews are correct.

When I first contacted Veach he was fired up about my case. I paid him a large amount up front. A couple of months later I contact him for an update. He gives me this sob story about how him and his wife are struggling to make ends meet because he is a new attorney and trying to make it on his own. I send him several more thousands of dollars. He acted very graciously and laid out this grand plan of how my case was going. He claimed he had sent the defendant's attorney all these papers and had filed all these motions. He told me how things were going and what to expect. Then months later the defendant fires his attorney and gets a new one. All of the sudden Veach's attitude changes. He has supposedly talked to the defendant and his attorney and now it seemed they were running to show. Veach lied to me and then when the well went dry he dropped my case because he said he had other bigger cases to worry about. I have never met him in person, but now believe he is a con-artist and should be brought up on ethics charges by the State Bar Association. I now have to find another attorney and start the whole process over. He never offered to return any of the money I paid him.

What a Foreclosure Lawyer Can Do for You

A foreclosure lawyer specializes in helping homeowners navigate the legal complexities of foreclosure, working to protect their rights and potentially save their homes. Foreclosure lawyers assist homeowners facing foreclosure by negotiating with lenders, filing legal defenses, and representing them in court. They also help with loan modifications, short sales, and other alternatives to foreclosure. Whether you’re behind on mortgage payments or already in foreclosure proceedings, a lawyer can help you explore your legal options and work toward a solution.

If you’re at risk of losing your home, a foreclosure lawyer can provide guidance on how to stop or delay the foreclosure process and protect your financial future.

When Should I Hire a Foreclosure Lawyer?

You should consider hiring a foreclosure lawyer in several situations where you are facing financial difficulties with your mortgage. Common reasons to hire a lawyer include:

  • Facing foreclosure proceedings: If your lender has initiated foreclosure proceedings, a lawyer can help you file a legal defense and explore options for stopping or delaying the process.
  • Loan modification: If you want to modify the terms of your mortgage to make payments more manageable, a lawyer can help you negotiate with your lender and ensure that the modification complies with legal standards.
  • Challenging the foreclosure: If you believe your lender has violated foreclosure laws or the terms of your mortgage agreement, a lawyer can help you challenge the foreclosure in court.
  • Stopping a foreclosure sale: If your home is about to be sold at a foreclosure auction, a lawyer may be able to file for a temporary restraining order or injunction to halt the sale.
  • Short sale or deed in lieu of foreclosure: If you cannot afford to keep your home but want to avoid foreclosure, a lawyer can assist with arranging a short sale or a deed in lieu of foreclosure, where you voluntarily transfer ownership of the home to the lender to avoid foreclosure.
  • Filing for bankruptcy: If you’re unable to manage your mortgage debt and other financial obligations, a lawyer can advise whether filing for bankruptcy might stop foreclosure and help you restructure your debts.

Hiring a lawyer as soon as possible - especially when foreclosure is imminent - can provide you with more legal options to save your home or limit financial damages.

What Does a Foreclosure Lawyer Do?

A foreclosure lawyer provides a variety of legal services to homeowners facing foreclosure, working to protect their rights and help them avoid losing their homes. Their responsibilities often include:

  • Negotiating with lenders: A lawyer can negotiate with your lender to modify your mortgage or create a repayment plan, helping you avoid foreclosure by securing more favorable terms.
  • Filing a legal defense: If your lender is improperly foreclosing or has made errors in the foreclosure process, a lawyer can file a legal defense, challenging the foreclosure in court. Defenses may include violations of foreclosure laws, predatory lending practices, or failure to follow the terms of the mortgage.
  • Representing you in court: A lawyer can represent you in foreclosure proceedings, whether you are defending against the foreclosure, seeking more time to negotiate with the lender, or filing for bankruptcy.
  • Stopping or delaying foreclosure sales: If your home is scheduled for a foreclosure auction, a lawyer can help file a motion to stop or delay the sale, giving you time to explore other options.
  • Advising on bankruptcy: A foreclosure lawyer can assess whether filing for Chapter 7 or Chapter 13 bankruptcy would be beneficial, as bankruptcy can temporarily stop foreclosure and give you time to reorganize your finances.
  • Arranging short sales or deeds in lieu of foreclosure: A lawyer can help facilitate a short sale (selling the property for less than the mortgage balance) or a deed in lieu of foreclosure (transferring the property to the lender), which may allow you to avoid the foreclosure process.

How Are Foreclosure Lawyers Paid?

Foreclosure lawyers typically charge for their services based on the complexity of the case and the legal work involved. Common payment structures include:

  • Hourly rate: Many foreclosure lawyers charge by the hour, with rates typically ranging from $150 to $500 or more, depending on the lawyer’s experience and location.
  • Flat fee: For specific legal services, such as negotiating a loan modification or filing a bankruptcy petition, some lawyers offer a flat fee. Flat fees can range from $1,500 to $5,000, depending on the scope of the work.
  • Retainer: In more complex foreclosure cases, especially those involving ongoing negotiations with lenders or court appearances, a lawyer may require a retainer. This is an upfront payment that is billed against as the lawyer works on your case.
  • Contingency fee (rare): In some rare cases, particularly when suing a lender for wrongful foreclosure, a lawyer may work on a contingency fee basis. This means they only get paid if they win the case or settle on your behalf.

It’s important to discuss fees and payment arrangements with your lawyer upfront, especially if you are facing financial difficulties.

How Much Does a Foreclosure Lawyer Cost?

The cost of hiring a foreclosure lawyer depends on the complexity of the case, the lawyer’s experience, and the amount of time required to resolve the issue. General cost estimates include:

  • Hourly rates: Foreclosure lawyers typically charge between $150 and $500 per hour. For example, a simple case with 10 hours of legal work at $300 per hour would cost $3,000.
  • Flat fees: For straightforward services such as filing for bankruptcy or negotiating a loan modification, flat fees typically range from $1,500 to $5,000, depending on the complexity of the work.
  • Retainers: In more complex or ongoing foreclosure cases, a lawyer may require a retainer ranging from $2,500 to $10,000, depending on the length of the case and the lawyer’s experience.

In addition to legal fees, you may also need to cover additional costs, such as court filing fees or expenses related to property appraisals.

Top Questions to Ask a Foreclosure Lawyer

Before hiring a foreclosure lawyer, it’s important to ask key questions to ensure they have the necessary experience and approach to help you. Key questions to ask include:

  1. What experience do you have with foreclosure cases?
Ensure the lawyer has experience handling foreclosure cases similar to yours and has successfully helped homeowners avoid foreclosure or negotiate better terms.
  2. How do you charge for your services?
Clarify whether the lawyer charges by the hour, a flat fee, or requires a retainer, and ask for a detailed estimate of the total cost of their services.
  3. What are my options for stopping foreclosure?
Ask the lawyer to explain the different legal strategies available for stopping or delaying foreclosure, such as loan modifications, filing a legal defense, or bankruptcy.
  4. What is the likelihood of success in my case?
Ask the lawyer for an honest assessment of your case and the chances of successfully avoiding or delaying foreclosure.
  5. How long will the process take?
Foreclosure cases can vary in duration, so ask the lawyer how long they expect the process to take and what factors might affect the timeline.
  6. Will I need to go to court?
Ask whether your case is likely to settle out of court or if a trial may be necessary. If a trial is possible, ask what steps the lawyer will take to prepare.
  7. What steps can I take to protect my home?
Ask the lawyer for advice on steps you can take to protect your home, such as making partial payments, negotiating with your lender, or exploring foreclosure alternatives.

How to Check the Credibility of a Foreclosure Lawyer

To ensure you are hiring a reputable foreclosure lawyer, take the following steps to verify their credentials and experience:

  • Check their bar status: Verify with your state bar association that the lawyer is licensed to practice law and has no disciplinary actions against them.
  • Look for foreclosure experience: Review the lawyer’s website or professional profile to ensure they specialize in foreclosure law and have successfully handled cases similar to yours.
  • Read client reviews and testimonials: Look for reviews on platforms like Avvo, Martindale-Hubbell, or Google to see what previous clients have said about their experience with the lawyer.
  • Ask for references: A reputable lawyer should be able to provide references from past clients who have worked with them on foreclosure matters.
  • Check for certifications or memberships: Look for lawyers who are members of organizations like the National Association of Consumer Advocates (NACA) or who have specialized certifications in real estate or foreclosure law.

What Should I Prepare for My First Consultation?

To get the most out of your first consultation with a foreclosure lawyer, it’s important to come prepared with relevant documents and information. Here’s what you should bring:

  • Mortgage documents: Bring a copy of your mortgage agreement, payment history, and any correspondence you’ve received from your lender, including foreclosure notices or demand letters.
  • Financial information: Provide information about your income, expenses, and debts, as this will help the lawyer assess your financial situation and determine the best legal strategy for your case.
  • Previous communications with your lender: If you’ve already tried to negotiate with your lender, bring any emails, letters, or records of phone calls that document these communications.
  • Court documents (if applicable): If foreclosure proceedings have already begun, bring any court documents related to the case.
  • Questions about your legal options: Prepare a list of questions about the foreclosure process, your options for avoiding foreclosure, and how the lawyer plans to help you.

By preparing thoroughly for your consultation, you can help the lawyer assess your situation more effectively and provide the best possible legal advice for protecting your home from foreclosure.
