I was in contract to purchase a home and the inspection yielded the discovery of active termites. I followed up with pest and structural inspections to get estimates for repairs. The repairs exceeded the $1500 threshold that provides an option for the seller to withdraw and receive earnest money back if they should choose. After deciding to cancel the contract, the seller's agent refused to acknowledge the cancellation claiming that I "obtained these estimates fraudulently." She also suggested that earnest money should not be returned to me and proceeded to slander myself and my agent. After 24 hours after speaking with the seller's agent, the entire concern was dropped from their side, the cancellation had been accepted and earnest money scheduled to return.
