We had an excellent experience with Melissa Gaboury and will continue to use her for every flip house (ANY and ALL real estate law transactions really) in the future! Melissa is a very smart, reliable, and thorough attorney. There have been a number of instances where she has found issues other attorneys and title companies did not. No disrespect to other lawyers, but there have been countless times the other side didn't have a clue what was going on or was flat out wrong about something. I never have to worry about that with Melissa. She is always on point. I'm in awe with how knowledgeable she is! She also goes out of her way to make sure I am always protected. I was forced to use one of my lender's attorneys, but she still went through an extremely long P&S citing several things (over 10 items) she was uncomfortable with or felt I should be aware of. I couldn't believe her response! I had another attorney do the same thing and his response was "yeah this is a standard P&S from a bank. You're fine." For every house I close Melissa attends the closing as my power of attorney. Thank god she does because she has saved a couple sales from falling through due to her quick thinking and willingness to do the other attorney's job so we can close. There was one closing recently where the buyers attorney was so awful that the buyer contacted me afterward so she could hire Melissa to represent them in a different transaction! I feel very fortunate to have Melissa as part of my team. I look forward to many many more closings with her!!!
