I was stuck with her because the seller picked the title company. If I had known how unresponsive she would be when issues developed after the sale, I would have insisted on someone else. I did agree to buy the house "as is" because I was desperate to move in. NY's closings during COVID moved at a snail's pace compared to PA, where I sold my house. Having already spent more than $8000 in the three months since I bought the house, I would have lived in a motel for a month or rented a short term apartment--It would have been cheaper! :(
