We own a Real Estate office in Somers & James Dibbini came in to speak with our agents & Landlords that we represent with regards to the legal changes that have happened in New York with Rent Regulation . James was extremely knowledgeable about the new laws & answered many questions that we all had with regards to the new regulations. As a matter of fact, he has helped a few Landlords that we represent with leases so that they are up to date within the new guidelines. First, to qualify my rating for the exclusive purpose of assisting those in search of not just a reputable Law Firm as you look for an Attorney to represent you in the sale of your private home, but to underscore that this particular Law Firm is truly outstanding, honest, painstakingly thorough and affordable. My second purpose is to publicly express our deepest gratitude and admiration for the high level of professional representation we received throughout the process with Attorney Mr. Erwin Vencer. Enough cannot be said about this gentleman’s professional knowledge, expertise, work ethics, patience, and warm personal care and investment to our exclusive and successful benefit. Some highlights: First off, we met with Mr. Vencer on several occasions to discuss our goals to sell our family home, to draw up an initial comprehensive contract, and to ensure that Mr. Vencer would be able to maintain a timely communication with us over the course of several months while we were residing outside of the United States . Mr. Vencer was totally committed to this and always was available via multiple phone contacts, email, and text messaging to assist us in addressing a multitude of questions, concerns, obstacles, revisions etc. as certain unique circumstances presented themselves. Mr. Vencer was exceptionally reliable, thorough, exhaustively tireless in his advocacy on our behalf and constantly exceeded all of our expectations. Some obstacles requiring skillful and creative advocacy included the outreach and collaboration with Attorneys representing an adjacent property to ours due to unclear and poorly documented property boundaries, and some exceptional addendums to our benefit which resolved obstacles that would have otherwise delayed our closing target date. Mr. Vencer guided us through the procedures, village requirements and laws involving the removal of an underground oil tank which once belonged to our home but was located beneath the public sidewalk in front of our home; an oil tank we had no knowledge of, and for which the town and village and all utility companies had no knowledge of or documentation for.
