After 26 years of leasing our home in Fairfax, Virginia, I was in a Jam! My lease had a open-end first right of refusal to purchase the property and a locked in monthly rental amount with no escalation clause, attached to a 1992 listed sales price for the residence property. Due to escalating property values: Suddenly I found myself and my family being told by our Landlord to vacate the premises in 30 days per Virginia Law Under the Landlord Tenant laws of our state. I was referred to Attorney Ian Cronogue. I explained my situation to Mr, Cronogue and he agreed to take my case. He first contacted my landlord and explained my rights expressed under the lease. Further research indicated that the Virginia statute governing Landlord Tenant disputes are generally more favorable to Landlords. Attorney Cronogue explained the legal pro's and con's of my situation under Virginia Statutes and advised me according to his legal knowledge and experience. Mr. Cronogue worked with me over a 9 month period where we reached a negotiated settlement with the Landlord. During the negotiations Mr. Cronogue was key in helping me to calm emotionally charged decision making by balancing the situation with the Law facts yet allowing me, the client, to make the ultimate decision in regard to the direction of the case. Mr. Cronogue is a client focused Attorney who cares about and looks after his clients interest absent authoritarian or paternalistic grander. Example: Because of Virginia Landlord Tenant Law, He thought it was highly likely that we would not prevail in court, but even if we went to court and prevailed, the cost of litigating the matter in money and time could result in a net economic loss to me. Mr. Cronogue saw to it that we were not put out of our leased home of 26 years in 30 days with nothing, (per the legal notice given by the Landlord), and helped us negotiate a settlement arrangement to our benefit.
