I had an ongoing tenant issue at my property where the tenants were not paying rent and using my property for suspected illegal activity. This issue was preventing the sale of my home. Due to the ever changing landlord-tenant laws and the eviction moratoriums in place as a response to COVID 19, I felt like there was not going to be a positive outcome to my situation. I came to AWB Law after 7 months of trying to address the issue on my own and unsuccessfully with another attorney. Anthony ultimately resolved my situation. I regained possession of my home in time to sell it before the bank defaulted on my loan. What I specifically appreciated about Anthony, in addition to the fact that he successfully resolved my case, was: 1) He took the time initially to listen to my concerns and explained the ways in which we could approach my case. He gave me very realistic expectations at the outset and along the way. 2) Both Anthony and his staff were extremely responsive. Whether by phone or email, I was confident that if I had a concern that needed addressed, Anthony and his staff would do so in a timely manner. 3) Anthony was easy to talk to. Not all attorneys are. If you don’t feel comfortable communicating with your attorney then you’re both working at a disadvantage. I was referred to Anthony by a friend and am grateful I was able to retain him for my unlawful detainer case. If I ever need a real estate attorney again I wouldn’t hesitate to contact Anthony and I highly recommend him to anyone who is need of a real estate attorney.

We had been having ongoing issues with our neighbors almost from the time that we moved into our home. Eventually we had to take action to stop their ongoing behavior where they made vague or outright threats to our family and continuing to cause damage to the fence we had built between the two properties. We contacted this firm who helped us determine what our rights were as to the ongoing harassment and threats and the ongoing damage to our property. They helped us file for both a restraining order to stop the harassment and another action to force the neighbors to stop damaging our property and to allow us access to it so that it could be repaired and maintained. We were able to successfully resolve both disputes with our neighbors and come to an agreement which allowed us the opportunity to maintain our property without concern for interference or ongoing harassment from our neighbors

We found ourselves dealing with a tenant who was once peaceful but, over time, had become more and more difficult to work with despite our willingness to work with the tenant to address maintenance and other issues with their rental unit. Over time, the tenant began to accuse us of things we had never done and it became clear that it was a situation that required legal assistance. We hired this firm to assist us in dealing with the tenant and to provide us with options as to how to get our property back so further disputes could be avoided. This firm provided us with clear options as to how we could handle the situation and they were extremely helpful in our efforts to get our property back. Although it never became to serious legally (never went to court), we felt comfortable that we had Anthony Burton to back us up... just in case.

Anthony was the first attorney I'd ever hired and it was for a real estate issue. Having heard horror stories from others on their experiences with less than stellar attorneys, I went into this agent-principal/client relationship with much skepticism and trepidation. Suffice it say that my experience with Anthony was quite excellent. He is knowledgeable about this area of law (RE) and he has enough experience (decade +) to have sufficient expertise, but not so long in the tooth that he is burnt out and simply going through the legal motions. To wit, Anthony's greatest strength is his responsiveness to clients' need for timely communications. He responds. Promptly. And his legal paperwork reflects his broad knowledge and experience. My only quibble is that I sometimes wished that he'd give me more forceful guidance and advice....but I recognize that the client must make the ultimate decision. As the agent, he can only advise the principal as to options, after all. Hence, If this was the only issue I had, you can see why my experience with Anthony was excellent. I recommend him highly, without reservations. Thank you, Anthony!

We became involved in a legal dispute involving a commercial lease agreement that resulted in a lawsuit being filed. This firm agreed to assist us and identified the case as one that could be resolved quickly through an early mediation. The mediation was scheduled within months of the case being filed and we were able to get the case successfully resolved and the matter has now been dismissed. This firm was responsive, explained things to us so that we could understand the legal process and were incredibly helpful in getting our matter resolved quickly. We would highly recommend this firm for any all commercial lease disputes!”

Mr. Miller handled a business litigation case for my family. There was a lot on the line financially for us. Adam was professional in every way. He helped calm our fears about the lawsuit and would answer and return our phone calls immediately. He had a solid strategy and was victorious in the end. We had already come to terms with a certain amount of money we would be out, but in the end, we weren't out any money and Adam's fees were very reasonable.

We needed a real estate attorney to help us work ourselves through a fairly complicated real estate deal that involved a properties purchase, modifying the existing property lines to new locations, placing deed restrictions on the remaining land to be sold and finally, a sale of the residual property to our new neighbors. Alex was pretty much a best case scenario. He was enthusiastic, forward thinking and finally, very reasonable with his billings. We are completely satisfied with our dealings with him, and recommend him without hesitation.

I suffered a dog bite that could have ended much worse than it did and left me with a scar. I had no insurance at the time and ended up with costly ER bills. I contacted John as I had no idea how to handle this complicated situation on my own. From day one, John was empathetic and reassuring that he'd do his best to help find a proper resolution. From my experience, I can tell he genuinely cares about the well-being of his clients. He was always ready to answer calls and kept me up to date during very complicated times. We recently wrapped up the situation and he was able to reach a resolution that we were both comfortable with. I really can't recommend John enough. If you ever find yourself in such an unfavorable situation as I did, reach out to John.

My wife suffered a traumatic incident in which a neighbor's pit bull dog killed our dog while she was on a walk and pushing our 1 year old in a stroller. We later came to learn that the pit bull dog had attacked another family that same day causing serious injuries. It was truly a horrific time for us not knowing if or how we could ever recover from this event. With John's help, we were able to pursue and ultimately reach a settlement with the homeowner's insurance company for our loss and suffering. John also helped me get the word out to the community, joining me at a neighborhood meeting that was organized to address concerns with dog attacks in the area. John is a true professional. He knows the law and he understands the process by which matters such as ours are resolved. This was tremendously valuable to us. John is honest, diligent, and forthcoming with his opinions yet maintains a steady and remarkable composure when dealing with a case. I am truly grateful that we found John to help us out.

Can a Lawyer Represent Me in Courts Outside of Irvine, California?

Whether a lawyer can represent you in courts outside of your city or state depends on their licensure and the jurisdiction of the court:

  • Within the Same State:
Lawyers licensed in a particular state can typically practice anywhere within that state, including all cities and counties. They can represent you in both state and federal courts located in that state.
  • Outside of Their Licensed State:
If your case is in a different state, the lawyer must be licensed in that state to represent you. However, there are exceptions:
    • Pro Hac Vice Admission: An out-of-state lawyer can request special permission to represent a client in a specific case in another state. This requires filing a motion with the court and often working in conjunction with a local attorney.
    • Federal Courts: If your case is in federal court, a lawyer licensed in any state may be able to represent you, provided they are admitted to practice in that particular federal court.
  • International Representation:
For cases outside the United States, different rules apply, and the lawyer may need to comply with the foreign country's legal requirements or collaborate with local counsel.

It's important to discuss your specific situation with the lawyer to determine if they can represent you in the desired jurisdiction and what steps may be necessary to do so.

How to Check the Credibility of a Lawyer

Before hiring a lawyer, it's crucial to verify their credibility and ensure they're qualified to handle your case:

  • Verify Their License:
Check with your state's bar association to confirm the lawyer is licensed and in good standing. Most state bar websites have an online directory for this purpose.
  • Experience and Specialization:
Ensure the lawyer specializes in the area of law relevant to your case. Review their website, professional profiles, and case history.
  • Disciplinary Record:
Look up any history of disciplinary actions or complaints through the state bar association's records.
  • Client Reviews and Testimonials:
Read reviews on legal directories like Avvo, Martindale-Hubbell, Google, or Yelp to gauge client satisfaction and experiences.
  • Professional Memberships:
Membership in professional organizations or specialty bar associations can indicate a commitment to their field and adherence to high ethical standards.
  • Awards and Recognitions:
Honors from reputable organizations reflect expertise and a positive reputation in the legal community.
  • Consultation Assessment:
Use the initial consultation to evaluate their communication skills, responsiveness, and willingness to address your concerns.
  • Ask for References:
A credible lawyer should be willing to provide references from past clients who can speak to their abilities and professionalism.

What Should I Prepare for My First Consultation?

To make the most of your initial meeting with a lawyer, come prepared with:

  • Relevant Documents:
Bring all documents related to your case, such as:
    • Contracts or agreements
    • Correspondence (emails, letters, texts)
    • Legal notices or court papers
    • Financial records (if applicable)
    • Evidence (photos, videos, receipts)
  • Written Summary:
Prepare a concise written summary of your situation, including key dates, events, and parties involved. This helps the lawyer quickly understand the context.
  • List of Questions:
Write down any questions you have about your case, the legal process, fees, or the lawyer's experience.
  • Financial Information:
If your case involves financial matters, bring relevant documents like pay stubs, tax returns, bank statements, or invoices.
  • Contact Information:
Provide details of any witnesses or other parties relevant to your case, including their names and contact information.
  • Personal Identification:
Bring a valid photo ID for verification purposes.
  • Pen and Notebook:
Take notes during the consultation to remember important points discussed.
  • Budget Constraints:
Be ready to discuss your budget and any financial limitations so the lawyer can provide appropriate guidance on fees and payment options.
  • Openness and Honesty:
Be prepared to discuss your case candidly. Full disclosure allows the lawyer to give accurate advice and anticipate potential challenges.
