I have dealt with multiple legal matters and at least a dozen attorneys before I met Michael Bracamontes. Hands down an excellent, intelligent and the best communicator I have ever dealt with representing me. My tenant situation was handled respectfully and settled much to my satisfaction by Michael. San Francisco is a tough tenant/landlord market and no doubt I would recommend him to friends and family seeking counsel. From the beginning I trusted his opinion, strategy and methods. Very easy to communicate with and always returns your phone call in a timely manner!

These attorneys prey on small business landlords. They make profit by extorting insurance companies and make up frivolous lawsuits. I wonder how they get up each morning and look themselves in the face and go on living each day knowing how unethical they treat others. They went to law school to do this?! They should be ashamed.

Despite months of renovations to our apt. building, and five more on the horizon, our landlord refused to give me and my wife a reasonable rent abatement. When finally we decided to hold back some of our rent, he sent us a 'pay or quit the the premises in three days' notice. We contacted Ryan Vlasak. When our landlords had their contractors refinish their floors using toxic chemicals without telling us we didn't know what to do. Even the SF Tenant's Union told us this happens all the time in order to force renters out of their homes and that they would probably get away with it. Ryan Vlasak is an excellent lawyer and I would recommend him to any tenant who is having legal issues with a landlord in San Francisco,I had ongoing problems with a landlord/owner for years which resulted in my suing the owner for multiple habitability violations by said owner.Within a short period of time Mr Vlasak procured a substantial settlement for me and brought the owners to heel letting them know that tenants do have rights , at least in San Francisco. Ryan Vlasak demonstrated that he is a lawyer to be and respected and feared by city landlords knowing that if he is on your case they will be held accountable to the fullest extent of the law, if and when they treat tenants as people they can exploit and abuse, because they feel the tenants are second class citizens without rights or representation, think again.

Ryan Vlasak jumped in and saved me and many other tenants when our building burned down a year ago. For me, the resolution was a buy-out of my rent-controlled apartment. This was a difficult decision after 33 years in the same apartment (and ridiculously low rent). Ryan negotiated a sweet deal, VERY fast, so now I am ready to reorganize my life in a new home. Highly recommended.

Ryan Vlasak was great to work with and gets great results. I received over three times what my landlord had originally offered me for a buyout (even after subtracting his fees) thanks to his negotiation skills, and I wasn't required to pay anything up front.
