One day in my mail I found a letter from my landlords attorney telling me my landlord had filed a petition with the San Francisco Rent Board to raise our rent. My roommate and I immediately went to the Tenants Union for counseling. We met Jason Wolford who told us we had a good case, but should hire an attorney to represent us at the hearing. Jason provided us with a fairly long lists of attorney. We reviewed the list and determined that Wolford Wayne was the best fit for our situation. Megan Johnson, an associate at Wolford Wayne, was the person Jason recommended. Megan represented tenants in buyout negotiations, affirmative wrongful eviction cases and Rent Board cases. We met with Megan in person and we were impressed with her knowledge of our case. Megan felt our landlord’s case was weak and once they saw the rebuttal she would submit to the Rent Board they may withdraw the Petition to raise our rent. She clearly explained to us what information we needed to provide her to do her best in defending us at the Rent Board hearing. For various reasons that we do not understand and were out of our control the Rent Board took 6 months to schedule our hearing. During this time Megan was in touch with both us and the rent board working to facilitate a speedy hearing and to discuss with us the various documents the landlord provided as evidence why our rent should be raised. In the end, the landlord withdrew their petition to raise our rent 3 days before the scheduled Rent Board hearing. This was frustrating, but all is well that ends well. Thanks to Megan Johnson we are now prepared to document our comings and goings and other information the landlord would twist to try and prove that we no longer lived in our apartment. All around we could not ask for a more knowledgeable, goal oriented attorney who communicated with us in a timely manner in a way we could always understand. Megan was perfect! There is nothing I would ask her to do differently and without hesitation I would recommend her to anyone having the unfortunate experience of having to deal with the San Francisco Rent Board.

The best attorney experience of my life. I was had been living in a duplex for about 5 years when the conditions became so dangerous that I had to evacuate. Over the years there were issues my landlord had not addressed, but the final straw was letting someone move in who had an illegal business. There were repeated violent altercations between my downstairs neighbor and her clients, physical threats made to me and horrible verbal abuse to her children (I also suspected sexual and physical abuse). Police and Child and Family Services were called many times, not just by me, but the entire neighborhood. I was unable to concentrate on school and scared to leave or be inside my house. My neighbors and I begged my landlord to do something, but all he did was give hollow promises. When I left I wasn't sure if I would take action. I had moved into a safe apartment and that awful period of my life was over. However, when my landlord withheld my security deposit it added insult to injury. After a conversation with Daniel Wayne it became clear that there was some hope to not only get my security back, but to be compensated for other wrongs done to me. Originally Alex Merchant was assigned to my case. He was with me through the deposition of my landlord. Daniel took my case for settlement negotiations. The whole time Allison, the paralegal, was my main point of contact. Everyone was incredibly knowledgeable, responsive, patient and persevering. There were times it was hard for me to revisit the past. Not only was I busy with school and work, but that time was so traumatic that I found myself avoiding it mentally and having difficulty remembering. Allison felt like a supportive friend. She normalized my mental state and helped ease me into doing my part for a successful and just outcome to the case. Alex was an experienced instructor and guide during my deposition. I was a little nervous when Alex moved on and Daniel took on my case. However, I soon found out that Daniel cared and understood how to handle my case. Daniel was brilliant and assertive during the settlement negotiation. Deciding to give Wolford Wayne a call was one of the most life altering decisions I ever made. WW won a sizeable settlement for very serious wrongs done to me by my landlord. Thanks to the settlement, I was able to afford to back to school for a graduate degree without going into extreme debt. Though there's no amount of money that can undo that traumatic period in my life, it did help to create the conditions of healing by giving me safety, options and choices.
