I hired Marc Branco because my lawyers unfairly served me with eviction papers because they got wind I might be thinking of moving.
This was extremely stressful for me, not having been involved in anything like this before and having it served on a Friday. Marc responded promptly to my calls, explained all of my options to me and reassured me that there would be a good outcome for me (he was right).
Marc and Lauren were up front about their costs and stuck to their commitment. Additionally, the way they went about dealing with the other side was brilliant - they knew I was in the right and absolutely drove that point home.
I ended up getting a large cash settlement, no rent for the last few months and the case all dropped. A brilliant outcome for me, done in a fast and pleasant way.
Marc is fantastic to work with and I highly recommend him for your rental case.

I consulted three other attorney's before find the law office of Marc Branco. I reached out to Marc through the SF Bar association when I was being evicted in the peninsula.
Marc and his team are so articulate, knowledgeable, and professional that my fears were alleviated immediately as we sat down to discuss our issues and strategy. To add to that, he moves fast. We started the process of moving out almost immediately thanks to his in-depth knowledge of Landlord/Tenant law and exceptional communication skills. As another reviewer said, this is the guy that you want. We were able to negotiate a win-win for all parties involved with Marc's help.
No other attorney gave me the same confident first impression that Marc did. A year on, I'm still grateful for his and his team's help.

Marc was referred to me by a colleague recently after my building in San Francisco was sold. The buyer of the building of course wanted a tenant free building and approached us with a buy-out offer. After declining the buy-out we were approached with the Ellis Act. Marc helped us proceed very painlessly through the buy-out process and was very clear every step of the way. Throughout the process, he explained to us all the possible ways this situation could unfold and how we should proceed. He was very responsive to calls and emails and advocated strongly on our behalf. I would highly recommend his services.

This attorney was sharp, creative and -- dare I say? -- hip. I walked into his office totally demoralized by an abusive subtenant situation, but he proactively suggested a landlord buyout that restored my hope. Along the way, he answered my many questions about the ins-and-outs of San Francisco's bizarre rent control laws not only knowledgeably but strategically -- with an eye towards protecting my best interests. Forget working with some jaded old fogey who's barely paying attention -- this guy's expertise and pizazz will help you stay on top of your game, and that's invaluable when you're dealing with legal negotiations concerning your home.

Our eviction case pushed Marc & his team to their limits in every way, & they pulled through with flying colors. Our case, while practically over in our favor, instead of being a normally 1 month long UD, still lingers on after 7 months not because of Marc, but because our opponent was ruled to be one of the most mean/obstructive Landlord attorneys out there, with over 20 years experience, & have an endless dirty playbook they launch against tenants which puts them at the top of the list of infamous, notorious Landlord attorneys- they are also a high volume Landlord side firm with HUGE resources & they do everything possible to bury & overwhelm their opponent, to run up costs & force missed response deadlines. So, Mark & team had to not only gone up against all of this, but had to do it under tight UD (eviction) timing measured in days (not the usual months of civil courts). UDs are usually over within a month,& usually result in settlements, few go to court. For the first 4 months of it, just to keep up with them, Marc & his team had to dedicate their complete resources to our case (virtually shutting down their legal practice to other work, so you should ignore those bad ratings saying Marc was unresponsive in that time, b/c he was in the middle of the biggest fight of his legal life!). Marc & his team were able to get each of their (endless) malicious legal tactic stricken down,& then, icing on the cake, got the judge to slap them with one of the largest (if not the largest) sanctions (penalties, like contempt of court) ever for their intentional obstructive behavior. Judges almost never give much sanctions, so Marc(& team) winning us that monster one was no small feat.
Being highly legally oriented myself, I have read, in complete detail, all of Marc’s zillion court legal motions in our case, digesting his cited law/precedent & arguments, & I could go on endlessly about all the twists & turns that Marc (& team) had to overcome, but suffice it to say that given our case has pushed all the boundaries of UD law/process, Marc has demonstrated himself to me to be an extremely competent, legally knowledgeable, adept, tenacious, & caring lawyer (& person). He has the utmost integrity, ethics, & intent to do what is right by his client. While he, like any attorney, has to watch his billed time, he is extremely fair with his billed time/costs & invoices.
Now, all the above are Marc’s strengths, his weak area is in the “touchy-feely” client management & relations aspects of things. While he’s a super nice & caring guy, expressing/communicating that (esp. if hand-holding is needed) is not his strong suit, for sure. That said, he is very open to helpful client input, guidance, & I personally prefer an attorney that really knows his legal stuff, is tenaciously fighting for you, & has high integrity (maybe because I’m more results oriented, & not so ‘touchy-feely’ myself). So, if you are doing a small (esp. fixed fee) contract job (like some of the negative comments on him before), maybe you’ll experience more of that, but for any serious matter that involves his team, you’ll get all the ‘touchy-feely’, interaction time you need (or can afford!), because Lauren & Curt completely pick of the slack in that area.
His practice has recently expanded with Lauren now being an attorney, so I’d expect that those few bad ratings he got long ago re attention/communications will no longer apply, even on small jobs.
After he’s sharpened his (legal) teeth on our infinitely complex UD case, I can tell you that the worse your UD situation, the more you need Marc Branco Law to (more affordably) kick some Landlord butt on your behalf.Another unique aspect of Marc’s legal practice is that (to make up for the near impossible to get UD jury trial experience) he has intimately teamed up with Curt Briggs, who has a fair amount of criminal law jury trial court experience, which is even more pertinent to (fact driven) nuisance UD cases.

Mr. Branco was quick and efficient. He provided us good advice regarding our problems with our tenant who stopped paying the rent and presented hostile attitude for us to have open house for possible new tenants. He produced 3-Day Notice to Pay Rent or Quit and introduced us a quick but inexpensive process server. We would certainly use his service again.
