Mr. Piotrowski gave me advice, pointed out weaknesses in my rental agreement, and provided a way going forward for me to be in the best legal standing. He also cited specific civil codes for me read up on to get more details. This is exactly what I needed out of a consultation. He is obviously very knowledgeable and experienced in this matter. As we know, Los Angeles has some very strict landlord-tenant laws which heavily favor the tenant (yes, even the “bad” ones). The point is that I feel very much at ease and secure about my situation because of his thorough and easy to understand explanations. This is basically exactly what I needed from a consultation call. It is invaluable because money does not buy peace of mind.

I needed a consultation about the current eviction laws (May 2021) as I am in the process of due diligence to purchase a SFH with an existing tenant. I needed an expert in this specific niche of landlord law, the information he provided gave me additional knowledge to make an informed decision. The consultation was very good- answered my questions accurately and gave me the knowledge to factor into how or if I wished to proceed. To make the best use of time, before the telephone consult, the office sent me a simple questionnaire to fill out prior to the paid telephone consult. This form asked for background information about the purpose of the call and what I hoped to accomplish. This was a good idea as I was able to distill my thoughts into direct questions and think of other questions that could be answered during the consult. By giving the information prior, David P was up to speed on what I needed and no time was wasted. If you are a owner/landlord with rental property I suggest you have a consultation (telephone works well) with David if you have any inkling or thought there may be any legal or potential legal challenges in dealing with tenants. Being accurately informed before something happens or gets out of hand is well worth your time. I am very happy with the legal advice he provided. Now I made make an well informed decision

I have used David's services three times for three different tenants (3-day notice through eviction). He's very attentive to the needs of his clients. He communicates (primarily via email) well with his clients. However, if you need to talk to him, he makes himself available based on his schedule. I have been very satisfied with his services and would highly recommend him for your unruly tenants.
