We were able to reach an agreement in a complex custody matter at the first conference due to Matt’s aggressiveness and knowledge of the law. Honest, aggressive, caring, and has a rare spark that makes him stand out. Excellent attorney and a gentleman. 5 Stars!

Attorney Berger was instrumental in smoothing what could have been a nightmare process. I sold property that was included in a bankruptcy proceeding from another state, and he didn’t bat an eye. As emails flew back and forth while details were being ironed out, he intercepted and responded sometimes before I ever laid eyes on the email, and answered any questions I had throughout the entire process. While Pennsylvania doesn’t require you have an attorney for closing, the peace of mind I got in his representation was priceless.

Attorney Frisoli Furst (Carolyn) was retained by me after my wife of 19 years left and took along our two sons, ages 16 and 12 at the time, refusing to let me visit with them for almost a month. Carolyn gave me excellent legal advice, and successfully navigated me through the necessary legal twists and turns to obtain limited and then shared legal and physical custody, 50/50 on an interim basis, within 6 months of litigation involving an uncooperative spouse. 9 months later at the end of a protracted custody trial, she had argued successfully enough for my judge to award a final ruling of shared legal and physical custody, 50/50!!! From our first meeting to date, she has remained available to me and provided timely responses to my concerns and questions, relying on her legal education, knowledge of regulatory law, and familiarity of our County's Judges to represent me and my interests with the highest of standards. She benefits from a free-flowing relationship with her practice partner, Attorney Reich, who served in my case as an in-house consultant, and finally, an excellent Paralegal, Michelle, who is a very professional and highly organized individual.

We had some small property line issue and needed legal advice. We sent out many request to different law firms for legal advice. Mr. Ashley was the only lawyer that respond next day with a personal phone call. He spent a long time listen to our situation and gave us the best advice that actually solve our problem without costing us the financial burden and a time consuming legal battle. We were pretty naive and had no clue, so he could have told us to set up appointment with his office and charge by the hour like some other lawyers do. But He just laid out the different solutions for us over the phone and gave us the correct advice that solve our problem right away. We are very grateful about his help. Mr. Ashley actually changes our perception about lawyer. Mr. Ashley will be THE lawyer we go to if we ever need one. We will recommend him to anyone we know. Thank you, Mr. Ashley!

When using a Criminal lawyer, the one thing required is a professional who knows the job, explains the scenario, offers the best options and does not lie. Also the main factor is that the lawyer has to be prompt and truthful when it comes to answering back. In every scenario, Kathryn Roberts, Esquire stands out as a Lawyer par excellence. She fights for you, believes in you and tells you upfront what to expect. She got me out of a bad situation and is very responsive and caring. She understands your emotions and handles things very efficiently. Goes through every little bit of information, however miniscule it might seem and even reprimands and scolds you if you make a mistake. She fought hard and did exactly as she promised avoiding a criminal charge and even a fine. She fought for me every step of the way and believed in me, which was a blessing. I trusted her and she upheld my trust. I truly love this fantastic lady, more for her honesty and genuine affection she has for her clients and if I ever hear of someone who needs a hardworking resourceful criminal lawyer, it would be her. Number 1 choice is my review for her ! John

Does not stand up for the children in the Juvenile Dependency system. Goes against a child's best interest, doesn't worry about their mental health and overall well being. Is overworked as a GAL and sides with CPS doesn't care to place children with Kinship over foster care. Would rather make the tax payers pay to lock kids up and keep them from family. Cruel world behind the closed doors of the JD system that no one sees. I do not expect retaliation for this review against my family that is currently involved with CPS.

They are GREAT!!!! My child has autism and they worked to get him the right kind of services from his school district, and because they had lied to me about his progress and withheld many school records, he got a fund to pay for many years ahead in extra services. This compensatory education fund has helped him with intensive therapy and this has led to some improvement in reading and language. Now the school district and their devious lawyers are afraid I will get my lawyers at Litman Law again if they continue to keep lying and hiding records. Seems many school districts do this now, and Litman Law was experienced in dealing with this problem. No other lawyer I spoke to seemed to be as aggressive, Some other lawyers talked of being friends with school district lawyers or that they were once the lawyer who represented schools against parents. I trust Litman Law, and they have also worked on my estate plan with a special needs trust for my son. Their fees were well below some other law firms, at $350 an hour, and they accepted my charge card. I got my fees reimbursed by the school district in full, and got mileage points. Litman Law asked that I get all my son's school records first and then call them for a free 1/2 hour appointment. Once I discovered how much the school district was hiding from me about my son, I will never do this again with Litman Law. They met with me at night and could always be reached by telephone to answer questions. If you need a lawyer for a child with special needs, Litman Law is the best call you'll ever make.

Donald has been a lawyer for over 30 years, and practices law in Pennsylvania, Maryland, Virginia, the District of Columbia, and in-house lawyer in New Jersey. His help was a God-sent to me, because until I got help from Litman Law the school district kept lying about my daughter’s progress. He dug to get records, including all e-mails, and that showed the school district lawyers were conniving to mislead me and even put on false testimony before a due process hearing, just to cover up their lies. He is the most ethical lawyer I have known, because he fights for his clients. I saw the ethics report, and spoke to him about it, and I agree that he was wrongly accused by a lawyer he fought against and had a law partner who was a really responsible for it all. Donald knows special education, and his courtroom skills are like a “Perry Mason” asking the probing questions and seeking truth and justice for disabled children and their families. He spent dozens of nights preparing us, so we did not have to take time off from work, and kept us informed of the progress in the case. Ultimately the school district had to settle to avoid possible criminal charges against their lawyers, as they demanded a confidential agreement. School districts are lying to parents, and it is lawyers like Donald who work hard to expose their crimes against children. He is the best, and listens carefully in court to the testimony, and then like a tiger questions the school district witnesses. I helped pass him questions while in court, and he was always able to keep me from jumping out of my seat. Some lawyers I have had charge me for every minute, but Donald wrote off time, and usually never charged for short phonecalls or bouncing a e-mail reply back to my many “quick questions.” Ultimately the school district paid me back every cent I paid him, and they have been careful not to return to their lies again with me. Because of Donald my daughter is now on the right track to her education.

We hired Demetrios Tsarouhis to help us collect a debt owed to us as the result of a civil judgment against a local contractor. As clients of Mr. Tsarouhis, we found that although work was done, it was not done in a timely fashion. It took 1 1/2 years for a small amount of work to get done by Mr. Tsarouhis. The outcome was unsuccessful for us, no money was collected. This attorney's communication & follow-ups were poor. Phone calls & emails went unanswered by him for days, sometimes weeks at a time. Multiple attempts would be made to get a response from him. Many times we couldn't leave messages for him because his inbox was full & nobody answered the phone at his office. A hearing even occurred and we were never notified of the time or place. To date, we have not received any details from the hearing. We basically gave up pursuing this case. We have worked with other attorneys and we were not put on the back burner like we were with Attorney Tsarouhis.

Mr. Tsarouhis is very knowledgeable & personable. His areas are commercial and bankruptcy. We utilized him for commercial work within the past five years. The results were unsatisfactory. He was not aggressive. He failed to report on a monthly basis, he failed to bill on a regular basis, and he failed to provide any status reports at all. When we had referring counsel ask to look at the file, he was evasive and dilatory. While he is professional, his work is not up the standards of the bankruptcy bar of the Eastern District of PA generally. His email gets full many times and one cannot leave messages. He often takes several days to return calls to the client, or to return replies to emails. He is sometimes not forthright when he has not done work that was requested. He is very nice but his support behind him is poor, his followup is poor, and he does not really grasp the concept that with clients, we need calls returned within 24 hours and service and emails very promptly. It's hard to characterize him as very hard working. In general, his work is not up to the levels of a Maurice Mitts, a Mike Reed or any of the other well-known BK lawyers in the E.D. of PA,and in some respects may fall below the level of competence of the average BK atty.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
