Pete was referred to me by my attorney because of his experience with litigation. He did an excellent job in negotiationg with the other parties involved, was very thorough and on point with his legal briefs, and ultimately very persuasive in court. The outcome was exactly what I was looking for, and he followed up after the judgment to make sure all details were taken care of. When I reviewed the billing I found that he itemized his time clearly and was definetly efficient with his time. I feel I was treated fairly and received excellent advice and representation.

Pete helped us work through a nasty situation where a neighbor was blocking our view of the water and the subsequent failure of the Home Owner Association to enforce a view corridor agreement. Pete was very easy to work with; knowledgeable; a great mentor; and very cost focused. Even though he is a trial lawyer, Pete was adamant on keeping our dispute out of court. He worked well with the other sides attorney. He was able to make it possible to address our issues through mediation. Through this approach, and his knowledge of the law that was applicable to our case, he was able to manage our problem such that it was resolved to our advantage as well as avoid going to trial.

I recently hired Seth to help me with a real estate issue after attempting to work with a few other local attorneys. Seth was excellent. He was able to meet with me quickly and get my documentation in order and filed with the court. The entire process from our first meeting to the final resolution was professional and efficient. Seth's communication was prompt and concise. I would highly recommend him.

We have worked with Matt twice: once to reclaim real estate rights, and once to resolve a dispute with a contractor. In both cases, Matt's to the point approach has helped to create our desired goals in a timely and efficient manner. Overall great experience in working with him and I would recommend reaching out if his bio seems to meet your needs.

Ryan is an extraordinary attorney who goes above and beyond. When I felt like all hope was lost, Ryan was there to support and guide me as my attorney. If I had to do it all over again, I wouldn't have chosen a different person to represent me because Ryan is a gem in a world full of coal. Honesty, integrity and empathy are three words I would use to describe Ryan and his firm.

200% 5 Stars!!!!!!! Emily Rose and her wonderful staff were the PERFECT law firm for the challenges our family was dealing with during a lengthy and arduous probate. I contacted Limitless Law in desperation after years of trying to close out what had become a very mired situation and I chose Limitless Law based on the many positive reviews, my own research, and the initial phone consultation with Emily Rose that convinced me she had the skill, knowledge, and personality to help me. She was very practical and professional, yet always approachable when I had questions. She walked me through every step of the process, giving me advice to overcome each problem we faced, while including me in all decisions. I never felt unheard, talked down to, or otherwise negated in any way. I never felt she thought my questions stupid or the answers obvious. She included me in deciding the strategies, and helped our family finally reach a successful and harmonious closure. I cannot say enough good things about her! She streamlined every aspect of signing and payments, so it was easy to quickly finish documents and get them filed. Emily and her staff were also always very quick to respond, kind, attentive, which helped us to close out the estate quickly once we started. I will never stop singing the praises of Limitless Law, Inc. I have such gratitude for the help she gave us. If you need a guide to walk your through the probate process, THIS law firm is the one! They do not do litigation, which may be why they can focus on helping their clients so well, but they also will discuss your needs right from the beginning so you can find the help you need for your particular case, and there is no hard sell from them. Just sound and respectful advice. Thank you so much, Emily Rose and staff. You helped us through to the closure that had eluded us for so long. I am so grateful to you for your help. Sincerely, Elizabeth Mandranis.

We took our beloved Italian Greyhound to our local veterinarian for a routine exam. To our surprise, the veterinarian informed us that our dog needed all his teeth removed. We were hesitant to accept this diagnosis, but the veterinarian insisted we follow his treatment plan, which included strong antibiotics, anti-inflammatories, and pain medication. After two days, our dog became very sick. He stopped eating and drinking. We called the veterinarian's office every day, but they ignored us and did not return our calls. Finally, we had to take our dog to the emergency room. We were absolutely devastated when he died. The emergency room veterinarians said he had complications from the medications he was prescribed. A couple of days later, I got ahold of the original veterinarian. He was rude, argumentative, and denied any responsibility. I told him I would hold him accountable, and that's when I reached out to Adam. I am so glad I did. Adam got justice for our beloved dog and family member. He really cares about his clients. He is compassionate, tough, and an expert negotiator, able to maintain a strong position while showing a willingness to settle. Adam secured a very respectable settlement for us, much more than we were expecting. Our dog did not deserve what happened to him. Adam fights tirelessly for those who cannot defend themselves. Now, our family has closure, and the person responsible was held accountable. I am so glad we reached out to Adam.

Far and away THE WORST attorney in Bellingham. Not only was she rude and indignant, she could care less about you and your case. She’s only interested in money. And worse, here is an example of her extreme unprofessionalism: I followed each and every step she gave me for a Reply Declaration and even turned it in to her days before she asked for it back (in order for her to go over it and submit it to the courts for filing on my behalf) she not only did not file it, I had to learn about her NOT filing it by happenstance, and then when I confronted her about it asking why she didn’t file it and especially why she didn’t tell me that she didn’t file she claimed that she did it for “legal reasons.” That’s all she would tell me. DO NOT USE THIS ATTORNEY. You will regret it.

"A Nightmare of Inefficiency and Neglect: Avoid This Law Firm at All Costs" I recently had the unfortunate experience of engaging with Swanson Law Firm P.L.L.C., and I cannot express enough how disappointed I am with their abysmal communication and overall lackluster service. From start to finish, my interaction with this law firm was nothing short of a nightmare. The primary issue that plagued my entire engagement with Swanson Law Firm, was their complete disregard for effective communication. It seemed like getting a response from them was an insurmountable task. Emails went unanswered for days, and phone calls were met with endless voicemail loops. It felt as though my case was nothing more than an inconvenience to them. When I did manage to get through to someone, the lack of information provided was astonishing. It was as if the staff were intentionally vague and unhelpful. Basic queries about the progress of my case were met with generic responses that left me more confused than informed. It became evident that they were either unwilling or incapable of keeping their clients in the loop. The final straw was today when I called and was informed my attorney would not be back till next year!!

She took this case on from another attorney that was filled in October 2014 when she became ill. She took on the case she later stated she didn't even want to take this case on because she has had bad experiences with taking this attorneys cases before. How is that my problem? She took money and commited to the case. . It was a child support modification which then turned into a contempt of court case as well. She did not represent me effectively. She made statements to my Ex husband and didn't follow threw with what she said she was going to do. Hence my Ex husband was stringing her along. 9 months later she has gotten nothing accomplished and withdrew from my case. I felt and feel abandoned and unprotected by this attorney. She didn't come close to adequate representation. It was an awful experience and has caused more harm then good. She constantly spoke with my Ex husband. Having me write my own proposal to him. This just made him more agitated. She promised me just the week before due to high volume of cases that she was going to focus on this case more. Then she started telling me I should try to modify support with DSHS. What did I hire you for? Plus she kept changing directions and lost my W2 .... It took her 4 months to get my Ex husband's W2 in which she only got one year. Your supposed to get two. It was just awful and I'm so upset and she just made things worse. I'm devastated and this has caused a huge back lash on my Son who is a child of 17. And my self and my family. She not only didn't help me she totally dropped the ball. In her withdrawal her reasoning was false and did not make sense. My Ex thinks it's great! With this attorney who took the case over and now almost 2 years from when it was filled...It had gone on 9months with her...She accomplished nothing but more emotional pain to my self and my child It was the worst experience I have had with a lawyer. She bailed out right in She middle of my case..I asked her repeadly to go to court and file a contempt order against my X husband for unpaid child support. She refused but wanted to keep corresponding with my Ex husband dragging it out. I cannot express how disappointed I am.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
