Yesterday I had an urgent legal matter to complete by day’s end. I called Attorney Kirsten Bennett, whom I had worked with beautifully on other matters. She wasn’t in the office that day but readily agreed to meet me there. She took care of business by going way out of her way for me. I was very grateful — and will always highly recommend her. Thank you, Kirsten!

Working with Murphy & Murphy LLP provided the perfect balance between working with paralegal Marta to complete the Medicaid application process and working with Attorney Murphy for guidance, suggestions and advocacy to facilitate a timely and successful conclusion. Both Attorney Murphy and Marta were clear about the necessary documents needed and were always professional as well as compassionate throughout the process. I would recommend Murphy & Murphy to anyone needing eldercare advice and assistance, without reservation. I feel fortunate to have had them on my side.

I carefully researched attorneys before hiring the law firm of Chipman Mazzucco LLC. Ward Mazzucco came highly recommended, as one of the best in the field. I very much appreciated the deep level of legal knowledge and expertise. I felt well apprised of progress at all times. Additionally Ward is very personable and took a genuine interest in my situation. Purchasing a home has been a better process for me thanks to Ward and his whole team.

Ward Mazzucco is a highly knowledgeable and capable attorney with excellent people skills. Ward handled a highly contentious case for us, and though our own emotions sometimes got in the way of resolving the issue, it was Ward's calm and deliberate manner that achieved the results we had hoped for. No one is ever happy to be involved in litigation, but Ward Mazzucco's professional approach and knowledge of Connecticut law made for an outcome that couldn't have been better for us. I can't think of another attorney I would rather use.

I just finished my pre-closure yesterday for a sale tomorrow (I am selling a house). I once again used Mr. Yorio due to his help when I purchased a house in October. I was very impressed with the entire team. The seller of the house attempted to pull out 13 minutes before closing. I wanted to just sit and cry. Mr. Yorio and his staff helped us through every step of the way- even as emotional support! We were able to close the following week and he was so accommodating! My husband couldn’t believe all of the information and tricks about mortgages during closing. I felt like we also met with a financial advisor! I would definitely hire him and recommend him!

What was supposed to be a simple home purchase ended up last minute scramble with the lender to meet wire deadlines. Liam was great both before and during our closing, taking time to explain each document and calling/emailing responses quickly. When the closing came down to the wire (literally 15 minutes until wire closed for the day), Liam hustled down to the bank to make everything clear in time so we could close for the day. Really above and beyond work on his part. Carol was also on top of everything prepping closing. Enjoyed our experience. Highly recommend.

Phone calls and emails were returned promptly. I highly recommend Liam, and look forward to working with him again when the need arises.

Liam was an absolute pleasure to work with. For a first time home buyer there is so much that is new and overwhelming - with a quick close to boot. Liam took extra time to walk through and give a constructive and impartial explanation of the process for us. He kept on top of the details that we needed to track and/or chase. Handled some small technical bumps that came up during close with patience and a reassuring confidence that put our minds at ease. Cannot recommend more for a first time buyer.

She is tough but compassionate when you need it; she is always available and gets back to you immediately. Her prices are fair and I wouldn't go to anyone else. I HIGHLY recommend her to anyone going through a divorce or a real estate transaction. She gets the job DONE and is always on your side in the process. Thank you, Cynthia!!!!

I entrusted the Jowdy law firm with the most important case of my life, that being straightening out custody, visitation etc with my son. John was efficient, focused, caring but determined, and most of all effective in litigating my case. My case had some unique facets and some surprises, John took it in stride without a moments judgement. I can’t thank him enough for his work. Highly recommend and thanks again.

Tony Vournazos has been my family lawyer for many years. When my father passed away, there were a number of complex family and business trusts that required attention and multiple actions to be taken. Tony worked closely with me to help my family successfully navigate these issues and settle the estate. Tony's deep understanding of estate, inheritance and business law were invaluable to both myself and my Mother during this difficult time. When my Mother passed away, Tony was my lawyer and represented my as the Executor of that estate. I was again faced with the complex and daunting task of understanding and completing the various aspects of settling her estate. Once again Tony was my legal lifeline during this time and was crucial in the successful completion of all estate matters. Both during and after these trying events Tony provided my family with exceptional service and, at times and equally important, he provided me with a compassionate ear and always took the time to explain and discuss any issues that required clarification. Tony continues to represent me both in my personal and business needs. He has always provided exceptional service coupled with a deep understanding of his area of expertise. I never hesitate to recommend Tony to any of my friends or family that are in need of representation. I do so knowing that Tony will always provide service in both a professional and moral manner. My father felt that Tony was an individual that could be trusted and relied upon when dealing with very personal aspects of our lives. My father was an excellent judge of character and this has been proven again with his choice of Tony. I know that both my Father and Mother would be very happy with Tony's handling of their estates. There is no doubt that I will continue to work with Tony for as long as I can. I highly recommend Tony Vournazos to anyone looking for an exceptional lawyer to represent and protect their interest.

I have never met more incompetent people in my life. This office continually changed pricing on us through the closing process. Then we get a call a month and a half later stating that we owe extra money for taxes. Clearly they were just too lazy to check on what the taxes would actually be, and based it off of old numbers. So we sent them the check they asked for, and then i get a letter a week later stating I have to send the money to the town of New Milford now. The people Joe has working for him are absolutely incompetent, and its a JOKE. With so many real estate attorneys around I would use ANYONE else, and I fully plan to use someone else next time!

I was referred to Joseph Saffi when I purchased a home in Connecticut. I was advised he is the go-to guy for real estate in this area. We were involved in several deals which, for one reason or another did not go through. Joe was very helpful in tracking down information necessary to pursue all deals. He even asked some informative questions about a property we had put a bid in on which later had me realize I was getting into a bad deal. When we finally closed on our house, Joe was timely and professional, and very reasonably priced for all the work he did. Highly recommended.

Terrible lawyer. Did not answer any of my questions but charged me as if he did. He purposely obfuscated the legal issues being discussed and was rude and insulting. I would not recommend this lawyer to anyone.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
