I was referred to John by a co-worker, and after my initial consultation I knew he was the attorney for the job. John is a fantastic lawyer who is extremely knowledgeable, and communicated every step of the process to keep myself prepared for what was ahead. I felt that my problems were now his problems. He was able to get my kids out of the awful living situation they were in while living in another state and into my custody when the services in that state failed to ensure my kid’s safety. He was relentless when the other party thought they could weasel their way out of the situation. He is no nonsense and to the point, and you will truly believe he is out for your best interest in both the situation and financially. I am so thankful for John, and would recommend him to anyone who is looking for an attorney to represent them.

I have entrusted John with the security and future of my Children and Family through three separate custody battles. I have also hired John for other area's of his practice and he has come through for me time and time again. When you are faced with situations that can be completely life changing and you are overwhelmed with the process, feel very helpless and it's such a great feeling to have someone who you can come to that will step right in front of you and take the fight head on. John is passionate about what he does, has an unsurpassed skill-set and knowledge of how to help you accomplish your goals. If you meet and explain to John what you are facing or needing he will tell you immediately if it is something within his area of practice and if he tells you he will go to work for you then you can relax knowing that you have just hired the big dog in the fight. One thing to consider when choosing an attorney is that if you go to someone else you may end up facing him on the other side and that wouldn't be good for you. If you approach John and you are not honest or are asking for something unreasonable or if you're trying to get him to bully someone he will simply tell you he can't work with you. John takes his work seriously, has a respect and reverence for the law and will work to get you the absolute best outcome he can. It's a great feeling to be able to walk out of his office and immediately have a buffer between you and whoever may be attacking you. In my life I try to avoid conflict and confrontation but John actually likes it. He will go straight to the source of the problem and turn the tables immediately. It may sound like an easy way out, but the fact is that I consider John somewhat of my "hired gun". Bottom line, you pay him money, he takes your problems and makes them his. I have several times had this experience with him and will return to him any time I find myself in need of his services.

I am an attorney; Frank Gibson was recommended to me by numerous colleagues when I needed help with a real estate matter. Working with him was like a master class in how to practice law-- he is emotionally intelligent, proved very knowledgeable about the area of law in question, and was respectful of my time. While he was not inexpensive, he was worth every penny I paid him. I can see why he is so highly regarded by other lawyers in the community.

I retained Mr Gibson to obtain guardianship of a family member. He went over and beyond in helping me obtain guardianship, and kept me informed every step of the way. I highly recommend him to any family who needs to obtain guardianship, especially under the highly stressful and emotional time a family may face when needing to obtain guardianship of an adult. All aspects were handled promptly and professionaly.

Frank is the closest thing I can think of to my “ideal” attorney. I am involved in a case against a family member over the estate of my grandmother. Frank has taken an emotionally-charged, seemingly-complicated dysfunctional family dynamic and broken it down into easy-to-understand, core elements. I think his assessment of the situation will help opposing council (or a judge, if it comes to that) see the "holes" in their case and lead to a resolution in my favor. He is clear-headed and always open to negotiation, but also willing to go to bat for me when needed. His legal knowledge is amazing. When opposing council makes unreasonable statements that make me want to get up and hurl obscenities, Frank quickly and calmly objects with some point of law that completely takes the wind out of their statement. And I have to admit, this is more satisfying than hurling obscenities. When I first looked for an attorney in this case, I was aware that I was very emotional and could be taken advantage of. Initially I was guarded with Frank, but soon realized that although he was dedicated to this case, he was also willing to come away with less (for him and me), if it meant a faster resolution and less emotional toll for me (if that's what I wanted). He has helped me stand up for myself and fight for what I believe in and what I believe my grandmother wanted for me.

Jinoo Hwang was referred to me by another lawyer who recommended him for his skills in creating a trust that was more useful for me because it was applicable in all 50 states and not just one. Jinoo's knowledge of recent changes in trust laws were invaluable in creating a trust which is inclusive of my estate but also allows me the flexibility to designate specific things to individuals in the event of my passing. The final piece that I was impressed with was the succession of trustees and the inclusion of a third party to act as the trustee in case of need. All trustees are fiduciary and charged with administering the trust in my best interest. This final piece afforded me much peace of mind. I recommend Jinoo's services in this manner.

E. Bradly Litchfield is by far the best man for the job. He is an ethical, honest, respectful, and knowledgeable attorney. He was a beacon of hope to my family (my wife and I) when our options appeared limited, and the likelihood of a satisfactory resolution seemed impossible. At the height of the pandemic, when it was difficult to find any attorney to take up our case, we got blessed with Brad. He stepped in and did a fabulous job. He understood our priorities and helped us find the best way to work through the process to achieve those goals patiently. I can't imagine what we would have done without him. Immediately after we entered his office and sat down with Brad, we knew we had an ally we could trust. We knew we had someone who would go to battle on our behalf and fend off false accusations and a system that appears to protect itself more than the people it purports to protect. From that first conversation, Brad took the time to know and understand the most minute details of our case. He handled our case efficiently with excellent customer service and professionalism. And just in general, he is a man of his word and a great man overall! Brad would do his best to ensure a peaceful resolution of our case. But if you have to go to trial, Brad is absolutely someone you would want in your corner. Not only could he defend us from an unjust accusation, but his calm and empathetic demeanor also offered emotional succor to myself and those I care about most. He gave us hope without overpromising. Never once did we feel that we were just a number. Brad made us feel heard and seen. My family is eternally grateful for his service, and I recommend him without reservation. The meticulousness and resourcefulness of Senior Paralegal Dawn provided us with much-needed assistance. I have worked with Brad on multiple occasions for a variety of reasons. In each situation he has worked tirelessly to support me. The thing I appreciate the most about what he does is that he is real and genuine. He never just told me things to make me feel better or to take my money. He would always give his opinion of what he thought would happen or what he would suggest. At the end of the day he let me decide, but I always felt like my decision was informed. He took my situations seriously, never judged me, and I truly felt like he had my best interest in mind. His paralegal, Dawn, is also amazing. The two of them are a great team. I have recommended Brad to several people and those people have said nothing but good things about him.

He never promised anything and always told us the downside of every option we had. If I could give 10 stars out of five, I would. I was involved in a civil case in which my 15 year old son was expected to testify. My son was very nervous about this and so was I. Brad Litchfield accepted the case and we feel so fortunate to have been in his care. I feel certain my case was not the most important matter in his caseload, but he always made me and my son feel as though it was. It was a great pleasure to meet him and to see how professionally and empathetically he handled our case. He is clearly a caring and compassionate person and was respectful to everyone involved. Importantly, I appreciate that he at all times made my son feel informed, at ease, safe, and cared for. And, of course, he won our case!

I have just recently finished up a near 2 year long probate and estate case. The case was settled satisfactorily and happy to be finished. This was a long process and have some comments and concerns with choosing Mr. Wasley as my attorney. The Good: Mr. Wasley is knowledgeable and effective. He is responsive in his communication. The Challenges: Mr. Wasley counseled without Empathy. At no time did I ever feel like he cared about my case or myself. I certainly do not need hand holding, however it was quite clear I was just a number not a name. When you have lost your parent and need to go through this process, you expect some level of concern. I felt that many questions or comments I had were bothersome to him. I would think that with how much you have to pay an attorney, that he would welcome questions. I felt inside that I need to apologize for asking a question. I should have retained another attorney, but by the time I realized how it would go, I was already heavily invested. At the time of retaining an attorney, I had quite a hard time finding one available. My suggestion is that if you are in a position where you need an attorney that is somewhat friendly, personable, and empathetic, you should be careful in hiring Mr. Wasley.

I contacted Mr. Everett with a basic question about whether or not it was possible to quickly activate a defunct HOA for the purpose of satisfying a lender requirement for a condo complex purchase. When picked up my call, he wanted to confirm that I would be paying him his hourly rate as of the time I spoke to his receptionist which was about 10 minutes prior to this conversation. I replied that this this was an initial inquiry as to whether or not our objective was possible and if so, we would hire him to do the work. His reply was that other attorneys may work for free but that he didn't. I've worked with many attorneys over the years and have never been charged for a brief initial consultation to determine whether or not an attorney was best suited for the legal issue at hand. Because this determination is an important process of hiring the right attorney for any matter at hand and this attorney charges for this process that most attorneys provide free of charge, I'd highly recommend anyone looking for an attorney to work with look elsewhere.

This guy is super lame - won’t return calls and is clowny at best. But what would you expect from someone who represents thieves and liars. #BirdsofaFeather

Wasley.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
