I enjoyed work with Cryus Hosseini. Things took longer than expected. But We had a relationship where I felt like I was talking to someone I had known for a long time. He was very professional and made sure I understood the process. I would recommend him to a friend or family member

Great communication, great attention to details, and very professional. Everything that I needed was completed. Cyrus didn't make me feel like a number he was very caring and made me feel like I was his most important client. After the case he called and checked on me and that showed excellent support and understanding of my situation. Cyrus listened to all my concerns, asked great questions, gave specifics to my case and he was completely honest about my situation. He listened to my needs and came up with very effective strategies. Cyrus made sure my kids received a good payout for child support and offered to assist me if my ex-husband refuses to pay. I would hire and keep in contact with Cyrus. Excellent lawyer he works in silence but presents loudly and effectively.

an is incredibly knowledgeable, professional and personable. He was clear and honest with his assessments and provided a high level of expertise. Ian delivered all information to me throughout my complex case in terms I could easily understand and was always available to me whenever I reached out to him... I was never left “out of the loop”. Ian was always respectful and empathetic towards me (I was quite emotional on many occasions); he and his staff were phenomenal at meeting my many needs and went the extra mile to ensure that they were met. My case was resolved in my favor just yesterday (1/7/20); Ian Hoffenberg provided me with absolutely excellent legal advice and representation... I am very appreciative and thankful for his assistance through my legal journey.

Ian is one of the very rare attorneys that ALWAYS puts the interest of his client ahead of anything else. I can write for days about Ian's character and commitment to perfection. He is the most honest attorney I have ever met.

Like a previous client of Ian's who wrote about an injustice that occurred to them. I spoke to three lawyers that said I had nothing and another couple that wouldn't call back. Then I spoke to Ian. He promised me nothing, but told me his plan. It worked and it never went to litigation. Stop looking you found the guy!

Charles helped me with a defense of an arbitration case, as well as bad check suit where i was looking for help recovering my funds. He navigated both issues for me successfully. This is a no frill, boutique firm with a very passionate attorney. I’ll take that any day over a high priced, fancy law firm where you’d likely be dealing with associates not the main guy. Charles was impressive with his skills and in depth knowledge of the process that really helped me set my mind at ease, he really came thru for me. I’ll always be grateful to him.

Charles was able to keep me in my house for 2 years! While I worked on getting a loan modification. Everything worked out so well and I am so grateful. My husband got very sick and was unable to work and I was overwhelmed. Charles and his staff were so kind to me and really listened. Thank you so much!

My wife was very sick and couldn't work and we ended up in foreclosure. Mr. Silverman was always available to talk - even on a Sunday! He did the best for us and kept us in the house until the bank was willing to give us a loan modification. Our case went on for over 2 years. We are very satisfied with the results.

She is the best R/E attorney you can find. She makes Herself available through the entire process. And then once we were at closing/escrow, I honestly don’t know how she recognizes things like this, but she found thousands of dollars in accounting errors, which, when corrected, worth thousands of dollars in our favor directly impacting what we had to pay at closing. We are intensely thankful and grateful for the fact that she represented us in the purchase of our condominium

We are now first-time homeowners in Evanston, IL, and that wouldn't have happened without some tough negotiation on the part of Katy Hart. Our situation was stressful. The seller and her attorney were attempting to act in a very unethical manner and force us out of a contract that they had already signed because they received a higher offer. Katy had to fight hard for us and we braced ourselves to go to court if we wanted the house, which could have taken lots of time and money. Thankfully, Katy ended up negotiating a deal in our favor so we avoided litigation AND got to buy the beautiful house! I have already recommended her to a friend who is buying a home and will use her again if I ever need a lawyer. She is professional, kind, smart, thorough, responsive to questions, and a tough negotiator. I am so grateful to have our new, beautiful home because of Katy. I hope this can help send some more local business her way because she absolutely deserves it. Thanks so much, Katy!

When closing on our house several years ago, Katy kept us informed of the myriad details we needed to know. It was our second property and there was such a difference between Katy and our first lawyer. Our first couldn't wait to get to the end of the process. Katy was different. She explained everything, was patient, and kept a great sense of humor when it felt stressful. I loved working with her and would recommend her to anyone we know.

Neda has assisted me with two real estate transactions. The first was unsuccessful. The seller’s attorney was incredibly unprofessional, but Neda dealt with the situation with utmost professionalism. The second was successful and I love my new home, but the seller’s attorney and the title company were both difficult. Neda handled each with tenacity and finesse. In communication with me she assured me that, while frustrating, nothing was too far out of the ordinary in the world of real estate closings. She made me laugh and helped me keep my anxiety in check. All of this for fees that are extremely reasonable! Could not recommend more strongly.

Ian helped us with a complicated housing court case. The house was ready to be demolished based on a judge's court order but he was able to stay the order and help us ultimately clear all violations and get the order removed so that the house was never demolished. Ian is very knowledgeable with the real estate court case law and would recommend him to anyone looking for an expert with these type of tricky situations.

Hired this attorney to defend us and after two years nothing was done. Not even depositions. My company and I lost every step of the way and the sad thing is we were the ones that got burned from our client in the first place. hence the litigation. He is extremely incompetent when it comes to business law and like quite a few attorneys he is only concerned about billing. As of todays date I have yet to receive my file from him after numerous requests and to top it all off he files a request to withdrawal and leaves my company with no paperwork and un prepared for upcoming hearings. We are in the process of filing a compliant with the state bar...

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
