I had the opportunity to speak to Atty. Krumrie just recently with regards to a small claims action, and he was fantastic. At our first consult, he took the time to explain the process, gather information, and make some recommendations for me. I never felt rushed; rather I felt as if I hired him he would be a great partner to me. Although I am taking a "watch and see" on the collection per Atty. Krumrie's advice, I know who I will be reaching out to when I am ready to proceed.

I needed help preparing a joint tenancy legal agreement and was recommended to contact Ryan Krumrie. Ryan was very helpful with his guidance during this process. He would follow-up quickly and answered all of my questions. The document he prepared was exactly what I expected. I would definitely use Ryan's legal services again.

Worked with Steve on numerous occasions and continue to do so. Usually put him in impossible situations from a timing perspective and he always manages to surprise me by getting the transactions completed when needed. Committed, dedicated and extremely competent in all that he does. And, in addition to all that, a genuinely "nice" man who respects his family, his community and his clients.

I was VERY pleased with the help I received from Mr Brehm. I had signed a lease to rent an apartment. After seeing the apartment I had second thoughts and didn't want to rent it (yes I signed the lease before I saw the apartment. Don't judge me. I know it was a stupid thing to do, but I was friends with the people.) The landlords were very clear that they weren't going to let me out of the lease, and were willing to go to court to enforce it. I could either move into an apartment I didn't want, or pay the rent until they found someone else to rent it. I called Mr Brehm and he had me drop my lease off at his office on my way to work. 2 hours later I received a text from him saying the lease had several illegal clauses in it. The next morning I stopped in to see him and he had written a letter to my landlords-to-be explaining that the lease was void and unenforceable and told them to return my security deposit. Honestly, I would have let them keep my deposit if they had just let me out of the lease. But with Mr Brehm's help 3 days later I received my $600 deposit back. It was the best possible outcome. Very happy with the services I received from my Brehm. He was very professional. Very prompt at taking my case and at contacting me. If I ever need another attorney, I know who I'll call first.

⭐️⭐️⭐️⭐️⭐️ I am beyond grateful for the exceptional representation my daughter received from Andy and his remarkable team during her recent case. From her very first consultation, it was evident that she was in the hands of true professionals who genuinely care about their clients. Andy approached my daughters case with a blend of compassion and expertise that made a challenging situation feel more manageable. They took the time to listen to her concerns, providing reassurance and clarity at every step of the process. Their meticulous attention to detail and strategic insight were instrumental in achieving a favorable outcome. What truly sets Andy and his team apart is the genuine commitment to their clients. They treated her not just as case numbers, but as an individual with unique story and needs. It’s rare to find someone who balances professionalism with such heartfelt dedication. We wholeheartedly recommend Andy Schwab to anyone seeking legal representation. Thank you for not only being my daughters advocate but also for showing her such great kindness and understanding throughout the journey. Based on reviews, it is more obvious Eric picks and chooses whom he treats fair, he had aided the courts in the weaponization of my mental health against myself to further than damage already inflicted, best to document your meetings with this person to ensure you do not find yourself ensnared in his malpractice. Had claimed he had been in contact with me yet my emails to his firm has proven differently until most recently, he had failed to notify my self of the individual (accusor) whom pursued hate crimes against my self had fled to a new department, has failed to address any concerns I had addressed such as suppression of evidence held by the GBPD, the editing of an interrogation video as well as the withholding of my possessions that are not involved.

Hired Tara for my first divorce of 38 years. A year later she worked a deal with the other attorney to get me $600 maintenance for 6 months. I said no way! She got angry and quit. With just 3 weeks til the trial I had to scramble to find a lawyer to represent me. I was awarded under his legal help $1200 a month for the rest of his life. She didnt give a crap how it was settled, from woman to woman she didn't look out for me. I still had to pay her full amount plus my other lawyers bill. She was a waste of time and money. I would really be in hardship if I had accepted the $600. Ladies, I cannot impress on you enough. Do not hire this woman.

I have attempted writing reviews for the services I have received from Atty. Tara Adolph and her team at Adolph Legal and the words seemed to fall short of how GREAT they are! So I never submitted any reviews until now. I HIGHLY RECOMMEND Adolph Legal. Tara is straight to the point, honest and well worth the money she charges. Especially for a consultation to see where you stand in your case. She has never tried to "oversell". I have experience with other attorneys that were not so great. I am happy to say that if Atty. Tara Adolph can represent me, she is hired! Thank you Tara, Kelsey, and Amanda!

Poor communication skills, poor representation, didn’t know my case or care to, and didn’t conclude with any results before sending a minimal amount (to standards of a credit agency but more than what his worth) to haunt my credit without my knowledge. Had to retain representation to actually advocate for my rights. I’ve been dealing with family law attorneys for some time, and this one is not worth your time or money. He won’t get results and will take you. However, it appears if your case matters to him, he may care. Beware.

Peter was WONDERFUL for our family law case. For all parents out there, he represents what is RIGHT and will get it done! Don't walk in to ANY attorney and expect to hang the other parent based on what YOU think is right! Peter knows the law, he knows the strategy, and he will tell you how it is! He believed in us and that what we were doing was right and he stood by us and did what was best for the CHILD! No lawyer can work miracles, and if you're expectations are completely unreason able, he will tell you! Thank you, attorney Borchardt for helping us and doing what is right! You made a difference in a child's life, and we are forever grateful for you! I highly recommend him if you're heart is in the right place! He will fight for you!

I called Attorney Alex about a deed issue on a house we were thinking of buying. I told him that I wasn't sure we were going to pursue the issue, wanted a consultation with him, and that I was concerned about getting a large surprise bill. Alex assured me that if hired, he would keep me updated on all charges as they accrued, yet he never explicitly told me when he started charging me and never gave me any of those updates he said he would. We had 2 phone calls and a few brief emails. He did take time to review our case after my first consulation call, but never told me that I was being charged. In the end, I told him that we would not need his services and suddenly got a $625 bill. When I complained, he told that their firm does NOT offer a free consultation and yet he chose not to charge me for the first phone call, but that was within his right to charge for everything after that. Be sure to ask each and every time you email or speak to someone in their office as to whether or not you are being charged. This attorney lacked transparency and did not keep his word about informing me of charges as we interacted. I expected him to clearly say to me when charges would be start and like he reassured me he would, give me updates on the total of any bill as we interacted.

T Wickham Schmidt was referred to us by another Green Bay attorney. We called him 2 months ago. He said he did NOT have a conflict of interest with any parties we want to sue. Said he would represent us for $2,500. I wanted to think about it. On January 19, 2024, I called his office again to say that matter have gotten worse and we could not resolve this case with the other party. I told him that I could send him a detailed e-mail and He agreed to read it. I sent it Sunday, January 22, 2024. He wrote back to me saying he wanted $500 for an opinion on my case and some information to help us resolve it in small claims court. I wrote back saying we would send him $500 after we got some detailed and useful information with some questions answered. To our shock, we got today, January 24, 2024, a 2 sentence message saying HE COULD NOT REPRESENT US. No explanation. No anything. We are very upset that this lawyer, in whom we put our trust treated us in such a shabby manner. We sent him confidential information, and put our trust in confidentiality. I can only hope that he, at least, destroys the sensitive and confidential information and sends me a postal letter that he has not shared the information we provided with anyone else.

I hired Att Marquette if you would to know how good of lawyer he is look up Parent vs Home Depot & Citi Bank and make your call on hiring his service or not. We spent over 5 years in federal court and thousands of dollars on a lawsuit that should have been open and settled with in 6 months. Home Depot and Citi Bank applied another persons credit card purchase to my credit card 6 months after the purchase and claimed it was mine to pay. Read the case! I lost because my Laywer filed under Wisconsin cousumer act. And had me settle with Citi Bank. And told me we will go after Home Depot. ( well wrong). The Judge though out my case because we can't sue Home Depot Under the WCA.because they do not collect the dedt. Or issue the C/C, Citi Bank does. And ask him why he did not try to collect the 25,000 I still owed him,and what happend in the case will Lee at the end.I would love to no his answer. He never gave as an answer. This cost me 4 lawsuits and 10,000 of thousand of dollars. What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
