Marta worked on Spring Creek Group’s lease acquisition and it was an amazing and painless process. She is beyond professional, very helpful makes the “law” easy for non lawyers to understand and doing the lease with Marta and Summit Law was an absolute pleasure. Best of all; she was able to get us EVERYTHING we asked for... she is that good!

I worked with Marta Lowe early in our respective careers - she as a securities law associate, I as the CFO of an internet company doing multiple financings including an IPO. Marta was professional, courteous, responsive and sincerely interested in her client. The relationship partner relied on Marta, as did my company, for a very substantial amount of the legal work related to securities offerings by a company with a very complex capital structure. She was always a pleasure to deal with.

I worked closely with Marta at B.F. Saul Co. when she was in-house in our legal department. From the moment she arrived Marta quickly become one of the shining stars of our legal staff. Marta is smart, capable, dedicated, thorough, professional, and knowledgeable. But that is only part of the story. Real Estate depends significantly on relationship management. And, having done all kinds of deals over the past 10 plus years, I know that outside counsel can facilitate, or sour, the relationship between the business people. Marta is definately in the "facilitating" category! She is engaging and charming, and does a fabulous job of developing and maintaining positive professional relationships with other counsel and with the parties to the transaction. She has mastered the ability to avocate for her clients interest without acting like a bull in a tea shop and without losing sight of the bigger picture. A truly great person to have on your team!

I went to trial for a breathalyzer refusal and won. This is a very tough thing to beat and Morgan got me through this case. The case was strung out over a year but Morgan remained committed and determined to see this through even though the chances of winning a refusal once it has gone to trial are slim. I am very greatful for the outcome of this case.

I contacted Janelle and was pleasantly suprised by the quick response that she could and will help me. I was going through a rough time in my life and money was an issue, but she was more than willing to help me through it, and she did. Janelle was very sincere every time I contacted her through e-mail and phone contact. I did not feel intimidated or rushed when dealing with Janelle. She was very thoughough and followed through on all assignments. There was a point in my case that she really pulled through and helped me tremendously with my parenting plan. Being a mother herself, she beleives in equality and whats right for the children. All and all Janelle was superb and i will recommend her to anyone that needs a divorce attorney.

I needed help with my Parenting Plan and Order of Protection against my daughter's father and I found Janelle through the King County Bar Association. I had had a really bad experience with a previous lawyer and was a bit discouraged with the whole situation. Janelle was very enthusiastic and reassured me that everything was going to be ok. She jumped right into my case, eventhough it was such short notice and I couldn't have asked for better results. The outcome was everything I had hoped for and more. Janelle never gave up and kept me completely imformed about what was going on at all times. She is very personable and passionate about her job. Thanks to her, my daughter and I are now safe. I couldn't have asked for a better lawyer!

I am a new landlord and had a very nasty tenant dispute issue at the end of February this year, I have consulted with Janelle and her experience and quick instructions have impressed me to continue working with her until the dispute was successfully resolved. Janelle has demonstrated her solid experience, responsive attitude and good negotiating skills in communicating and negotiating with the tenant, who end up paid rent to the date when new tenant moved in. Besides the case itself, Janelle cares about her client by reviewing and revising our rental lease agreement to make it more protective for potential conflict between landlord and tenants, and she also provided very important suggestions and many practical tactics in handling problems in rental business. I have gained confidence by working with Janelle, and as a landlord I strongly recommend her to others who are seeking professional help regarding tenant and landlord issues.

We had a rather large construction defect (two retaining walls) with our newly built home that affected the whole 48 unit development. The builder was a national publicly traded company (ticker symbol: LNNR) Fortune 500 Company who refused to cooperate (or even communicate) with the Condominium Owners Association to resolve the issue. We enlisted the help of Flanagan-Strauss and were able to settle out of court (after much negotiation) for approximately the amount needed for the remediation. I don’t think it would’ve ever happened if we hadn’t retained this firm.

To whom it may concern: In 2010 after taking control of the homeowners’ association from the developer, we had a building inspection that revealed significant defects in workmanship and and materials. From discussions with members of other homeowners’ associations, reading guidance articles in homeowners’ association publications, and talking with the inspecting engineer, we know we were going to have to seek out expert legal advice on how to best proceed to insure all defects got corrected. In looking for legal experts dealing with condominium defect claims we talked with those most highly recommend and interviewed them. In a meeting with our board of directors Leonard Flanagan presented the board with the path this process would most likely take, the options that would be presented to us during this period, and a very realistic assessment of the likely results. He was retained shortly after this meeting based on our perception of the quality approach he had laid out. During his investigative work for us he was able to determine there were six insurance companies that might be involved in liability rather than just the one that the developer had told us to contact. His investigative team also found significant structural defects that were not know to us and not uncovered in the previous inspections. For the past five years, Leonard has successfully guided us through settlement discussions with some insurance companies, mediation negotiations with others and a jury trial with a third. Throughout this activity, he has always kept the board fully informed of our options and expectations, while we were making decisions on how to best proceed. His preparations both for negotiations and trial have been exemplary and we the homeowners’ have benefited from his thoroughness and dedication to detail. We, as a board, would highly recommend Leonard Flanagan to anyone seeking expert legal counsel on condominium defect issues, or any of his other specialties.

Let's cut to the chase. John Long is inept, unprofessional, and a charlatan. Upon my first meeting, he told me in the first 15 minutes how solid my case was, how the bank didn't even own my house and had committed multiple cases of fraud. Obviously my family and I were excited and decided to hire him. BIG MISTAKE. I paid my money, and waited...and waited. Weeks went by. Phone calls and emails were ignored. With our court date approaching, we became nervous. John finally reappeared. urging us not to fret, we had more than enough time for him to file and amendments to our case that were necessary. Then he disappeared again. When we called to complain to his office, we were promptly hung up on. The lack of professionalism and communication was beyond belief. For those who even remotely think that hiring John is a good idea, just know that the OPPOSING attorney in this case responded to communications far quicker than John. The whole matter fell apart the week before our hearing. Once again he refused to answer calls and basic questions. The night before the hearing, John called to say that upon further review, the bank did indeed own the note. If we would have known this, the matter in how we approached this case would have been entirely different. John never amended our documents prior to the hearing, which infuriated the judge. He wound up getting into a fight with her, and disgusted, she threw out our entire case with prejudice, meaning our solid claims could never be raised in court again. We did have a good case. We went through the trial modification, and had a signed document from the bank clearing stating that if we made our payments "the bank will make the modification permanent." Even still, John botched this. Today, we have a sign of auction posted to our front door. The home that I saved diligently for 25 years is about to taken away from us. Other lawyers who have reviewed this case have just shaken their heads, agreeing with us that this case was botched badly. In a matter of weeks, we will be homeless. Do not make the same mistake we made. John ethical behavior is worse than the banks he pretends to hate. Don't fall for it. It's all an act.

When I first came there, I was in a bad financial position. I was late on my mortgage because my hours had been cut at work and I was in danger of losing my home. To make matters worse, I had accumulated $50,000 in credit card debt trying to make ends meet. I consulted with them and they made me feel better and gave me all of my options. I ended up filing a bankruptcy because the bank would not help me but I am happy to say that they were able to save my home and they saved me a bunch of money every month. They were very professional and I felt very comfortable throughout the process. They really worked extra hard on my case, more than any other attorney would have. In the end, the representatives I worked with at john long law has helped me save my home and has put me on a path to a better future. I am very happy that there is now a light at the end of the tunnel and you have helped me lift this weight off my shoulders.

I have firsthand experience working with Wright Noel of Carson & Noel PLLC. I want to share my experience working with this firm. I was sued by the owners of a house next to a rental property. The owners of that house are both attorneys, though they do not do litigation for their careers. I was not the first neighbor who they sued. At least one of the other neighbors they sued was able to secure a voluntary dismissal very quickly. I believe that their case was frivolous. The neighbors represented themselves for several months before eventually hiring an attorney. Rather than aggressively attempt to secure a quick dismissal of the case, Mr. Noel conservatively advised us to consider compromise and to engage the other side in ways that I believe were needlessly expensive. I do not feel like he communicated clearly how and what I would be charged. For example, I was charged for online research fees without my prior approval. Especially on issues of state law, I think it is reasonable to assume that a firm’s hourly fees will cover their expenses incurred in learning the law unless they tell you otherwise. I never saw the firm act more aggressively than when they were pursuing me for payment of their bill. The firm did “win” my case. And they may be a good fit for some clients. But before you hire them, I urge you to make sure that you have a clear understanding of what they will charge you, and that you are comfortable with their approach to your case.

I met Michael Essig last week to discuss an offer on a home and go over the title. The previous reviewer mentions that he was charged for an additional consultation, but I did not have that experience and therefore cannot comment on it. He in fact mentioned that should I have any quick questions, to feel free to shoot him an email. I found Mr. Essig to be very informed and pleasant, and learned a lot from that consultation. I contacted Mr. Essig's office regarding a land issue. I was informed by the person taking my call that the initial consultation was at no cost to me. The woman and I agreed I would send an e-mail describing my situation to prepare for the phone call consultation. I sent a few e-mails to Mr. Essig and after a few days, he called me back. We talked for about 15 minutes. He suggested some services he could provide and cost of those services but I decided not to proceed. I was surprised to find a bill for $244 for the consultation. When I contacted the firm to dispute the charge, they told me my legal plan didn't cover the consultation so I was required to pay. I subsequently contacted the attorney and was given a similar story that all time is billable. I would normally not dispute something of this matter but since I was told the consultation was no charge to me and I did not solicit further services, I would have expected the attorney's office to reverse the charge given what I was told at the initial phone call. Poor customer service.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
