I had the opportunity one day to speak to Richard in passing. Not knowing that Richard was a divorce lawyer, I asked if he knew a divorce lawyer. Richard informed me that he was in fact a divorce lawyer. After a brief conversation, I hired Richard to handle my divorce. Richard was thorough in explaining the divorce procedure as well as mine and my soon to be ex wife's roll in these procedures. Richard was timely in returning my calls or emails. As well as taking the time to address each of my questions and making sure I fully understood the response. Richard made this stressful process as easy as possible. I would recommend Richard to anyone needing this service.

Alan listened very carefully to our needs and situation. He spent a good deal of time making sure our Special Needs Trust would be set up in a way to protect our children's needs. In the end, we decided to use only a revocable trust, but it was set up in a way to be able to set up a Special Needs Trust for our son in the end. It all was quite complicated (to us) but he was patient, responsive, and thorough. We are very pleased with our final products and would recommend Alan for estate planning.

I have known Andrew for over 10 years and he has assisted me on several different matters. Andrew sent a cease and desist letter on a corporate matter and was successful in shutting down the other side. When I was attacked by a dog while delivering he was able to get me a settlement for my injury. He is both professional and personable at the same time. I believe he truly cares about his clients. I know I can count on Andrew to assist me when I call. I refer business to Andrew every chance I get .

Mr Benton is one of the best attorneys I’ve ever dealt with and as a former police officer in Charlotte and NYC I’ve dealt with a lot of attorneys. He handled several family law matters for me. He is extremely prepared for each case and is extremely professional. I would highly recommend Mr Benton for any matter he practices. I’m extremely thankful and grateful for his guidance and handing of the matters. I recommend him to anyone who asks me for an attorney.

During my search for representation in divorce and family law, I came across Jones Childers Donaldson & Webb Attorneys at Law. I saw they had phenomenal reviews, and decided to schedule a consultation. Abbie Pedroza was the attorney I met with, and I have been nothing but impressed with my experience. During our initial consultation, Abbie very thoroughly went through all of my options, and we collaboratively decided how to proceed with my divorce and child custody needs. She was incredibly knowledgable, and I was confident that she would help me with all of my needs. We went ahead and completed a separation agreement and child custody agreement, and have gotten those finalized promptly. Abbie always explained things so well that I rarely had any questions afterwards, and if I did, she was quick to answer. Words cannot explain how deeply appreciative I am of Jones Childers Donaldson & Webb, and especially of Abbie Pedroza for helping me navigate a time that once felt impossible. I trust them with all of my legal needs.

Not very professional, nor in the digital age. Postal mailed the payment instead of wire transfer SMH. Watch out for hidden fees, charged an extra $75 just to have seperate signings. Tell your realtor to NOT use these guys for closing lawyers.

This was the most unprofessional step in my buying process. If you want the definition of unprofessionalism, this is what they are. Jaime was the one involved in my process. First, if you call her for something, she is always at a meeting, then if you send an email, she will never respond, or she will respond after 2 days. In this market, time is everything when you have 30 days to close. They also made a few mistakes during the process, always playing ping pong with the lender if I asked for something. But the worst thing was the wire transfer. I called them on Thursday morning to double check the wire instructions. They confirmed and said the transfer should be in their account within a few hours. I wired the money on Thursday around 11 am, called them the same day to check if they received it, at which time they said no. I called them again Friday morning, and they again told me that they had not received anything and that Jaime would send confirmation to me once the money is in the account. I called them that same Friday around 3 pm to check again (with the next day being the weekend, then Monday being a federal holiday, everything is closed, and Thursday being my closing date) and still nothing, and they weren’t interested in trying to fix the issue or to ask the bank to locate the transfer. I called my bank to check, everything was ok, called their bank, and they said that is not my business to ask?!? I then called the T&W office again, but they didn’t want to listen to me. Finally, they agreed to call the bank to check what is wrong. In the end, they found my transfer in the pending status, and they said it was my fault because I didn’t put info and note who is sending the money. That is a lie though because I put my name in 2 different spots. Maybe I am not so important for them and they didn’t make millions in my case, but if you accept to work and received money, you at least need to do your job.

I only interacted with Ms. Webber at the closing for my home purchase. She seemed knowledable. However, Ms. Webber's staff operate as if they are herding cattle. I called the week before my closing because I wanted to make sure everything was in order. Courtney acted as if she didn't have time for me and told me that she would be sending my ALTA to my real estate agent. Apparently, they prefer not to deal with the client who signed the engagement letter and is paying them. On the day before my closing, I called Courtney to confirm my wire had been received and ask a question about my title insurance. Courtney did not respond to me. I walked into closing with my fingers crossed that the wire had been received and no answer to my question. But, my primary complaint with this firm is the lack of security. They warn about wire fraud, but send all details of closing through general email. When asked how I wanted to receive final copies of all docs, I asked for secure portal. All docs were emailed to me again by Abbi. These docs include my ssn and a complete bank acct #. Hire someone else.

The only reason they got one star is because google won't let me give 0. Victoria Boone is one of the worst family law attorneys I have dealt with. She is clueless, she doesn't listen, she did nothing for the money I spent. Worst money I have ever spent. Completely clueless attorney. I would run as far from this law firm as possible unless you want an attorney who will give in to opposing counsel and just roll over. Huge waste of money and time. If you care about your kids stay away from this law firm.

My heartfelt gratitude to Cliff and his team for closing this painful chapter in the book of my life and ensuring a future filled with bright new beginnings! I highly recommend this amazing team! Ragan is by far the best in his field. His work ethic is unmatched. We have used him for several different legal matters over the pastb2 years- home closings, trust formation, and a legal suit, and plan to use him for any matter requiring an attorney in the future. He has become a forever friend. We never felt like just a "customer" and his entire staff was remarkable.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
