I contacted Mr. Triandafilou regarding a legal matter and he was skilled enough to recognize there were some significant tax issues that had arisen and needed to be dealt with immediately (due to tax deadlines) I appreciate his 'broad band' thinking; his wide spectrum knowledge base; and his alertness that there may be more contacts that should be made to handle complex issues. Prepared wills, a community property agreement, and powers of attorney for us. Was very clear about price up front, was very responsive to emails and calls, all work was done responsibly and professionally and in reasonable timeframe, was genuinely interested in making sure all our questions about clauses in the will were answered. I had never hired a lawyer before, so I was happy to get a recommendation from my neighbor (and real estate agent) to contact Yen. I was in process of purchasing land directly from a seller, also something I had never done before. I contacted Yen and she quoted me a reasonable flat rate to review the materials and an hourly rate for items that go beyond the initial scope. I sent her a few dozen pages of paperwork that included some of those old county records that have been photocopied ten times. Yen pinpointed and very clearly explained problems, suggested solutions (including language to use). She did this pretty much overnight—despite it being a vacation day for her. She was available by phone to talk, but the advice was so clearly laid out that I was able to request all changes that, in the end, protected my interests in the sale. I was already very happy with the process when, after the land sale, a question came up. Yen looked into it, offered another round of advice, gave examples to help me understand opportunity versus risk on how to proceed. She waived the fee even though I know she took time and offered her expertise to help me. What can I say except all raves?

Cindy Hanson is a very good escrow agent. There had been alot of problems on the sale of my home on buyers side. Took extra month to close and it wouldn't have closed if not for her. She's on top of everything letting me know what the next problem was. The agents weren't very good, but she handled them like a professional.
