I have worked with other firm's and was treated like a number instead of a person. I reached out to Wright Injury Law LLC and spoke with Rebecca and she treated me like family. She helped me with every question I had and advised me the best way to head with the needs I had. I would say for anyone and everyone to refer to this firms with any issues you may have.

Mr. Brooks was the attorney my husband and I used to write our wills and he was excellent. The whole process exceed my expectations. He gave useful and sound advice; brought to our attention content I wouldn’t have thought important; and revised our will for us when we made changes at the last minute. This was a great experience and highly recommended.

My husband and I hired Mallary during our recent real estate closing. Mallary and her staff were able to get everything in order for our closing in a short amount of time. She kept in constant contact with us and kept us up to speed on how things were going. Since then, we've hired Mallary for personal injury/automobile accident. She's been informative about what we can expect during the proceedings and given us the best advice on how to handle everything that is involved. Without a doubt we'll be using Mallary again as she can handle all types of our legal needs.

July 2021 while residing in Greenville, South Carolina, I was rear ended resulting in a roll over and totaling my car. As I laid inside of my car awaiting extraction, I knew I was going to need a personal injury lawyer as this was way more than a fender bender. The morning after the accident I met my personal lawyer and while meeting with him asked if he knew of a reputable personal injury lawyer. He did: Mr. Joel Hughes in the law office of Kenneth Berger in Columbia, SC. Mr. Hughes contacted me right away and met me at my house within a couple days. He assured me Berger's office does work all over the State of SC. Immediately, I knew I was in good hands. Mr. Hughes questions were stop on and lots of information was exchanged in the next few days. I was assured I could contact Mr. Hughes at any time, for any reason; something I did often. Mr. Hughes took over, allowing me the time to heal and recover. He did all the heavy lifting, all the calls, organizing of medical records, all the negotiations. I was always kept informed. My input was asked for. My settlement was my decision. I was never pressured. My case took 15 months to settle, basically until I was released from my Doctors. In that 15 months, I never felt ignored, alone, a number, or a paycheck. Would I use this firm again? Of course. Would I recommend this firm to others? Of course! An added bonus, this firm does charity work in and around Columbia. How nice is that?

I found myself needing a lawyer and luckily found Brad with Kenneth Berger Law Offices. I knew I was in the right place when he referred me to another firm for my immediate issues. While the other firm handled my problem very very well, I did end up back with Brad to finish up an even more important part of my problem that I didn't see coming. These guys ARE VERY MUCH here to help and are thorough on every aspect of your needs, even when those needs may be better served by another office. They really mean it when they say they don't take just anybody on as a client, but once they do, you can rest assured that you are in the hands of the very very best. I hired David Wells to represent me in my divorce after fourteen years of marriage. He was recommended to me by my co-worker that had complicated custody case. I am beyond pleased with my experience. My case involved finances and custody of my children, and I was unequipped to represent myself. It was also an extremely sensitive and emotional time in my life and David handled this case from beginning to end with what I would consider perfection in every aspect. He is extremely empathetic. He gave me great advice, stayed on top of things, explained everything very clearly to me, and even dealt with me well when I got emotional. He prioritized my well-being and that of my children during such a critical time. He knew my finances were limited and he always found a way to curtail my expenses and use my resources wisely. When I had questions, I always dealt directly with him and not assistants or other people from his office. He was firm and kept the opposing council from dragging their feet. With thoughtful and detailed advice and feedback from David and his team, my divorce settlement was beyond what I'd anticipated. If you want a hard-working, knowledgeable, empathetic, and supportive lawyer then look no further. I will always have a deep appreciation for David and the rest of the Wells firm team for everything they did to help resolve my case

On April 29th my husband and I drove down from PA to go to closing of our new home in Conway, SC. The experience couldn't have been more unpleasant for my husband's first home buying experience. We didn't get any warm welcome, hello, welcome to South Carolina...NOTHING! We were told to go to the conference room to sign papers and when we were finished Jenn's assistant said, " that's it"! Again...no Congratulations! Gave us our key and said we couldn't move in until the papers went through its proper channels. I mean talk about sad! There was no Southern Hospitality there at all!!! Won't refer them that's for sure!!!

I recently sold my home and the buyers used them. They did not have my check ready the day of closing, and still do not have it the day after closing! They are in no hurry to get it to me and refuse to give me any information. As of writing this, I have no idea when I will get paid for the sale of my home. Tomorrow is a holiday and then it will be the weekend. I have bought and sold multiple homes in the past and have never dealt with this kind of unprofessionalism! There were other issues prior to closing as well, I never received my closing documents ahead of time. Meaning I never saw these documents until the actual closing! It is required by law that HUD closing statements be given to the buyer 3 days prior to closing, but Dusenbury and Clarkson never finished writing up these documents until the evening before closing, and never sent it to my lawyer until the afternoon of the closing. My lawyer even complained about how awful they were to deal with. They are slow, unprofessional and incompetent.

Lester & Lester is now Hutchens Law Firm. We had a real estate closing handled by this office, January 31, 2019. While we were able to close, it was only because our realtor and we put forth the effort required to have things in order. They performed all necessary work for title transfer but that’s about all they did. We weren’t given any of the necessary information needed until we asked. Meaning, with our realtor’s help, we were doing the thinking. As a result we had to make a last minute, out of town, eight hour trip to initiate the transfer of funds. They did, upon our request, refund part of the their closing fee to cover expenses for the trip. While they were courteous, their lack of client care bordered on the unethical. Do not use this firm for your real estate closing!

Dickey Lester is a personable man in a very nice office but I cannot recommend him. We hired him to review the mortgage documents prepared by the buyer's attorney but found that we had to do the legwork all the way through the closing process. Our agent told us that the terms were a legal matter but the senior paralegal said that that was his responsibility. Then it was our responsibility to get the title insurance policy but the issuing attorney's office said that Lester's paralegal needed to contact them. The closing went through on time but when I received the original promissory note and mortgage, there was a discrepancy between the two. The buyer's attorney prepared them but neither he, his paralegal, Mr. Lester nor his paralegal caught the error. I wrote a letter to Mr. Lester and spoke to him with my concern about having to do all the work but he told me that I was not "harmed" and he therefore would not refund the legal fees I had paid at closing. If I had been harmed, I could have sued him but I felt I was due a refund since I did not get the service I paid for. Find someone else who will read your documents.

Ms. Patel of Burr Forman was the outside counsel of our lender The legal documents that were sent to attorneys contained multiple errors, some conflicting errors in the same document. I am the buyer and sole signer of a commercial property, three incorrect versions of my name, including the wrong spellings and a totally different surname in same document. I have worked with many attorneys in different fields, never seen such errors How did they not get caught before getting sent out? There was also an issue with documents being delivered on a timely basis, even bring sent the morning of the closing. When my attorneys contacted her about the errors, they were told she was too busy to fix them. Our attorneys had to make the corrections. What should have been 20 - 30 mins turned out to be almost 3 hours. Simply unacceptable. I will never work with any party that requires working with Burr Forman and Ms. Patel.

In the 90's I felt Doug worked very hard for his clients, even if it meant going to court or even arguing on appeal at the SC Supreme Court. I hired him in 2019 for 4 cases. He managed to sidestepped me on all 4. When we got to the end of the 4th case he grew irritated. I mentioned Luke Rankin and the heartbeat bill, and reading that Doug wanted the Master in Equity position. I have no idea how, but somehow he got the feeling that I thought I had the power to get Luke to endorse him in exchange for his legal services. I don't know Luke that well even if I wanted him to endorse Doug. He said I wasn't paying. I had just given him $4,300 leaving under $2000 owed him on the case. I would have paid that prior to the end of the case which was soon. I still have the email that he twisted to say I wanted him to exchange his fees for Lukes endorsement. The email he was referring to which I still have said nothing of a kind. He withdrew from my case at the end, so no other atty would take it.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
