My mother-in-law backed herself into a corner with some friends who became tenants in her property. I knew the situation would require a professional's assistance, and I immediately contacted Bill Makris. He was extremely professional and empathetic. He handled the situation in a timely manner, did not over-promise, and gave realistic expectations for the whole process. I would highly recommend Mr. Makris if you are in need of a real estate attorney, particularly for landlord-tenant issues.

I had the privilege of working with Stewart and Riley Law Firm during my divorce, and I can honestly say they exceeded my expectations in every way. From day one, they were compassionate, attentive, and incredibly professional, helping me navigate what could have been an overwhelming and stressful process. Their legal expertise and commitment to achieving the best possible outcome were evident in every step. Both Stewart and Riley demonstrated a deep understanding of family law and handled my case with the utmost care. They kept me informed, patiently explained every detail, and were always quick to address my concerns. Their strategic approach led to a resolution that was fair and allowed me to move forward with confidence and peace of mind. I can't thank them enough for their hard work and dedication. If you're looking for a law firm that truly cares about their clients and is skilled in delivering successful outcomes, I highly recommend Stewart and Riley Law Firm. They made a difficult time much easier, and I am beyond grateful for their support. Thank you, Stewart and Riley, for everything!

I have not (thankfully) had many legal dealings in the past, so when I needed an attorney, I was recommended to contact Brendan and Joe at Stewart and Riley. They were professional and got the job done! I was at their office today, after recommending them to a friend, and helping get them retained for my friend's case! If you want a good attorney, call them. When things seemed hopeless, they were able to get justice!

Through a recommendation we contacted the Williams & Doddridge office to discuss preparing a Trust for us. We were impressed during our consultation and hired Ryan Doddridge to prepare our estate planning documents. A year later my sister passed and I was named the personal representative for her Estate. I hired Williams & Doddridge to help me with the overwhelming process. They are a terrific firm to work with and have done a wonderful job of settling her Estate & her Trust.

He has helped my family understand and file important legal documents, fight for our rights when the odds were against us and is always available to help. He is the GOOD side of the law and there aren't many of those, trust me. Best of all, he is a decent, hard working man and makes decisions that are best for his client, not his wallet, which says it all. Call him if you need a great Attorney.

Spencer and Ryan provided me with the guidance necessary to resolve an issue with Chase Bank at our initial 1-hour meeting. This information allowed me to resolve the issue without having to pay thousands of dollars that other attorneys wanted to help me. Spencer also helped my wife and I put together our last will and testaments, living wills, designation of health care surrogates, and durable power of attorneys. I recommend Spencer and this firm to anyone that needs help with their financial matters.

THE OWNER LIED LOOK AT THE PICS Used Jeremy S for a case where 2 days after the case was over he was pulled from the firm due to being sick and not being able to represent. We called to talk with the firm 8 times and no call back they have no communication will take your money and never call you back 3/13/24 edit in response to the owner saying “Jeremy was not pulled” one thing the owner doesn’t realize is we referred a client who called us 2 days after my court date to ask why Jeremy was no longer working on her case then she informed us he was pulled from the firm for being sick …. Aggressive is an understatement your attorney could not walk stairs and couldn’t breathe and barely stand in court…. EDIT attached text from the customer we referred and how we found out Jeremy was released from the firm…. I have called up multiple times all I ask is for communication on your side which I have gotten none and then you just attacked me saying that I’m unhappy with the results that’s not why I’m reaching out, so please contact me for the ninth time so I can communicate with you. My time is even more expensive than Jeremy’s time, so I’m about to start billing you for how many times that I’ve tried to reach out

I would personally like to thank my attorney, Jaleh Piran-Vesseh for her expertise and knowledge in elder care. My journey started from New York to Florida and she had walked me through all the difficulties and task that i wouldn’t of been able to do with out her. Her attentiveness to details is right on point. During this difficult time with my parents being so ill, she had insured confidence in me to preform my duties as a trustee to the estate of my parents. No question has been unanswered. Every phone call has been answered. I would also like to thank Amanda for all her hard work and kindness. I highly recommend Jaleh Piran-Vesseh to all in need. You will never be disappointed. After using Ken for my mothers estate I went back a few years later for my grandmothers final affairs. Mr Misemer relieved all of my stress and concerns and continues to be helpful to me as I live 2500 miles away and he can still take care of all of my needs for local business and real estate transactions. Great man and lovely wife.

Liz Coviello defended my daughter and me in family court intermittently for many years against a hostile counter-parent. She helped with child support, custody, stalking, injunction, and special-needs minor related issues. When dealing with the other side, who used manipulation, dishonesty, no ethics, no integrity, and did not have the best interests of a disabled minor ... Liz's ethics, integrity, and commitment to a proper practice was a breath of fresh air and a consistent sanity check. I highly recommend Liz Coviello's practice. She's formidably intelligent, she knows the laws pertaining to family court, she is reasonable, logical and trustworthy.

Steven Jonas lied to me repeatedly when handling a case of my mother's estate. A Wells Fargo employee stole a significant amount of money from her. The employee was found guilty and sent to jail. I never recovered all the money stolen because Jonas lied to Wells Fargo and to me. It was astonishing how badly he misrepresented the situation. He did not tell me that his partner, who I considered my lawyer, has left the firm. He told me the partner was too busy and he was handling it. He did not file the proper paperwork to close the estate. He did not tell the bank that my mother had died. When I went to obtain other legal representation he would not send them the files. It was a disaster. My mother died in unnecessary emotional pain and confusion due to his mishandling of the suit.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
