Ben was amazing. He walked me through the bankruptcy process with kindness and smarts. I provided the necessary paperwork and he did everything else. He also made me feel relaxed and ok about the decision to file bankruptcy...which was awesome as it is not a choice to be made lightly. Totally would recommend using him if you need to get out from under debt. And he is totally reasonable for his services. Thanks Ben for everything.

Ben was very thorough and covered all the bases at a time when I certainly was only wanting to forget my troubles. He brought me calm and clarity to a difficult situation for me. I cannot imagine how much more difficult it could have been without the personal and calming presence Ben brought to this unfortunate project. Thank you Ben!

I first met Mrs. Mason about 4 years ago when I was hurt in an automobile accident. I was out of work for almost two weeks and did not work during that time. My medical bills were very high and when the insurance company barely offered enough to cover my expense. This is when I decided to hire a personal injury attorney. Mrs. Mason and her husband were more than kind and concerned with my case. She was very diligent and explained to me what my rights were and handle the case to the end. I was more than happy with the outcome and would recommend anyone to her. Mrs. Mason, thanks for your professional help and diligence. I was very pleased with your work. I am more than happy to write this review for an excellent attorney

My mother (a challenging soul during the best of times) employed him to write her will several months ago. During this time, he exhibited kindness and patience and wrote her what I can only call a beautiful will. He is reasonably priced and very good at what he does. I used him to probate my mom's will when she passed a few months ago and he did so in a very short period of time, also for a reasonable price. I cannot recommend him more highly and plan to use him for my own family's estate planning and end of life planning in addition to any other legal needs that we have.

I have had business relations with Nancy Liu for a number for years and had many business dealings with her. I wouldn’t think of using any other firm even though I have had other attorneys approach me for my business. Put simply, place your file with Nancy and rest peacefully – she has your back. Nancy is meticulous, thorough, attentive to detail and very protective of her client’s interests. One closing I brought to her involved multiple possible claims to ownership, Nancy took the precaution to protect my interest from any claims on the property from anyone past, present or future. That’s an example of the extra work that she does, that very few other attorneys will do nowadays (there’s not a lot of money for them in closing work). She is also very responsive - when working your file you will find Nancy very easy to reach by phone or email no matter how busy she is. She goes well beyond the standard service one expects from an attorney – including working on your file until wee hours to ensure timelines are met and any and all issues are addressed, but not billing for those overtime hours. Although it’s possible she can be perceived as outspoken, curt or a bit aggressive – when dealing with those who are not her clients or are challenging her clients. But to me those are positive traits in an attorney, not negatives. She is a consummate professional who represents her clients to the utmost. The fact that Nancy doesn’t take guff or suffer fools lightly is a strength in my books.

Oren Ross & Associates LLC assisted my wife and I with estate planning. Oren was very professional and gave us a thorough overview of the process. He left no questions unanswered. Prior to speaking with Oren, we were not sure if a Living Trust was for us. We immediately felt comfortable about the Trust at the end of our consultation with Oren and started the process. Oren also gave us great rates compared to other law firms for the same type services. We were so thankful to Oren that we referred our son and his wife to use his services.

Mr. Ross has the unique ability to take what is normally a dry, uninteresting subject (estate planning) and make it easily understandable. Having been thrust into the sudden position of executor upon my husband's untimely death, I can assure you that there are definite "pitfalls" that can cost you untold time and expense unless you are able to strategically plan for them. While websites that offer boilerplate wills online my appear attractively cost-effective, for the everyday person, they will NEVER replace a professional attorney with hands-on experience in this field. I found Mr. Ross knowledgeable, competent, and willing to patiently answer any questions or concerns in a timely manner. His ratings from past clients were stellar, and his fees were extremely reasonable. The whole process from personal meeting for info collection, to estate plan execution was streamlined into just a couple of weeks. The confidence and peace of mind that come from knowing that your final wishes are at last written out in a simplified, easy to understand, legally binding document is undeniably freeing.

I retained Mrs. Ragole as my attorney and she was a life saver! Each time I needed to speak with Mrs. Ragole I was able to get in touch with her and she generously took the time to explain the details of my case. When we went to court she presented all the evidence clearly and effectively. There were no surprises for me, but she did catch the opposing side off guard in court, which worked in my favor! She is more than fair and doesn't take sh*t from the opposing side! Throughout my case Mrs. Ragole was fair and honest. I knew exactly what I was paying for, had a great outcome in court, and would definitely recommend her to anyone in the future! She is DEFINITELY WORTH IT if you are having legal troubles!

This attorney with no office address other than her car charged me $13,000 for an uncontested divorce involving no children....no real estate....no monies....no pensions.... no automobiles....no nothing.....not even dogs, pets or rabbits. My wife's attorney was $1500. If that isn't enough...she called me 30 days after the divorce and said..."guess what"? I could only guess. I found another $2000 in billable hours I forgot to charge you.

Do NOT hire this lawyer for your legal business needs. She is not thorough in looking over lease agreements and will draft up contracts that lead you to a complete mess! We are unable to file taxes correctly, claim our investments, unable to operate our business the way the contract she drafted outlined. She missed very very critical and important clauses in the lease and she didn’t even know seller company was inactive until we found out ourselves later when we started coming across problems. For months she has ignored our calls and emails. We even reached out to other lawyers who said she has a reputation for drafting crappy contracts and going mia on her clients! You’ve been warned!!!!

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
