Carmen Rosas is an incredible professional attorney. I was blessed and fortunate to have found her to prepare our family Living Trust, not only is she an experienced, effective legal expert but a caring warm person, sensitive to her clients needs. I felt as if I was talking to a friend. Carmen walked me through the process, and more than met all my expectations. I also interacted with her office staff and was impressed by their courtesy and quick response. Being bilingual and bicultural her services are valuable and important to our community. I am referring her to family and friends. May God continue blessing Carmen, her staff and family.

Carmen makes the "impossible" happen! A few years back, I needed to legally take over a family responsibility from my mom to give her peace of mind. I Googled and hunted for a lawyer who could help me with this request. Finally, I found Carmen, who was able to bring a speedy resolution to our family estate. Carmen is knowledgeable, easy to work with, asks the right questions, then she makes magic happen! Thank you Carmen for resolving our case and giving my mom the best gift of all, peace of mind! I continue to refer my family and friends to Carmen. She is the best at what she does!

I cannot express enough gratitude for Ilya Frangos at Galine, Frye, Fitting & Frangos, LLP. He was my lawyer during one of the most difficult times in my life after I suffered a dog bite to my lip. What started as a traumatic and painful experience was made bearable thanks to Ilya's unwavering support, guidance, and compassion. From our very first meeting, I knew I was in the right hands. Ilya was not just a lawyer; he became a trusted ally and someone I could truly rely on. He listened with empathy, treated me with kindness, and never once made me feel like just another client. Every time I felt overwhelmed by the legal process, llya was there to reassure me and walk me through each step, with patience and clarity. His dedication was deeply moving, he truly cared about my well-being, both emotionally and physically. Thanks to Ilya's expertise and relentless effort, we were able to reach a resolution that brought me a sense of justice and closure. I am forever grateful to him for turning such a painful situation into one where I felt empowered and heard. If you're looking for someone who will fight for you with heart and skill, I wholeheartedly recommend llya Frangos. He is an incredible attorney and an even better human being.

Although I, myself, was not represented by him, a loved one was, and Mr. Barnett was a competent, cool-headed representative for him, and a reassuring, compassionate liaison between my loved one and me. He was diligent above and beyond the call of duty, displayed a strength of character and maintained a stringent moral code that I am led to believe is rare in his profession. I strongly recommend Phil's services to anyone who values and looks for these qualities in an attorney at law dealing in the defense of those who are accused of criminal activities.

I was in urgent need of an attorney to file a summons and complaint on my behalf in order for me to receive some unclaimed funds that I was entitled to being held in the Superior Court of Contra Costa County. Paul was referred to me by a friend. I contacted Paul, he was on vacation but still handled my case that I consider over and above the call of duty. We communicated telephonically, by email and by fax and my lawsuit was submitted on time.. I left the country for a month and Paul continued to act on my behalf with the Court. When I returned Paul had it all in place for me to sign a Release and to receive the entire amount of unclaimed funds that I was entitled to. I highly recommend Paul. He is knowledgeable, dependable and cost effective.

In a day and age when qualified, ethical, experienced, fairly-priced, communicative attorneys are as rare as a Sumatran rhino, along comes Desmond Tuck. I have been working with Mr. Tuck for over 20 years on various issues, most notably matters involving real estate. Without delving into details, I can safely say that you will be unlikely to find anyone better if you tried. He knows the law, but he also knows how to make it work to your advantage. Most importantly, he will never tell you what you want to hear just so you hire him. If you want a lawyer to sugar-coat and tell you things to make you feel nice (when they are undeserved), he is not the one for you. If, on the other hand, you want to receive help that is based on reality and in the context of our disastrously dysfunctional California legal system, Mr. Tuck is the only one I would count on. Knowing how to navigate the system in a logical, rationale, and informed manner is one of his biggest (of many) strengths. As far as trust is concerned, I know that is a concern of many when it comes to lawyers in general. So, imagine a world where you were 100% sure your lawyer was expertly looking out for your best interest without doing it all just to keep the meter running. Sound too good to be true? You haven’t called Mr. Tuck yet. After all this time being his client, I trust him more than some in my own family. So, there you have it: trustworthy, ethical, experienced, extremely competent, informed, and fair in every way. He redeems all those “other” lawyers…you know who they are.

I had a tenant who was involved in a very serious problem and I knew I needed legal advice (beyond the customary landlord references) to terminate the lease. Desmond researched the issue and explained my options in what could have been a lengthy & complicated process. Luckily, it resolved itself without our participation and with his expert advice, it was brought to a conclusion.

I was in an innuendo with my Home Purchase. We went through all the steps with due diligence since we have been on a contract. The Seller refused to sign on the day of the closing and went hiding. Not knowing what to do, I have been referred to Atty. Desmond Tuck. I will get to the point instead of adorning him with tons of adjectives, which he deserves by all means. Atty. Desmond was able to analyze and derive the possibilities within 30 minutes of the initial consultation. Without any delay he acted on my case putting a lis pendens on the property and getting ready to prepare the seller perform per the contract as per the law. i.e., Specific Performance through Arbitration. His letters to the opposite side was intransigent, coherent and extremely clear about what we are pursuing. He acted on the case promptly making the seller come out of the hideout and offering to pay damage for walking away from the deal. He negotiated on my behalf and obtained about 10% sales price of the purchase contract + all the out of pocket costs which included my escrow deposit, litigation costs, cost of inspection and appraisal. He made all that happen in a matter of 20 days. Here are few things that make him an outstanding lawyer. Plain fact and no gibberish. He does a due diligence in keeping you informed. I am an Engineer and so good with numbers. He derives possible outcomes of a litigation from his wealth of experience and intuition which tells me he has actually paid attention at his law school. He has the correct education and handles your case putting himself in your shoes. He possesses exemplary work ethics and he is an honest human being who would not just go by the texts. He will work with you and make a plan that is most appropriate for you. He will consider your limitation and take or advise steps that you would be comfortable with. He could have gone on with my case and make himself more money. But instead he advised me to full stop to it knowing my objective was not to deal with court but to find a suitable home. He worked towards helping my broker get his fees although he was under no obligation to put any effort there. In addition to that, he is a very approachable human being you would actually like to talk to and get to know as well. I could not be happier with his service. A top-notch lawyer and I would call him an Ideal Lawyer. Coming from a different country and culture, being with the top academic and professional peers in my life, it is definitely not difficult for me to attest to someone’s intelligence and quality. Atty. Desmond Tuck is a A+ scorer in my list. He will by far exceed your expectation of a lawyer. A friend in need indeed. I had worked with many lawyers in the past for corporate patents, my personal immigration as an Outstanding Researcher , company acquisition. I have met many top 10 school JDs and I must say, Atty. Desmond takes his cases personally and he is passionate about what he does. Unlike me, he does not talk more and waste time, he is to the point, eloquent and an action oriented person. You will not regret having him serve you. I can attest to that. Thanks to him for making my life easier.

Alex has also helped me and my mother by explaining and interpreting a trust document in which my mom is successor trustee. I called Alex Biddle as a referral from my nephew since my family was looking for an attorney to review of my parents Living Trust. At the time, we were very anxious to get this done as soon as possible. Alex was very prompt at returning my call and immediately set up a time to give him copies of the trust. However, the next day my family instructed me to hold off on the review. He was very understanding of my request even though he had already spent several hours of his time. Despite my willingness to pay him, he waived his fees and also spend time scanning the lengthy documents back. When my family decides to have the trust reviewed, I will not hesitate to use his services again. It was a pleasure to work with Alex even though it was short lived. He showed his promptness and professionalism to my needs. I will have no problem recommend his services to any of my family and friends that need estate planning assistance.

I was mentally exhausted for one year and want to warn anyone who will be bothered by noise and cold & unresponsive landlord. This is a review for an apartment at 148 Southwood Ctr Apt 4, South San Francisco, rented from Cary Kletter of Kletter Law. However, to be fair, here are some good things about the apartment. The pros: * lots of sunlight during the day and the whole house is well-lit with ceiling lights during the night. * Washer/dryer is one of the best compared to other places. (Samsung front-load large size) * Nice wood flooring throughout. * Nice floor plan with no waste of space * Tons of kitchen cabinets for storage * Double-paned glasses cuts outs voices. (*but the building structure itself allows all kind of low-frequency sounds to pass through the walls) * Good ventilation due to having a relatively stronger kitchen vent than normal and lots of windows * Rent is relatively cheaper than the surrounding managed apartment considering its square footage and number of bedrooms Here are the downsides of it that made me moved after living for a year Unresponsive, unfriendly and very cold landlord (Cary Kletter, from Kletter Law) * Always ignored my first few message inquiries and only responded after subsequent attempts days apart. * Asked about electric car charging in garage, give an estimated cost of $400 and refused to give how he got the estimate. He falsely and unfriendly assumed I don’t want to pay for charging * Complained to the landlord regarding the garage noise issue and he just acknowledged with a single cold sentence. * Request for maintenance on dishwasher, team came once and said to order for parts and no follow up afterwards. * Quoted $900 to $1600 deductions from security deposits for what should have been considered normal wear and tear for a few patched drilled holes. * Sid the leasing agent was nice and courteous when helping us moving in but the landlord Cary, who handles any issue/inquiry during the lease, is not a nice person. * In addition, beware as this landlord did not return the security deposit within 21 days after move-out and only mail the check one day late when a demand letter is sent. Extremely poor noise insulation. I constantly have panic attacks for the past year and didn’t have good sleep on most nights. These are some of the example instances of noise I observed. * People shouting on the street at 11 PM * Garage downstairs vibrating the floor at 12 PM when neighbors get home * The unit is on the path of airplane runways, and thus airplanes rumbles all day until 2 AM * Car speeding with loud engine at 2 AM that awaken me * Trash pickup truck beeping and making loud noise at 6 AM * Cars alarm beeping every now and then * Will hear any non-electric car passing by * Washer regular draining cycle shake the whole house like it might fall apart. * Hear every movement from neighbors next door despite them walking just normally. * Hear cabinet slamming from next door despite they’re being closed normally. * Music from neighbors downstairs and one-unit-away vibrates the floors and shared walls. * Hear ravens fighting from the ceiling/rooftop Other cons: * Moldy smell that will not go away despite a dehumidifier and air purifiers running every day for the past year. * It’s super cold most of the times as the thermal insulation is bad * Strong jet fuel smell on non-windy days (about 4 weeks in total last year) * Bathroom tap water occasionally flows reddish brown water every month. It happens during the first few minutes of turning on the tap and becomes clear afterwards. * Marijuana smell that leaks through the building seams despite all windows closed * 7-eleven truck unloading engine noise for an hour every 3 days

Due to various changes in our life and laws, to update our living trust and will had been way overdue. We didn’t want to go back to the original attorney for updating. And didn’t know who the right attorney for us is, was the main reason of delay. Changing the attorney triggered a need to create RESTATEMENT of our existing living trust. We believe it is well worth the efforts. After a long research, we chose attorney Ms. Yuka Merritt at Merritt Law. She did great services and job, provided us a very thorough and organized package with very fair fee. She would accommodate the client wishes for the interface. In our case, we chose the most efficient way. All interfaces were through Zoom meeting, email and secured portal, except the final document signing at her office. She explained all the pros and cons on the relevant living trust options based on the current laws and tax regulations in details; narrowed down the best options for us to choose. Since she charges on hourly basis, to minimize unnecessary chatting and do the homework certainly would help saving. She was very efficient, and yet a very friendly, considerate and caring person. Even though we only knew two attorneys, it has been quite a different experience from our previous one. We are very thankful and happy with her work. We did sleep much better.

We cannot praise more highly our deep appreciation and praise for the excellent professional work of Yuka Ohashi Merritt. We were privileged to have her professional expertise and guidance as we needed to revise our estate plan that had not been revised since 1997. The process is complicated and requires much legal knowledge. Yuka is an excellent listener and patiently answered all of our questions and guided us through the process. It gives us great peace knowing that when the time comes when we will need this information that our affairs have been so brilliantly compiled and organized. We appreciate Yuka's humility, warmth, punctuality, organization, professional legal competence and intelligence.

It happens during the first few minutes of turning on the tap and becomes clear afterwards. * Marijuana smell that leaks through the building seams despite all windows closed * 7-eleven truck unloading engine noise for an hour every 3 days

Cary is by far the most thorough, thoughtful, knowledgable, professional, and ethical lawyer I've ever worked with. With how expensive hiring legal representation can sometimes be, I always want to feel that my lawyer cares about me as a client and that I'm getting exceptional value. From day one I've always felt both from Cary. If you find yourself in need of legal support, I couldn't recommend Cary and his team enough!

Mark seemingly seems to be a professional at his job with a pleasant voice. The problem is an assistant of his by the name of David. After contacting his office and trying to leave a message for Mark to return my call David said he was his assistant and i needed to talk with him. I tried to tell him it didn't need to be today and his reply was "Buddy" he's in court all day and you need to talk to me. I let him know i was 66 and not his buddy for which his reply was that he didn't think i would be a good fit. Mark called me some hours and after a short conversation agreed to part ways. I believe he thinks he was trying to babysit me thru my case a little to much and wasn't worth it. He wished me luck and i do as well

Richard is exceptional — a fast worker, a stickler for detail, a legal nerd like no other and supremely practical. I was stuck in a protracted divorce proceeding in which my ex (from a short lived marriage) was insisting on going to trial. Richard talked her and her lawyer off the cliff. In a heroic twist of events, he got them to agree to a reasonable settlement. Acting against his own financial incentives, he saved me tens of thousands of dollars in legal fees. Divorce is a very emotional, expensive journey. You want a strategic thinker who can reduce the pain of it all. That’s Richard. Hire him. You chose the wrong partner. Now choose the right lawyer.

Richard is an excellent attorney. He's very professional, courteous, and responsive. He's also a decent human being, which is not always the case with family law attorneys. If your case is in San Mateo county, you should consider hiring Richard.

I cannot speak highly enough of the excellent experience I've had with ADZ Law; Melissa Fox, in particular. Her approach is empathetic, candid, comprehensive, and direct. She offered balanced perspectives and guidance, and I recommend her to anyone experiencing issues related to harassment, intimidation, and domestic violence in all its forms. I'm grateful I had Melissa to help me navigate a painful and frightening experience with compassion and clarity, and I'll continue to seek her counsel.

Had a single appointment with Marvin Firestone while looking for a medication management doctor. It wasn't a good fit, but discovered once I found a good fit that Dr Firestone had entered a "compact" in the CURES database. That prevents other doctors from prescribing my medication until the compact expires. According to my new doctor, that's not something most doctors do regularly. Usually it's reserved for patients suspected of abusing medications. Maybe Dr Firestone, as a JD as well as MD, just does this automatically, but if so, it should have been removed as soon as I called to say I was going to keep looking. I am neither amused, nor impressed.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
