She asked pertinent questions and quickly grasped our needs and concerns. She presented options to us and let us choose what is best for us. Susan Gould is very efficient and compassionate. She helped us through the difficult aspect of the legal side of things. We would recommend Ibis Legacy to anyone.

Hello my name is Alma and I am very excited to write this review for the newly re-branded IBIS; the law firm of Rebecca Yingst Price. For many years I procrastinated about updating my estate plan, and this was something I found to be very daunting and stress producing. Rebecca was referred to me by a friend and one day i decided to give her office a call to schedule and appointment. Immediately, upon placing the call i found her staff to be extremely thoughtful and sensitive to my estate planning goals. After our initial consultation and some subsequent homework assignments I found Rebecca to be extremely prepared for our first official meeting. Rebecca explained to me what I should expect to occur moving forward, and did not hesitate to offer her professional opinion where she felt necessary. Rebecca was able to bring important matters to my attention i never thought to ask, which I found to be extremely valuable. Her number one goal was to to create an estate plan that was in the best interest for me and my family. My final estate planning documents were presented to me in a beautiful easy to read format, which explained every aspect of the estate plan, along with thorough instructions on how to navigate on your own moving forward. Lastly, but most important I have been assured that Rebecca (IBIS) and her staff are just a phone call away which has been already proven. I HIGHLY recommend Rebecca for estate planning needs.

Mr. Mulvaney was extremely pro-active about helping us get justice in our lanlord-tenant dispute. He was very pleasant to work with and made sure to make us feel comfortable about our case even though it was very sensitive for us to talk about. From the get-go he was very upfront and straightforward about how our case was going to work, what we needed to get together for a successful case, and how payment would be handeled. Mr. Mulvaney was very helpful in helping us ammend our answer and counterclaim. He spent numerous hours on the phone with us before meeting us in person in order to take our case. He was very kind, and humble and did not pressure us about payment or our choice in attorney. On the day of our first settlement mediation with our landlord and his attorney we were not expecting what transpired to have transpired what-so-ever. In fact we did not expect to be able to reach an agreement on our first day of mediation. Instead Mr. Mulvaney showed up early, and made sure to inform us (seeing as how this was our first time dealing with a legal battle) of how the mediation would transpire, and what to expect from our landlord and his attorney, as well as some advice on how not to act in this situation. Mr. Mulvaney did not make us feel intimidated or uneasy, but rather confident in our case. He was very kind as magistrates and other lawyers walked by saying hello to each of them and telling us a little about each one and how he knew them. He was extremely humble and courteous. As our landlord's attorney walked in Mr. Mulvaney informed us of who he was, and told us that he was representing our landlord in this mediation. After a short time of going over everything once more with us, he politely walked over to our landlord's attorney, introduced himself and spoke with him about our expectations. Before even entering the mediation chamber he was able to reach an agreement that was better than what we had hoped for with the other party. Mr. Mulvaney kept a very cool, and collected composure with the other party, and stayed firm with our settlement number. He advised us to keep our composure even though we were extremely happy with the outcome while he entered the mediation chamber with the other party to draw up our settlement agreement. Not only did our case not have to go to trial, but we got exactly what we had hoped for, and were able to reach an agreement before even going into mediation. Mr. Mulvaney gave us hope when we were feeling hopeless, and he took such a heavy load of stress off of our shoulders by taking our case and so graciously approaching our concerns. We will be using Mr. Mulvaney again in the future should we have any issues, and will reccommend him to ANYONE in a troubled situation regarding a landlord/tenant dispute. Mr. Mulvaney is a GREAT lawyer, he is easy-going, and easy to talk to, he is humble, and takes his clients' concerns seriously, and most importantly, he got justice for us when we were fearful and hopeless. He turned a very unfortunate situation for us into a wonderful resolve.

I own a 6-unit apartment building and wanted to be very clear on the leases what my rights and responsibilities are and those of the tenants should there be any problem with bedbugs. I was a bit hesitant to see an attorney but I am so glad I contacted Mr. Mulvaney. He has expert knowledge and is very easy to work with. My leases have been revised in a number of areas. Highly recommend for any real estate issues.

Disorganized and slow. They took a long time to handle anything and seemed to not actually do anything, then they requested we sign an agreement taking way more fees than I have ever seen, so we terminated all services, they must not have realized that we never agreed to any fees and in a letter stated they would take a percentage from any future payments, even though we did not have a contract or agreement.

I needed a lawyer that I could afford to take on a business that had done me very wrong. I retained Wendy Rosett who was very respectful to me at all times, walked me through the process and in the end we actually won some money.

I hired this attorney for representation for my foreclosure case. I was informed by other counsel after signing a contract that the approach that she wanted to take with my case was going to be very detrimental to me. I disengaged with her the day after I signed the contract by sending her a nice respectful voicemail, email, and letter from new representation informing her of my decision because I knew that she would be in court all day. I asked her to send my documents ( some originals) to my new representation along with most of the $900 retainer fee that I paid her before she did any type of work on my case. She has refused to return my documents and or any of my money. I don't feel like she deserves to keep that much of my money for doing nothing (overnight) let alone keep my documents that mean absolutely nothing to her now. I have filed a complaint with the Bar Association and am awaiting their review and have also filed a complaint with the Better Business Bureau. I was informed that 4 other people had disengaged with her also because she failed to follow through with timely filings on their cases. I am failing financially as a result of our nations economic crisis, and this lawyer is adding more salt to the wound by taking money that I need to defend my foreclosure.

I first consulted with Mr Shaut then I hired him in Marriage dissolution case . He first acted as a great guy , talking nice with smooth promises. Once Hired , The whole game changed . He ignored my calls in the most important times . While making the marriage dissolution agreement , he just left his Assistant to do the work , and they lost my file information sending me wrong documents and asking for signatures!!!. And whatis even more suspicious comes next!!. when my wife asked me to talk to my lawyer to feel comfortable , I have explain to Mr Shaut that she is up to something suspicious and asked him to be carefull and update me with anything suspisious from her end . Then he ending up talking my Opponent (Wife and her attorney) not only one time as I asked but many times , and he gave them information and agreen light that make it easy and simple for my wife to withdraw almost all the money in our joint bank account instead of making sure that doesnot happen . Even more , he dealt with my wife and her attorney and change the supposed deal in the dissolution agreement for her interest ??!!.Instead of sending me the documents to review first , he sent to my wife ( Even though I am the client and asked not to send her anything before My review first) Even though in my consultation I explained to him a lot that my wife will try to trick him and will try to abuse the agreement . He never advice me of what I should do property, how to protect my money and my rights .He never alert me of her and her attorney's calls to him . My wife with her attorney's and Mr Michael Shaut' s help was able to just take all the money she want before been commited to our agreement ( WHich he never put as I Exlained ) . SHe was able to call him and talk and discuss and get what she wants, and when I called to fix their mistkes ( or probably the deliberately plotting) And I am the client not her!!. He rejected my calls , messages nd even the Notes left to his assistance to quickly retireve the mistakes!! .And when I was trying to talk to him after I lost all my money even before divorce been filed , he finally answer my calls and yelled at me , and said "YOU CAN HIRE ANOTEHR ATTRONEY IF YOU WANT, IT IS NOT MY MISTAKE YOUR WIFE TOOK THE MONEY " . Not sure who was he representing ? Me or my opponent wife ??? He simply used my membership plan to get paid , but he worked effectively for my wife and her attorney . I don't recommend this lawyer at all costs .

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
