Greg was one of just a few people who actually helped me out while I struggle in a messy legal battle with my ex and he not only spent time with me over the phone twice he also met with me to review my case and didn't expect or charge me a dime. He was up front and honest about everything and very professional. He could have easily convinced me to give him 1000 dollars as some attorneys would have done knowing how the situation would end. His advice essentially told me what to do. He is definitely a stand up guy. His compassion hit home for me. I would absolutely recommend him and I would use him in the future. thanks Greg Marc

Attorney Einhorn and his legal staff have been nothing less than stupendous in every effort. Our family used Einhorn Law Office for a real estate closing several years ago. The process was entirely seemless and we felt extremely comfortable and informed through the process. On two other recent and separate occasions I had referred Attorney Einhorn to a family member for legal council regrading traffic violation and in another situation a friend for a slip and fall case. Attorney Geoff represented clients in court multiple times and the outcomes were the desired result each time. I cannot express enough how much we appreciate Attorney Einhorn and his knowledgeable legal staff. My wife and I would not hesitate for a moment to recommend Einhorn Law firm to any family member or friend. Before you go anywhere else, go here first.

When I was unexpectedly presented with a cease and desist from a previous employer, I didn't know how to handle it. I went to Geoff, and he was great. He responded as needed, and assisted with legal counsel moving forward. He really alleviated my fears as a small business owner, dealing with a fortune 500 company. You can definitely trust him to handle your legal needs.

Ann Farrell Leslie, of Farrell Leslie and Grochowski is one of the finest general counsel attorneys available in CT. As a business owner involved in real estate finance, I generally try to use Farrell Leslie and Grochowski for all real estate related matters regardless of the level of complexity. I also frequently request their assistance regarding standard matters associated with my business expansion, compliance, operation, legal concerns, and state laws. Over the years I have referred numerous clients to them as well, with wide ranging concerns including but not limited to estate planning, family law, and bankruptcy law. They have never failed to satisfy, and more importantly, Ann Leslie and the staff at firm are always quick to return calls, and lend a helping hand when they know they have the expertise in house. On the rare occasion when Ann and her colleagues do not have the tools or knowledge to help a specific case they frequently know someone who can, and are quick to set up a referral meeting to a reliable and reputable firm. Ann and the folks at Farrell Leslie and Grochowski have been our family attorney/law firm and business law firm for 25 years now, and we will never consider using anyone else as long as they continue to service the needs of Connecticut business owners and people in the state.

Honest, trustworthy, highly communicative, and incredibly efficient and effective. What more could one ask for from a law office?! The entire team is really what makes it all work as well. While I am glad I won't be needing Greg's services again anytime soon, it is a comfort to know that when I do, I know exactly where to turn.

Denise Evarts and the whole team at Gregory Allen Law offices were phenomenal through a very difficult situation. They were extremely supportive, communicative, and informative throughout the entire process. They truly care about their clients and understand the impact a custody hearing can have on the families involved. The entire team was professional, attentive to our needs and worked with us every step of the way. We are extremely grateful for attorney Evarts' dedication and integrity. I highly recommend this firm!

If you're seeking open communication during a high-conflict divorce, I wouldn't recommend this firm. Denise's performance was subpar, communication was virtually nonexistent. If you don't mind being charged for minimal action and lackluster responses, Denise might suit your needs. When attention to the matter was brought to the owner Greg, he too did nothing and couldn’t bother to respond.

I had a probate court hearing and had already hired an attorney, but I started receiving court documents that the attorney did not make me aware of. I statred doubting the retained attorney and began looking for another attorney. I contacted Attorney Alinson who stated that it was too late for him to get involved due to the court date. However, he did give me sound advice at that time. When things started to not look good in my favor, I contacted Attorney Alinson a second time. Once again, he provided the name of another attorney who could assist me if I needed to appeal. At the conclusion of my court matter, I contacted Attorney Alinson who again took the time to speak with me and give me advice. He is the most compassionate and caring attorney I have spoken with. I wish I had contacted him first. Maybe my outcome would have been different, and if not, at least I would have been treated with respect and honesty. Thank you for your kindness.

When I was new to Wallingford and in need of a family law attorney I was told that Kate Rizzo was not only the best on town, but the best in the Greater New Haven area. Having been told that I consulted Attorney Rizzo on two separate occasions for different family law related matters. I found her not only to be extremely knowledgeable and professional, but also straight forward, practical and compassionate. In short, Kate possesses all the qualities needed in an attorney who has chosen to work in family law, an area of practice where emotions can run high and litigants can so easily lose sight of what's most important. I highly recommend Kate Rizzo.

I recently used her in a child custody case. She was unprofessional, unprepared and billed me for documents she created that she knew the court would not review. $1000 for a single plan she knew she had no power to create or enforce. Please do not use her.

Attorney Rizzo was appointed Guardian Ad Litem for my son a year and a half ago. Initially I was concerned about having someone whom I knew nothing about assigned to represent my son. However, my concerns were soon alleviated as I came to recognize Attorney Rizzo's ability to gracefully handle my son's difficult situation. Trust is imperative in a relationship such as theirs and her straightforwardness and honesty has made him feel well cared for and respected. She is an effective advocate, maintaining an unbiased view, one in which the child's well being is of only concern. I only hope other families experiencing turbulent times might be as fortunate as my son, represented by such an adept and compassionate attorney.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
