We have been clients for over 25 years. We have used Attorney Monac for home purchases, refinances, wills, and business document reviews. Our services have gone smoothly and stress free. Attorney Monac has excellent negotiation skills, attention to detail, and superior legal knowledge. Most importantly he can deescalate a "charged" situation through professionalism, preventive communication, and sometimes a little humor. I would highly recommend Attorney Monac.

Attorney Cliff Monac helped us on our closing for our single family purchase. We felt very comfortable with him because he took the time to explain everything we needed and answered questions before we even thought to ask them! We were well taken care of because he is professional, thorough, and gave us great advice on all aspects of our real estate transaction. Everything went smoothly and there were no surprises or complications during the process. We recommend Cliff highly and will absolutely use him again for our next closing.

Bryan took care of 2 open issues that had been on my list for a long time. One was getting a laptop, 2 screens, a docking station and other misc computer stuff from an employee who quit and walked away. The second was a new non-compete/non solicitation agreement for all of my employees to stay compliant with MA. A+ and thank you.

I was involved in a Dealership mishap and was referred to Bryan for legal advice. Bryan was very knowledgeable and caring and set my mind at ease, as this was an overwhelming situation for me. I cannot thank him enough. He provided me valuable information and did not charge me a dime. If in the future I ever need to hire an attorney he will be the one I contact. Thank you again Bryan, I really appreciate all your help!

I found myself in a tough situation when my landlord threatened to withhold my security deposit and demanded that I compensate him for two years of water and sewage bills amounting to just under 3k. I consulted Bryan and he reviewed my lease and sent a letter to the landlord. Bryan negotiated the return of my security deposit and I did not have to pay any money toward water and sewage. Bryan was well informed as to the applicable laws, knew my rights, and kept me well informed. I would certainly hire Bryan again, and recommend him to anybody seeking legal representation

I have used Dina for two separate RE transactions both very complicated in nature. The first was a commercial land lease with unique environmental, zoning, and planning restrictions and it also involved a business transaction/ contract between two close friends. Dina was able represent me and make a deal that was good for all parties involved. She listens, asks the right questions, understands the underlying issues, and advised me regarding risks for which only an experienced professional like her would foresee. She kept our legal fees to a minimum by working through the details of the agreement efficiently and procedurally; and we were left with a deal that was well written and well executed for all parties involved. Shortly thereafter I used Dinas services to close on the sale of my home and the concurrent purchase of a new home. This processes was much more involved than I would have anticipated. Dina was able to put me in touch with a fantastic network of RE professionals which offered further ROI, in short my deal would not have worked without Dina and the team we assembled. In a digital age where many attorneys are rubber stamping and boiler plating deals, Dina offers a breath of fresh air as she understands that every deal is different as are the needs of each client. She constantly over delivers and exceeds all expectation. If you are working a real-estate transaction having a high performance professional like Dina on your team is a must.

Dina Browne has represented us for 3 separate real estate transactions...flawlessly. Every purchase or sale seems to bring some nonsense, often emotional in nature. Dina has a unique ability to slice through the silliness and get the deal done. She does this with unusually good humor and is able to keep the testosterone levels...on both sides of the transaction...down. She works and responds quickly and efficiently, making you feel as though you're her most important client. Dina has repeatedly protected our interests, managing all the endless minutiae in a manner that seems effortless, even though it's not. Her fees are really quite modest for the level of service and performance she provides. We would not, under any circumstances, buy or sell real estate without Atty. Browne representing us..period.

Atty Browne was a joy with whom to work. She was knowledgeable and erudite. At no time did I feel like I was floundering in a myriad of paper work. Each step of the way was explained and made understandable for those of us whom are not lawyers. From the Purchase and Sale to the Recording of the buyers deed was handled professionally and expeditiously. She was a pleasure for these retired teachers to have on our team.

Divorce is never easy. I hired Attorney Straccia after my first attorney was not able to perform as promised. I was skeptical at first because of my past experience. As a result, Attorney Straccia listened to my situation and showed great compassion. I found him to be extremely honest and forthcoming. I explained to him my financial situation as I had paid my previous lawyer a small fortune and had negative results. He assured me that he wouldn't in any way overcharge me and that he would be upfront and honest with the process and all of the incurring expenses. I found him to be true to his word. I received everything that I expected and I am very satisfied with the results. Of course I wish I went to his office in the first place. I would highly recommend Attorney Straccia for his honesty and integrity. I was very impressed by his professionalism and I feel lucky to have had him take my case. I will be contacting his office in the future if necessary as I know I will be treated fairly with the utmost respect. I can’t thank him enough for all of his help. I would highly recommend him to my friends and family that if they are ever in an unfortunate situation as I was, to call his office first. I now can move on with my life in a very positive way knowing that I had the best representation in the end and that’s all that really matters now.

Pat Straccia is the king of due diligence, I had a really big meeting set up for 10 AM and even though it was a nuisance he changed it to 11 for me which doesn’t sound like much but to me it meant everything. One thing I can say about Pat is he will make sure you’re protected.

Pat and his team worked with me to close a real estate transaction. He worked with me through a challenging process and provided amazing support through everything. Even after everything closed and there were some last items to tie up he continued to work with me through it all. Very grateful for Pat's assistance and hard work on my behalf.

After months of not knowing quite what to do, I was referred to Jim by a friend who is also an attorney. I met with Jim and immediately felt like everything was going to be OK. I was impressed by his knowledge, professional demeanor, and very strong support staff. My case was intimidating to most lawyers and I think some ran in the other direction, because it was clear this case was going to require a trial. Jim was not afraid to get down and dirty. This guy actually loves the courtroom. Too many lawyers want the settlement, and that is not always the best move for the client. I am very pleased with the way my case was handled, and finally, I am not getting abused at work. It took some work, but Jim never wavered. Great experience all around. Jim's administrative staff, and his performance in the courtroom reminded me that Lawyers are part of the solution, not the problem.

From start to finish Jim and his team made the purchase of my first home seamless and simple. It was a stressful process dealing with realtors, banks, and sellers, but when it came to the closing Jim was well prepared. With over 28 years of experience, Jim is a great advocate to have in your corner when dealing with such a large purchase. I would highly recommend Jim and his team to any first-time home buyer who is unfamiliar with the process.

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
