Knowledgeable, empathetic, funny, polite and reasonably priced. These are all descriptions of Attorney John R. Fonda of the Fonda Law Firm. I'm a Landlady with investment rental properties in the Triad. I met Attorney Fonda at the W/S Forsyth Co. Government Centers waiting area, along with other Landlords and Property Managers. As we waited for our hearings to be heard. When he walked in, I found him to be pleasantly approachable. He had us laughing and talking to each other. That really helped us ease the tension of the situation. We informed him that we were Landlords with eviction cases. He offered us his Landlord informational pamphlet of the legal do's and don'ts called "Landlord's Guide To Summary Ejectment Proceedings In North Carolina. That he wrote, and at no charge! My PROFESSIONAL TENANT had a Legal Aid Attorney that first delayed the case by continuance, then had the case dismissed. All of which the tenant and Section eight withheld rent for two months. I called the number on the pamphlet and hired Attorney Fonda to redo my case. He did an excellent job informing and advising me through email and phone calls. He understands and get what Landlords are up against in the Court System. As we have rights to. After sending the tenant a NOTICE OF DEFAULT letter and followed up by an ACTION FOR SUMMARY EJECTMENT NOTICE. This Professional Tenant couldn't flea the property fast enough. I would definitely retain his services again and refer him to other Landlords with the same problem I had. He is truly GOOD PEOPLE. Thanks, Attorney Fonda. Rhonda Underwood. At the time of her employment with Wells Fargo, Shaida Horner was assigned to work with me as co-executors of a family member's estate. There were many issues with this estate - real estate, excessive personal property, securities, annuities, life insurance, medical insurance issues, etc. Mrs. Horner was extremely helpful and knowledgable in all aspects of settling this estate. She went above and beyond to make sure I was well- informed of all developments and kept the process moving in a timely fashion. She was incredibly easy to work with and made this difficult situation much less stressful. I would highly recommend her.

I recently have the good fortune of being referred to Mr. Powell. My case was a civil matter that was of the most importance to me and the community I live in. Mr. Powell took my case, and we won. His knowledge of law, and preparation of the facts was far superior to my opponents attorney. More importantly I observed a man who not only is a very capable attorney, but one who is also very passionate. Mr. Powell is a man who fights for whats right, and does not consider you just another "deposit" in his checkbook.

Mr. Powell handled a civil case for me and a group of residents and it is now in appeals court and has done a magnificent job. He is very honest, very trustworthy, and the most knowledgable of the laws of any attorney I have ever known. He is also a very compassionate human being. I would never consider hiring anyone else for any legal need.

Ralph Bunch has done two loan closings for us. Both loans were closed in a professional manner. Ralph does the proper research behind the scenes to ensure that there are no hidden outstanding liens on a property. He has all the paperwork ready and is able to explain the complexities of the loan as well as the responsibilties we were assuming. His fees are extremely reasonable. I would highly recommend Ralph Bunch as a Real Estate closing attorney.

I first met Barbara Raffaldini when we were colleagues at a large Chicago law firm. We have been friends ever since. When I, my clients, associates and family members have needed counsel to handle a real estate matter, I have referred them to Barb because Barb gets the deal done. She is the master of the checklist so no detail gets lost or forgotten. She has worked on matters when the seller's attorney has been ill-prepared or sloppy and has taken the initiative to clean up what threatened closing on time. She handles large, multiparty transactions with skill, efficiency and tact. While I was in house counsel at a hospitality industry business, Barb handled sales, purchases, and some aspects of financing of several different properties. She made me look good because there were no hiccups. Since that time, she has handled matters large and small for people I referred to her. The real measure of her skill is how clients feel about the work she does--one word--confident. Confident that things were done to achieve business objectives, correctly, and without unnecessary expense or stress. Because it is my credibility that is on the line when I make a referral, I refer work to Barbara Raffaldini.

We chose Comerford Chilson & Moser law firm because they were recommended by a highly reputable attorney in our area. We not only found them to be the most knowledgeable, diligent, and professional law firm, we found them to be caring, concerned, and sympathetic to what our family had experienced. They led us through the entire legal process with ease and we had a better outcome than we could have imagined. John Chilson and Jared Koenig became like family during our time with them. Comerford, Chilson, and Moser's reputation for excellence is well-known among opposing legal teams."

This is the only experience with a lawyer I have ever had and I cant imagine having a more knowledgeable and caring attorney then JK Moser When our legal journey started I was not sure if we had a case. I just wanted someone to talk to and its seemed like a lot of the other law offices I called did not want to talk, just for me to submit an email to them to review. That changed when I contacted Comerford Chilson and Moser. My attorney ended up being JK Moser and that was truly a blessing. Despite it not being an ideal circumstance for my family, JK over the course of our case worked tirelessly for me, my wife, and children. JK kept us constantly updated with what was going on with our case. He always made me feel like he was not only fighting for the best resolution for my children and I, but also to preserve the legacy of my wife. If you are looking for an attorney to represent you or a loved one then I can’t think of better hands for you to be in.

I contacted this number for help with a DMV hearing. I was told it was going to be 200$ to get started with pulling records and going over them. All pretty standard except how little I actually got for the 200$. Spent maybe an hour on the phone for 3 minutes of information. Then I was quoted 2k for the hearing help. I would look down the street.

Writing this review because of the unacceptable and costly administrative errors made during the handling of my case. Egregious errors include the attorney failing to prepare any argument points for negotiation, blaming his performance on his failing memory, double billing for hours already paid for, and ultimately *losing my settlement check* within his own office. He billed me for time he spent looking for the check he had misplaced, and withdrew funds from my settlement check without permission or providing a bill for services. I know these administrative errors are atypical for law firms. Unfortunately, I made a poor choice in choosing this firm to represent me.

Alexander Stubbs is an exceptional lawyer! Words cannot express my gratitude for Mr Stubbs and the amount of time and effort he put into my many cases. He worked on my many cases for almost a year. Always reaching out, reassuring and taking time to speak with my family and answer all of our questions. He was extremely professional and reassuring. He wasn’t just my attorney in a time when our family had questions and concerns about things beyond our understanding, he was a kind and caring human being. That meant so much to my family as well as to me. It was a long journey and I do not know where I would be without him. The results of my many cases were far better than I thought possible. I would like to thank Mr Stubbs and the Winston Law Group for working so hard to give me another chance at life. I will be forever grateful.

So, I don't usually post reviews, but I felt in this instance that it was warranted. I paid a $450 consultation fee for John A Cocklereece, JR to sit down with me and discuss some tax issues I was having from a screw up from my previous accountant which has royally messed me and my family up more ways than you can count. Not only was the consultation fee a waste of good money we didn't have but we got nothing out of it other than 45 minutes of his time which literally led nowhere. He promised me on several occasions that he'd look into it for me, and I had even agreed to a retainer. He stopped responding to my emails and literally did nothing for me. If this is how this law firm works, I suggest you run the other way. If someone from the law firm would like to talk with me, I'd gladly have a conversation but it's no wonder lawyers have such a bad reputation. This was awful. Thanks for nothing!

What a Real Estate Lawyer Can Do for You

A real estate lawyer provides legal assistance in transactions and disputes involving property, including residential and commercial real estate. Whether you're buying, selling, leasing, or developing property, a real estate attorney can help ensure that your transactions are legally sound and your rights are protected. They review contracts, perform due diligence, resolve disputes, and provide legal representation in negotiations and litigation involving property matters.

Real estate lawyers are crucial in safeguarding your investment by ensuring compliance with local, state, and federal real estate laws, as well as protecting you from potential legal pitfalls related to property ownership and transactions.

When Should I Hire a Real Estate Lawyer?

Hiring a real estate lawyer is beneficial in various scenarios, including:

  • Buying or selling property: When navigating complex real estate contracts, it’s advisable to have a lawyer review and ensure that the terms are favorable and legal.
  • Commercial property transactions: For leasing, purchasing, or selling commercial properties, a lawyer can help manage the intricate legal aspects of such transactions.
  • Zoning or land use issues: If you're planning to develop property or change its use, a real estate lawyer can guide you through zoning laws and land use regulations.
  • Resolving property disputes: For boundary disputes, title issues, or disagreements over property rights, a lawyer can help mediate or litigate the matter.
  • Foreclosures or evictions: If you're dealing with foreclosure or managing a tenant eviction, legal representation ensures that the process adheres to local laws and protects your interests.
  • Title and deed issues: Lawyers can help clear title disputes, ensure the legitimacy of property deeds, and handle transfers of ownership.

What Does a Real Estate Lawyer Do?

A real estate lawyer provides a range of services to help with property transactions and disputes, including:

  • Contract drafting and review: Ensuring that purchase agreements, leases, and other contracts are legally binding, fair, and protect your interests.
  • Title search and clearance: Conducting a thorough title search to ensure that the property has no legal claims or liens that could affect ownership.
  • Facilitate closing: Managing the closing process in real estate transactions, including reviewing final documents and ensuring that everything is in order before the transfer of ownership.
  • Resolve disputes: Handling legal disputes related to property ownership, boundaries, zoning, or tenants.
  • Assist in financing: Reviewing loan agreements and mortgage documents to ensure the terms are fair and legally sound.
  • Zoning and land use advice: Guiding clients through the complexities of zoning laws and building regulations for property development or renovation projects.

How Are Real Estate Lawyers Paid?

Real estate lawyers typically charge for their services in the following ways:

  • Flat fee: Many real estate transactions, such as reviewing a sales contract or assisting with a closing, are charged on a flat-fee basis.
  • Hourly rates: If a lawyer is handling complex disputes or litigation, they may charge by the hour. Hourly rates can vary significantly based on the lawyer’s experience and location.
  • Contingency fees: In rare cases, such as property disputes or claims for damages, a lawyer may work on a contingency fee basis, meaning they only get paid if you win or settle the case.
  • Retainer: For ongoing legal support, some clients may pay a retainer, which is an upfront fee used as a deposit for future legal services.

It's important to clarify the fee structure with your attorney before hiring them to avoid any surprises.

How Much Does a Real Estate Lawyer Cost?

The cost of a real estate lawyer varies based on the complexity of the matter, the location of the property, and the lawyer’s experience. Key factors that affect pricing include:

  • Type of transaction or issue: Simple tasks, like contract reviews, typically cost less than handling a complex property dispute or litigation.
  • Experience and location: More experienced lawyers or those in high-demand areas, like urban centers, often charge higher rates.
  • Billing structure: Lawyers may charge a flat fee for basic services like document review or hourly for more time-intensive work such as disputes or litigation.

Flat fees for straightforward services like closing assistance may range from $500 to $1,500.

Hourly rates can range from $150 to $400 or more, depending on the attorney’s experience and location.

Always discuss fees upfront to understand the overall cost of the legal service you're receiving.

Top Questions to Ask a Real Estate Lawyer

Before hiring a real estate lawyer, ask the following questions to ensure they are the right fit for your legal needs:

  1. What experience do you have with real estate law?
Ensure the lawyer has experience in the type of real estate transaction or dispute you’re facing, whether residential, commercial, or development-related.
  2. What is your fee structure?
Ask how the lawyer charges for services - whether it's a flat fee, hourly rate, or retainer - so there are no surprises later on.
  3. How long will the process take?
Especially important for real estate transactions or disputes with deadlines, ask for a general estimate of how long the process will last.
  4. Have you handled cases similar to mine?
Experience with similar transactions or disputes can give you confidence that the lawyer knows how to handle your case.
  5. Will you handle my case personally, or will it be passed to another attorney?
Confirm who will be handling the bulk of your case work, especially in larger firms where junior lawyers may take on some responsibilities.
  6. Can you provide references?
Speaking with past clients can give you insight into the lawyer's experience and how they handle cases.

How to Check the Credibility of a Real Estate Lawyer

To ensure you’re hiring a reputable real estate lawyer, take these steps:

  • Check with the state bar association: Verify that the lawyer is licensed and in good standing with no disciplinary actions on their record.
  • Read online reviews and testimonials: Look for reviews on legal directories and platforms like Avvo or Martindale-Hubbell to see what past clients have said.
  • Ask for references: A credible lawyer should have past clients willing to share their experiences.
  • Review their track record and expertise: Look at the lawyer’s website or LinkedIn profile for information about their experience in real estate law and any relevant cases they’ve handled.
  • Membership in professional organizations: Lawyers who are members of respected legal or real estate organizations, like the American Bar Association’s Real Property Division, often signal credibility and expertise.

What Should I Prepare for My First Consultation?

To make your first meeting with a real estate lawyer productive, you should prepare the following materials:

  • Relevant property documents: Bring purchase agreements, lease contracts, mortgage documents, zoning permits, or any other paperwork related to your case.
  • A summary of the issue or transaction: Be ready to explain the situation, whether it's a property dispute, contract negotiation, or development issue.
  • Questions about the legal process: Prepare a list of questions about how the lawyer will handle your case and what steps are involved.
  • Financial documents or loan agreements: If the case involves financing or a mortgage, bring any related documents for the lawyer to review.
  • Your goals and timeline: Be clear about what outcome you're hoping for, and if there are any deadlines that need to be considered, such as closing dates or legal filings.

By coming prepared, you can ensure that your consultation is efficient and informative, allowing you to assess whether the lawyer is the right fit for your real estate needs.
