I went there to represent Kayana Gaines in a closing, and was very pleased at the conference room and professionalism of the staff!

Joshua Walters did the closing when we sold our home and Miriam Thornton when we purchased our new home - WOW! They are patient, patient, patient. We were "those people" that wanted to read every word on every page and ask all kinds of clarifying questions. Despite how busy they were due to the hectic pandemic housing market, they never dropped their smiles! And, Miriam's sense of humor matched ours so we enjoyed the hour plus spent with her! Unbeknownst to us there was a hiccup with the closing documents from our bank so we met Tiffany Coulter as well who whizzed around the room replacing all the documents in our packets, briefing the attorneys and getting us coffee refills like nothing was amiss. It was a lovely, professional experience. After closing at title companies with previous real estate purchases I cannot imagine ever going back after receiving the red carpet treatment from Manausa, Shaw & Minacci!

Don’t know about the lawyers but the woman that answer the phone super rude. Couldn’t answer any questions I had. Just seemed in a hurry to hang up the phone all she told me was all I can do is take your information and someone will call you back.

About five months after closing, I am getting correspondence from HUD saying a debt is owed on the same property. Manausa did not do their due diligence. I contacted Manausa and was relayed to Kyle Shaw to discuss the HUD situation. Kyle Shaw of Manausa communicated to me he would work to resolve the matter; two months later communication from him became almost nonexistent. The HUD is placing a lien on the home that is now owned by someone other than me. Manausa has not resolve this situation as of this day. The closing included title search and title insurance. This situation should have been resolved by use of title insurance or Manausa paying for their mistake. A lot of money was paid during this closing to make sure there was proper change of ownership. Now they are trying to push a regular working family to come up with thousands of dollars to resolve an overlooked problem on their part. I received an email from Kyle Shaw saying they assumed some things concerning my mortgage pay off. That is not very professional if you are getting paid to do correct legal and accountable work. I waited a while before posting this because I thought Manausa was a trustworthy company to do things properly. Now I see I was wrong. I suggest you get another title company to do your closing...You live and you learn. Beware!!! when closing with this company if you buy a home you may not totally own the home.

No better property attorney in town. Danny, Kyle and the whole staff are beyond professional. Buying or selling property in Tallahassee, here is your best bet.
