Joe Scanlon will never get back to you when you need him. Joe will seem as if he's a great attorney, nice and responsive so that you'll want to use him. But once he gets paid, his service declines about 90%. Think of him as a sleazy car salesman. He will not respond to calls, voicemails or emails. I've left him countless emails and voicemails and get the run around from his secretary every time. It could take weeks to get a response. We hired Joe to negotiate our contract and while negotiating, if Joe sees that it will be a slightly more difficult contract, or the buyer/sellers attorney pushes back on something, good luck getting him to put any more effort into the deal. Joe is one of the least responsive attorneys I've worked with. Not to mention, we felt very disrespected and continuously talked down to while we we're working with him. He projects his frustration onto his clients, which is unacceptable and not to mention, unprofessional. While trying to get ahold of him, he would bring up the amount that we paid, which is the amount he agreed on to negotiate the contract and basically said that the amount isn't worth his time to continue going the extra mile. I gave 2 stars because he at least was able to get the deal done, but i have to say that it was the most miserable and unenjoyable process. He also made us pay more to finish the contract after already having agreed on a price. This was our first home purchase and we we're really hoping that this would be a special and exciting process, but it was so far from that. I would continue looking for a different attorney if i we're you. He does not care about the client and only cares about the paycheck.

Richard is brilliant at what he does! I have been with him since 2015. We bought our home under his guidance and did not feel a single pinch of all the hassles we go through in the process. He made sure we are prepared for everything at every step of the way. When it was time to sell, he again jumped in with his expertise to help us sail through smoothly for a complicated and time consuming closing. He also helped us with our defaulting tenant litigation, it was particularly very difficult situation given the profile of tenant, he very diligently and intelligently helped us get out of the situation. I would highly recommend him for his services.
