I hired Dave Gerard when my mother's landlord did not renew her lease. Her landlord tried to harass me. My mother had lived in her apartment for nearly 40 years.
My mother was in rehab after she fell. Her landlord would not even let me see if I could get home care for her. He insisted that the nursing home was her permanent address; which it wasn't. He also refused to make repairs, which were desperately needed.
Dave said we can try to get my mother back in. Dave gave me a lot of his time. He was re-assuring. And he ALWAYS replied to my emails within a very short period of time.
The result: I was able to get my mother back in her apartment, with the care that she needed.
I would highly recommend Dave Gerard.

Quick Backstory: girlfriend was cheating on me. Needed to get her out my apartment ASAP. Luckily she wasn't on the lease. But unlucky for me was that lease was about to end. Which would mean she'd be a month to month tenant based on New York rules.
SOLUTION: called David on Friday evening. Monday morning holdover-eviction documents were ready.
PRICING: very reasonable and straight forward.
REWARD: Knowing I have an attorney that can make miracles happen at short notice is priceless.

One of the best attorneys I have worked with. This was my first time having to file a holdover eviction as a landlord and first experience with housing court in general. I was nervous going into the experience, however Mr. Gerard was super cool, made me feel relaxed and at ease with the process. Easy to communicate with, understands the legal process, gives you options and explains consequences/potential results of each route. Pricing was straightforward, no hidden/surprise costs that happen with other attorneys.
My holdover case was with a tenant who did leave by the lease end date even though a notice was sent 1.5 months before lease end date. In addition, this tenant was fighting other tenants and causing property damage. Mr. Gerard filed necessary paperwork with housing courts, communicated with tenant to try to reach settlement, and provided all necessary legal documents for me to bring in front of the the judge. We were in housing court about 2 months, however during this period Mr. Gerard was able to have tenant agree to a vacate agreement to avoid eviction.
PS housing court isn't as scary as it may seem, and for context I am a landlord for private single family house. I highly recommend contacting Mr. Gerard if you have any issues related to landlord-tenant law. Thanks again for all your help.

At first, we thought that legal counsel was unneeded when we were planning to ask our tenant to leave so that we can perform much-needed repairs on our shared residence. In hindsight, we are so relieved and thankful that we hired David Gerard to represent us. A process that we assumed would take two months at most stretched into six and a half involving an eviction, court appearances (which David and/or his colleagues had attended in our place), and an appearance by a Marshal. David helped us navigate the legal process and answered all our questions with diligence and expertise after our tenant was unexpectedly uncooperative. He provided us much piece of mind. Dave was referred to me through a friend of mine to close on a co-op in NYC. While it was a simple process, it lingered along for over 6 months, due to the lender's mismanagement. Dave was extremely patient, professional and understanding of our needs. He was always available to answer my phone calls, text messages (whether it was weekends, holidays or after hours) and always offered the right advice and watched out for my interests. He was extremely reasonable for the services he offered and did not charge me anything extra, despite all the extra time it took.
