The team is very professional, honest, transparent, efficient and fee reasonable. Besides, we never need to worry about any “hidden fee” from them. We signed a 26mm construction loan a year ago, since Convid-19, the lender tried to cancel our loan. With Dennis's help, we were able to go through a long complex negotiation with lender and to modify the loan, then move forward with a very little legal fee for a bid deal.

Note that my husband never hired Attorney Lan before. Lan is a pathetic liar. July 2020, my husband hired Attorney Dennis Biaolian Lan for closing a house purchase of mine. I was too busy. Otherwise, I would screen the attorney. Pros: - Attorney Dennis Biaolian Lan charged “flat fee” $880, which is lower than other attorneys (around $1200). But you are likely to end up paying more. There are many additional fees on the retainer agreement. They did not show me the contract until the day when signing the contract. That was dishonest. The low “flat fee” $880 was just a trap. Cons: - There were serious problems with the way Lan handled title search/survey. Lan asked me to deposit $1000 for the title survey/search. Usually, title search fee will be paid at the day of the closing. However, when I asked them to disclose the title company name. The paralegal Holly called me and explained that $1000 deposit was required on the agreement but she didn't want to disclose the title company . Then I sent follow-up emails demonstrating that I needed to know the title company and the estimated fees. Holly kept refusing to tell the company by saying that “I am the employee. Thank you for your understanding.” OMG, what is wrong with disclosing the title company? Eventually she told me the title company, which was just funded in 2017 and seems associated to Lan. I was totally ok with it. I think that might be the reason that they hesitated to disclose the title company’s name. On the second day, they finally sent me a document related to the title search fee. The document only showed the insurance fee for the title instead of the estimate fees for the title search. Their hesitation, dishonesty, and lack of transparency cause me question Lan’s ability and credibility. Plus, there was an agreement on the retainer demonstrating that if something went wrong due to the attorney’s neglect, the office only compensated me 10 times of the flat fee $880. You don’t want that happen to you considering that how much you have made for the downpayment. All the agreements on the retainer (please see the attachment) were in favor of the attorney. You don’t want to have a business with this type of people, especially an attorney. I had made my mind. Either I paid all the title search fees at the day of closing or find other attorney. I expressed my idea to Dennis. Dennis then immediately canceled the retainer. Fine by me! - You won’t get any refund from them. The retainer agreement showed that the attorney should calculate how many hours he has spent on the case and refund the appropriate amount to me if one of two parties cancel the contract. He refused to do so by saying that he won’t refund any money to me because of the retainer agreement. He barely understood what was on the retainer agreement about the refund policy. - Dennis Biaolian Lan was very confused with what is trust. He tried to explain the reason for $1000 deposit for the title search/survey because “title search and survey costs money. We don't want the clients to assume they are free if the deals don't go through Some clients are not happy to reimburse the cost if the deals fail apart.”(from his email) Nobody would be happy for $8800 reimbursement when the downplay is around $100000. His explanation made me doubt his ability to close my purchase. I still insisted my standing point. Then Lan got mad and accused me of wasting his time and not trusting him. Saying that he has plenty of files on top of his desk. Yup, the plenty of files definitely can save his fragile ego. - Lan did not respect my time and had no manners. My appointment was at 1pm. Lan kept me waiting until 1:30 pm after I told him that I needed to go back to work. Then he eventually showed up with a unhappy face. During the time of going through the house purchase contract, Dennis kept asking my husband whether my husband was sure about his name not being listed in the buyer list three times in 20 mins. That was very rude and disrespectful. Lan needed to know his boundary when communicating with his clients.

They are very friendly and professional dealing with lots of our questions (some of them very naive since we are first time home buyer). Lan is very knowledgable in real estate contracts handling, will recommannd him to my friends and will defintely work with him again in the future.

3 tickets and all guilty , I don’t know how this guy is a lawyer, can’t even get a 1 pt ticket dismissed , called office for information find out that he’s on vacation one of the worst lawyer possible , will believe if someone tells me that he’s a ambulance chaser m gave all the money up front gave him all the evidence phone records , dash cam recording and he sends in a intern $450 for a cell phone ticket $350 for a stop sign ticket charges me $150 to represent a no point ticket and still couldn’t get it dismissed

Dennis and team are excellent to work with. His review of two residential real estate contracts helped us catch major issues, for example, a provision requiring the successful completion of a 1031 exchange for the seller to remain obligated to sell. He also does a great job of checking properties for DOB and other violations. He also helped us navigate a tricky situation - when we got hit with the curve ball we are now legally obligated not to talk about, he was sympathetic and gave us helpful pointers in coming to a positive resolution. We'd certainly work with Dennis and team again.

Got a red light ticket and good chance to fight for it in court. This character hangs out at College point court and approach me to represent me. I had good experience with lawyer in Nassau before with success, and I know the Judge gave more respect when you have a lawyer representing you, so I made a mistake to hire him. A long story short, my experience with him is one sentence," You can't do worst on your own. If you hired him, just as well "Save your money and use it to pay for the fine." He will say or do nothing to defend you and court in Queen don't negotiate. His tactics is to delay appeal and hope for the cop don't show and dismiss the case. He is poor on communicating with you or getting back to you, might be he is too busy hanging out in court to look for his next victim. Its your money and I certainly did not get what I paid for with this joker.
