My family and I hired Seth in September 2019 to evict our holdover and nuisance tenant. Everything was going well until the pandemic came. With that, the courts closed, and got backlogged. The laws changed every 3-4 months. Seth did every single thing correctly. My tenant also opened frivolous HPD cases against us during the eviction case and Seth was also able to handle those as well. Every time we were close to executing our warrant (the marshal even showed up at one point), a new law came out that protected the tenant (i.e., a hardship declaration). Seth, recognizing how bad our tenant was, put motions in place to challenge everything. Seth is an attorney who really knows the housing court, tenant-landlord laws, and how best to navigate the system. He is a professional. If I had to critique one thing, it would be communication, as he is quite busy and can be hard to get in contact with at times. But thats the thing about people who are good at what they do - they are kept busy! Thank you Seth for seeing our case through. We were finally able to evict about 3 weeks after the moratorium ended in Jan 2022.

EVIL!!! BEWARE!!! DON"T use him. He did not include the petition in the papers served. His process server only went one day. His process server broke my door. He wrote hardship paperwork wrong. He refused to let me see a Motion to Dismiss. Instead of throwing the case out and starting again he made me WASTE 3 MONTHS waiting for the Judge to throw out my case because he would rather make me lose my home, my car and my credit than admit he and his process server did not do what they were supposed to. He did not answer my emails or my phone calls to throw out the case and start again for one month. He gave 3 free months to my tenant by not starting again and brought her close to being in my home 2 years which raises my case to waiting 3 months notice to vacate. I wasted $2100 on him. I now have to sue my tenant AND Seth Rosenfeld. I was better off without him. He sabotaged my case and helped the other side. He did not care that he was making me lose everything: my home,my car, my credit. He should have started the case again and I would have been done by now. He felt I did not suffer enough, that my case had not delayed enough. He destroyed my case. DON'T use him. I hope to save others the misery of this creep who shouldn't practice law. He helped the other side.

I hired Mr Scott’s office for my citizenship process. Both times I met him in regards my case, He took the time to explain every single detail of the process and he has this thing that makes you feel at ease no matter how complicated your case can be.
