Melissa Ruvio, our real estate lawyer was competent, professional, and friendly. Neither my wife nor myself have any legal expertise, so Ms. Ruvio’s calm and careful approach to explaining things to us was very much appreciated. During the home-buying process, all sorts of various documents need to be generated and sent to various parties, and they typically needed to go through the Walsh law office. Ms. Ruvio and her team always made sure that everything got in on time, and frequently went above and beyond the call of duty to make that happen. One example of Ms. Ruvio going to bat for us was at the closing table, when Ms. Ruvio ensured that the seller sign documents promising to repair the apartment’s kitchen sink. Had Ms. Ruvio not been our advocate in this and other situations, the home-buying process would not have gone as smoothly as it did. We got Ryan's contact info through the developer's agent, Modern Space, when we were purchasing a new development. We assume he is very experienced in it and would be helpful and be on our side. It turned out to be not helpful at all. He told us "no one wants to close as much as the developer", and the closing date is usually on time. But, it's been delayed half a year, and we trusted him and planned accordingly: sold our old apartment on the "supposed" closing date. And had to move twice. He didn't help on our contract: we don't get to have any compensation because of the developer's delay, and he said "it's extremely common of the delay". How come you didn't tell us before we signed the contract? When we sold our old co-op, the buyer's attorney was totally on their side, and helped them to get the most in their interest. Revised the contract to the buyer's benefit. Obviously Ryan can't compare to that. Maybe because he was referred by the the developer's agent. Since our case put us in a really bad spot and we faced homeless situation twice, we called Ryan and want to know more about the legal term: what is TCO? What's the process like? He let his assistant Melissa on the speaker, and let her answer all my questions basically under 5 words. Now I see how they deal with something totally messed up. Do I still need to to pay for an attorney who is not helpful at all? Hard lesson learned!
