Gary Valerino guided me through back to back non payment and holdover summary proceedings against a pair of conniving, duplicitous tenants who just would not leave or pay rent without a court order. The eviction was an unduly prolonged and stressful ordeal for me, taking 11 months, partly because my previous attorney dropped the ball at the first holdover proceeding. Complicating the eviction process is the so called ”Housing Stability and Tenant Protection Act of 2019”. It is convoluted, biased legislation that intentionally dumps the burden on landlords to pick up the slack for the social ills of housing shortage and homelessness. Known among renters as the “Tenants Rights Law”, it is mined with technical pitfalls, unreasonable extensions of time, and presumptions of landlord guilt which encourage bad tenants and their free attorneys to exploit. It became very clear to me after the first holdover proceeding was dismissed on a technicality that I needed more experienced, quick thinking counsel if I was to be rid of these Tenants. Gary Valerino expertly navigated this mess and finally my house was returned to me. Gary is easy to communicate with and gave clear explanations. His quick rebuttals to the defense attorney were on the mark, and his discourse with the Judges was concise and clear. I felt that I was in good hands and he was truly looking out for me. I have already recommended Gary Valerino to two others, and have no hesitation to do it again.
