I was the buyer in this scenario and they made the process very difficult, and made it so difficult to do anything remote. Like Docusign? What's that? - They did not literally say that, but this firm is not in the 21st century as far as convenience for their clients.
***Edited to add, this is not my first purchase in the state of NC and the transaction happened to be cash. Yes, there are often things that must be notarized, but that is when it helps to have the process streamlined.
