I ran into something somewhat troubling last week. In the final stages of refinancing my mortgage, I was informed by a title company out of Boston that they'd be handling the closing. I referred them to my attorney, William Cox of The Savage Law Firm.
Fortunately, I knew beforehand that in the state of South Carolina it is considered the unauthorized practice of law for anyone other than a SC licensed attorney to close a residential mortgage loan. This includes refinances. SC is one of only a handful of attorney close states. As with much of life, you have to protect yourself. I understand my limitations so I retain help their in doing just that.
I'm grateful to William as well as Daisy Rhodes of this great law firm. I entrust so much of my personal and business life to them. In this instance their professionalism and proactivity were absolutely invaluable. I recommend them whenever I have the opportunity to do so.

Disclosed our private information (SSN) to total strangers.
Our experience with Mr. Cox from Savage, Royal and Sheheen was less than substandard. We understand that due to COVID and this crazy housing market, things are not as “normal” as they should be. We do not fault S/R/S or Mr. Cox for these things however neither of these events had anything to do with the below.
We chose to sell our SC property as a FSBO. SC law dictates that the buyer reserves the right to select the closing attorney.
The buyers opted to choose Mr. Cox from S/R/S/ LLP.
At first everything appeared to be going as it should with the attorney appearing to not favor either party.
However, as we approached closing several red flags began to be raised. Emails began to be unanswered and critical information not relayed to us as they should have been. I will paste the email sent and response received regarding our chief complaint to Mr. Cox at the bottom of this review. The lack of communication led us to not only not receive critical information in a timely manner but unnecessary delays. Our concerns were never in regards to delays or changes but rather this lack of communication. Mr. Cox dismissed our email as "frustrations due to delays and changes" despite us explicitly stating we expected better communication. (See email below).
To exemplify the level of poor communication we received, not only were changes in the closing date NOT communicated to us through Mr. Cox, we were only informed of said changes thanks to the buyers.
To top things off, the buyers were the ones to inform us that the closing documents had been overnighted to us (we had to close out of state). Having received no documentation after 24hrs, I called S/R/S only to find out that all of our closing documents (which included my SSN, our personal financial information) WERE EMAILED TO THE INCORRECT EMAIL ADDRESS exposing our private information and identities to strangers. I will spare you on the details of having to rush in a matter of just a few hours to print out, find two witnesses plus notary, sign and return all documentation to be overnighted.
We will never conduct any business through Mr. Cox or Savage, Royal, Sheheen LLP ever again.
