I'm assuming the 5 star reviews are from landlords and/or property managers in partnership with Kirk A. Cullimore but I'm a tenant at River Rock Apartments (formerly known as Park Place Apartments). I got summoned for being 14 days past due on rent due to an outstanding medical bill. I called the law offices at Kirk A. Cullimore to see about getting on a payment plan with them (I wasn't rude to her & I'm already stressed about the situation) but the receptionist I spoke to was very rude today. She stated "maybe you can start looking for another place to move to." As if they weren't willing to work with me whatsoever & not very assuring at all. I'm a single working mother with 2 children btw.

Predatory and unethical law firm that employs overly cruel tactics. Someone like Kirk should never be allowed in public office due to abuse of power, extreme conflict of interest and immoral character. If there was any justice, this law firm would be shut down and Kirk Sr./Jr. would be in prison. Truly despicable human beings.

Be cautious in dealing with this law firm. Typically, having a paper trail or agreements in writing do matter. I was made aware of charges a previous leasing company "forgot" to charge me after moving out. Almost 10 months later, I received an email from this law firm saying this had been turned over to them and I could dispute this in writing, which I did. I asked for a breakdown of these charges. My email was sent on 5/17/22 and they responded to this email on 9/1/22. Now adding more interest and threatening to take me to court. I asked to speak to someone about it and stated that charging interest during the time I had asked for the breakdown was unethical. They never responded to this email, rather they filed a complaint in court and had me served yesterday. They told me I should have called to follow-up because emails go into the shuffle and can take time. I decided to settle with a one-time payment, but they won't give me a receipt of this payment or written confirmation of removing my complaint for 60 days, because I didn't pay with a money order or cash. This makes no sense, because I stated that I needed the confirmation back - considering the complaint requires a response or removal within 21 days of being served. I was told this is just the way they do it and I should be fine. After reading all of these reviews, I feel so sick to my stomach thinking about how many other people felt that they tried to make it right and respond, but were just met with more tacked on and threats of court? I'm so happy I no longer rent, and I really wish there was another avenue to investigate these practices.

Absolutely horrendous! What they do to people is absurd. They defend apartment complex’s to maximize fee’s to an outrageous amount of money. You’d think they would use their expertise to help society not prey on the vulnerable. They use loop holes that I hope eventually catch up to them.

Tacky law firm that uses unusual and predatory tactics to collect rent and eviction debt. They handled about half of the evictions during the global pandemic and were unrelenting in their effort to collect and displace people. Kirk Cullimore is also a state senator. This poses a huge conflict of interest as he has continuously misused his role to financially benefit himself, his clients, and his practice. Furthermore, this firm is notorious for manipulating people into paying them through threats of incarceration. They seem to get away with it a lot because, perhaps, it is not widely known that this is illegal and perhaps also because his targets are usually people who lack the resources to stop him.

First of all, I am a former tenant of Eagles Landing is now Ashton, at SLC. I did not get paid to write this review nor did I get any favors. I did experience some of the stuff that some tenants experienced, and broke my lease 11 months early, and I had to hire an attorney who eventually had his license suspended. In the end, I was able to pay only one month of rent, and about 300 in fees. I was able to use my security deposit of rent. Why? I happened to save a lot of documentation showing the Eagles Landing being neglient, and knowingly lie to Cullimore. Some examples: falsely claiming I never contacted maintenace (I saved phone records, documented the mainteance log requests), falsely claiming I never paid for electricity (I obtained a copy of the power bill showing that the power co. reported I am paid for power), and so on. It went on and off for two years, with long breaks because my attorney and Cullimore did not reach out to each other. After my attorney's license got suspended, I waited patiently for two months to see if Cullimore would contact me. He did not. I followed up with a letter sent by certified mail, return receipt requested. The signed receipt was too illegible to be read. Two days later, I personally drove 35 miles to his office, requested them to sign it legiblly and date stamp it, and gave them another copy of the settlement proposal letter. Shockingly (and I thought hell froze) the following business day, Kirk sent me an email letting me know he was authorized by his client to accept my settlement proposal, and I paid in full. Only 1189.96? Yup that was all I had to pay him. Tenants, please keep in mind your results will vary, but if you have saved alot of documentation, be professional with his staff, (Tracie was nice and I told her that while I do not agree with Kirk, I realize that he has two difficiult jobs....that as an eviction attorney and as a state senator,....and he actually works hard for "Mom and Pop" landlords that do not have a lot of money), and you will be surprised. And please pay your rent on time. And please save your references from previous landlords (IDK, but I included reference letters from two landlords....and one is a current client of Cullimore last time I checked). Do that and you might be able to raise benefit of doubt on your side. Yes, Cullimore may be biased towards landlords (he gets paid by them), but my case was one in which raised enough questions to the point that Cullimore may have thought "I do not want to see Bill in court, he probably has enough to raise reasonable doubts that the judge will take awhile to decide on my case, or even worse, if it were to go to jury....they might take overnight or two and I would lose...lets take his settlement offer. Given the swift action (by lawyer standouts) in reaching a settlement and professionalism, I am giving Cullimore five stars. I understand he is not liked by tenants having problems with him, but he is honest, alike Matthew the Jewish taxman mentioned in the Bible, who eventually became a follower of Jesus that wrote one of the longest books of the New Testament in the Bible. So if you have a case with him, tenant or landlord (he represents landlords 99 percent the time and never takes teanant cases I am aware of), be honest, professional, and have enough documenation to back your case, and he will work with you.
