My modification was originally approved, but was only a trial modification. I went through the trial period and the mortgage company sent the final modification to my bankruptcy attorney. I did not get it and of course did not sign it. The final mod. was rejected. Mary called several times and responded with an appeal. through her efforts it was eventually approved. Thanks Mary

Prior to hiring Mary Anderson, I searched for an attorney to take my case regarding settling a breach of contract involving real estate. It was a rather complicated case stemming from a domestic violence issue. I spoke with several attorneys prior to Mary and being that there was no written contract on the matter, no one was willing to help me.
Mary Anderson was referred to me by another attorney who felt that she was diligent and was a good fit to help me with my problem. He was absolutely correct.

We needed a fighter, and we got one in Mary Anderson of Guidance to Justice Law Firm. She is knowledgeable, capable and very dedicated to fair lending practices which keep people in their homes. Her integrity and confidence make it a whole new ball game. She doesn’t quit.
We had a high interest home loan which eventually we could not keep up. We were being foreclosed on and had not made mortgage payments over the previous year.
We had gone through mediation, which was a disaster, because we followed well-meaning but bad advice. When mediation failed, we filed Chapter 13 Bankruptcy to prevent foreclosure. The mortgage lender was appeased by the terms of the bankruptcy, but within a year we fell short of the full monthly bankruptcy payments. We faced the same fact that we faced when we struggled with the mortgage payments in years past: we simply were not making enough income to keep up. Our bankruptcy was dismissed and again we were on the brink of foreclosure. Our lawyer referred us to Mary Anderson.
We knew we had a bad track record, but we believed that the lender had made a refinance arrangement impossible for us to meet, and that their intent was to foreclose and write us off, period.
Mary dug in, had us provide detailed financial information, income, expenses, budget, etc. She negotiated with the lender over several months and succeeded in getting a temporary refinance agreement. We reviewed the terms and thought we would fail again. We were actually looking at affordable senior housing apartments when we met with Mary to consider the temporary refinance. We were tired and discouraged, we’d come to the point of finally letting go of our modest old house we’d occupied for over twenty years.
Mary talked us off the ledge. “You can afford this!” she said. She had delivered on what we had set out to do, and she believed we could succeed. “Oh, yeah, they’re expecting you to fail,” she said, and that did it. We resolved to take it on.
We did succeed at making regular payments for the three month trial period. We got a call from a new guy handling our loan, who was setting up the permanent loan modification. The loan package he sent was not the HAMP loan we had been promised. We had made another mistake by not immediately referring the new guy to negotiate directly with Mary. When we called her and said we didn’t like what was going on, she jumped right back into the fray. Because the lender no longer offered HAMP loans, they were offering something similar, but not as good. Mary negotiated, and when it looked rough, she initiated another mediation session. On the brink of our mediation date, the lender presented an acceptable loan modification. Mary had pressed the lender hard enough that they did not want to undergo a second mediation and possible subsequent legal complications.
We get it that you’ve been fighting a long time. You’ve sought help; you’ve tried everything you could think of, and nothing has worked for long. Maybe, like us, you’ve made mistakes. You feel cornered by the fact that you have many months of unpaid mortgage payments. You feel insecure, afraid, anxious, even ashamed.

After 4 years of trying to obtain a modification on my home loan which involved numerous modification packages submitted, 2 mediation meetings with the lender, and another lawyer, Mary was able to help me obtain a HAMP loan. I cannot express my indebtedness for Mary's ability to deal with the insidious methods of the banking institution.
I had given up any hope of a resolution and had been told numerous times by many people (lawyers, financial people, real estate individuals) that my situation was helpless and to short sale my property. Mary was my last hope and she instilled the confidence that it was not a lost cause.
I am so thankful for her professionalism, knowledge and ability to perform so successfully. I highly recommend her to anyone in a similar situation!

Fell behind on my home mortgage payments and in danger of losing my home. I had a very bad experience with the first lawyer I hired to assist me in getting a loan modification. Someone I trust recommended Mary. My situation was both complex and difficult. She was honest with me about the challenges but she was undaunted and knew what had to be done. I knew I was in very capable hands. Mary was able to negotiate a favorable loan modification, far better than I had hoped. I will be eternally grateful and would recommend Mary to anyone needing help with home mortgage problems!

I was extremely impressed with Mary Anderson for all the work she did on my bankruptcy. She was able to get all of my debt discharged. As a single parent, I fell behind in some bills and needed quick relief. I thought filing bankruptcy would be very intense and a long process. However, there was not a lot of back and forth since Mary was very thorough and precise with her directions making it easy for me to comply.
I recommend Mary for anyone who is thinking about filing bankruptcy. If you are looking for an attorney to get the job done the fist time around, Mary is your answer. I thank her for a job well done.

From start to finish I have been amazed with Mary. I have sold real estate for over 10 years and the big crash began in 2008- with this being my only source of income I fell behind on my mortgage payments. I hired Mary to help me receive a loan modification. I did not feel it was possible as I had not made a payment in over 5 years. I am forever grateful for Mary. Fell behind on my mortgage payments, thought I was going to lose my home and requested that my loan be modified. After several months back and forth with the lender-Lender declined my loan modification request. Then I hired Mary and her firm and GUESS WHAT!!! I was offered a loan modification that cured my default of almost 2 years and received over $40,000 in loan forgiveness--I HIGHLY recommend Mary for all your real estate needs.

I met Mary Anderson through a recommendation. When Mary took my case I was in a very bad situation. I had explained to Mary that I was trying to get the bank to help me modify my home for months and I kept getting turned down, and that I was getting very frustrated. The moment I spoke with her I knew I was in good hands, she was full of information and was able to answer all of my questions, she walked me through the process of what was going to happen and what to expect from the bank.
As we went into the second mediation Mary fought for me and asked the right questions. I felt I was in the middle of a movie plot, I've never seen anything like that, it was unreal. In the mediation we were unable to come to an agreement due to the fact the bank submitted all the paperwork late to all the parties involved. So the mediator decided to reschedule another mediation. In the third mediation we continued to discuss and dispute banks claim about the numbers being used and the way they were trying not to approve me for a modification, again we were unable to come to any agreement. To my disbelief both parties agreed to a forth and final mediation. I believe this was rare. By this time things had changed for me financially and going into the 4th and last mediation, I thought this time around my chances of a modification were better but again i was denied for all modification including hamp tier 1, hamp tier 2, in-house, etc. Mary was shocked that i was not considered for anything because according to her numbers we did qualify. The fight was on. Mary brought her "A" game and calm toughness. She knew this was our last chance to make her case, but by the end the bank resisted and could not give any reason for the denial so the mediator had to close it and certify that the bank did not work with us in good faith. It was a small victory because we knew the bank did not have a reason to deny us. I still did'nt have a modification and now i was closer then ever to losing my home.
It really started to weigh me down, trying to come up with all the options, should I sue the bank, bankruptcy... or just walk away. I began to get over whelmed with what to do. Never really giving up and putting all my trust in Mary, knowing one way or another she'll pull through.
About a week later I received a call from Mary and she asked me where my wife was, she wanted to talk to both of us.... unsure what news she had, good or bad.... she told us, "CONGRATULATIONS!, we were approved for Hamp Tier 2... we got the modification!" I was speechless... after months of submitting paper work, re-sending and re-sending, modification after modification, feeling there was no hope, uncertainty.... WE GOT APPROVED!!!!
As for those in the same situation plain and simple... DON'T GIVE UP!!!! There is always HOPE!
I was blessed to have Mary Anderson as my lawyer, she fought and never gave up on the situation.
