Started with another attorney that was worried about everything and wanted us to redo everything. Attorney Marshall was not worried at all and took the case. He got the tenant to move out without a trial -- Great job!

Got a reference to Daniel from someone who does property management and Daniel immediately started the process to get these tenants out. Following his recommendation we were able to get them out with some delay mostly due to the delaying tactics of their attorney. So glad to have my rental property back.
If I ever have to do this again I will definitely give you a call and also recommend you to our friends who also have rental properties.

We hired Daniel Marshal to help us with eviction case. We thought we have never needed a lawyer before but Mr. Marshall was very helpful for the most part. I was worried in the beginning but Daniel Marshal made us feel a lot better while he worked he was responding to our messages all the time. I would hire him again. I had an issue with a property I was buying. The seller was at odds with the occupants and it involved a messy title issue, long story. I contacted Mr Marshall before I purchased the property to see what my options were. He took the time to investigate the matter and paperwork that had previously been submitted. Even though there were some mistakes he noted they shouldn't be an issue if we had to go to court and advised to proceed with existing documents since almost 30 of the 60 days had already passed. By advising this route it meant I would not add a month to the eviction process and I wouldn't need to spend a dime. However it also meant his office would not prepare any paperwork or charge a fee, he was leaving money on the table by putting my interest first.
Once I closed on the property I reached out to him again to make sure the change of ownership wouldn't affect anything and verify everything was still good to go. I offered to pay a retainer and he let me know there was no need until the 60 days had passed, as nothing would be required to be done until then. I am happy to report that the 60 days did pass and though the occupants needed a few more days to get everything out the issue was handled with out needing any legal intervention! And as of yesterday I have possession of the house. Even though Mr. Marshall didn't handle any of the paperwork and didn't have anything to do with the occupants leaving, he had everything to do with giving me the peace of mind to buy the property and take on the risk of a trial knowing he was in my corner. I very much appreciate his help and though I hope I never need his services in the future I can assure you he's the first person I hire if I do.
P.S. Mr. Marshall was also very responsive to emails or calls and would occasionally check in with me to see how everything was going. I would highly recommend him.

I called Mr. Marshall about an issue with a property I was purchasing. I gave him a concise explanation of the issue. He gave me his opinion on what could be done and asked for me to follow up with paperwork and a title report to verify everything. When I followed up with those things he let me know that I was good to go with existing paperwork filed by another party even though there were certain issues and mistakes he noted on them. The alternative was losing 30 days and waiting until I closed on the property for his firm to draft a new notice to vacate in my name. So in brief, he was willing to save me time and money even though it meant the money he was saving me was money he could have charged me. I really appreciated that. I am happy to say that the issue was resolved before it needed to escalate any further, and though this review is only based on a consultation I was ready and willing to sign a retainer. It was Mr. Marshall who recommended we wait to see until the 60 day notice expired.

Attorney Marshall and his team are amazing and very Professional! They made the eviction process for my squatting tentants painless and easy! I would highly recommend them to anyone! I am active duty military and stationed overseas, away from my house in San Diego, Chula Vista. The stress was high in my own attempt to get them out of the house, so I turned to Attorney Marshall and he explained everything and the steps needed to successfully evict a tentant. I literally filled out a few pieces of paperwork and instantly my stress was relieved! I literally had to do nothing, he and his team handled everything!
