I hired Delia Knox Rios after the passing of my Mother to assist me in the probate process. This time was extremely difficult with my loss, and it was even greatly intensified by the complex process of closing her estate with no will. I sought Delia’s assistance because she had already worked with settling my mother’s divorce. My mother and I were pleased with how she handled the affairs of the divorce case, so I was confident that she would successfully handle the probate process. In the beginning, I was so confused and didn’t know where to begin with the logistics of a death without a will. Delia compassionately walked me through the steps, and made it an easy transition for me. During this time, she identified and oversaw my mother’s property and determined the value of it. Thereafter, she submitted a list of my mother’s property and its value to the courts. She identified all the claims made to the estate, which included credit cards, and a case still stemming from her divorce. The probate process began to get complicated due to an outstanding claim. This claim against the estate was causing me to have to go to Family Law court to settle the matter. During this time, I had to hire Delia to settle this matter for me, in which she did an outstanding job. She was determined to protect her client, and went above and beyond to settle my case, even witnessing on the stand on my behalf. She was happy to step aside as the Attorney of record in this claim to provide pivotal information obtained in the divorce, which resulting in the claim being settled in our favor. She worked hard and fought for my case, and worked tirelessly on it. She helped us though the most difficult time, when we thought we were beyond help. I highly recommend Delia Knox Rios. She is relentless, determined, and has proven herself to handle a variety of cases.

My husband found Kenny Tan throught online reviews. We were dealing with an incompetent and untrustworthy broker who represent both the seller and us the buyer. The broker did not operate in our best interest. He misled us in releasing our deposit to the seller by informing us that he found us a home loan and closing will happen soon. As an inexperience buyer, we took his words and released the deposit. Then 6 months went by, we still did not close escrow and the broker's communication with us became inconsistent and limited. As for the home loan he said he found never happened. At this point, we knew we need to terminate him and find ourselves a real estate attorney to deal with the situation and get our deposit back from the seller. Without any hesitation, Kenny offered to represent us as an agent and attorney . The stress dealing with this matter immediately lifted off my shoulder. His experiences in real estate arena gave me the confidence that things will get done. He was knowledgeable and an effective communicator and negotiator throughout the whole process with me, the seller's agent, and the escrow company. My emails and phone calls were answered in timely manner. Within 2 months, we got our deposit back. Although the home purchase did not go through due to seller increasing the home price and changing other condition, we were just relieved and happy that we got our deposit and the ordeal is finally over. Through this experience, we learned that buying or selling a home, one needs an agent who looks after your best interest, who operates ethically, who is knowledgeable and experience, and most importantly, someone who is a communicator. Kenny has all these qualities, and I highly recommend him to my families and friends. Lastly, he is also very affordable.

I first heard about Attorney Tan over a radio channel - Rush Hour. The host of the program was calling Mr. Tan, the attorney with conscience. I was doubtful about an attorney having conscience. In late 2012, I ran into a real estate purchasing dispute with the seller and also my agent, who is also the seller agent. I called the radio station and got hold of the phone number of Mr. Tan. Within two months, Mr. Tan was able to get the dispute resolved for me without me losing the down payment and the seller was willing to go through with the transaction. This success was all attributed to Mr. Tan's experience in litigation and also his familiarity with Escrow requirement and the conflicting position of the agent. Mr. Tan was diligent in his communication with me. He was patient and was readily available even on calls and was willing to have strategic discussion on weekend. I would recommend Mr. Tan if you are experiencing legal dispute in real estate transaction.

When my widowed sister-in-law asked my advice on how to preserve her estate (her home) from Cal-med recovery to pass on to her two adult children, I referred her to Mr Brown who had prepared a living trust for me and my wife 22 years previously, at least in part due to his noteworthy practice of meeting with clients in their home. Subsequently he met with my SIL and me at my home, culminating in her retaining him to prepare an irrevocable living trust to satisfy her objective, for which I prepaid his very reasonable fixed fee. So far, so good. Unfortunately, upon review of his initial draft trust, there were 40-50 points of questions or disagreements regarding trust verbiage which we attempted to resolve sporadically over the next three months by iterative email discussions of each point. Long story short, although after finally down to all but a half a dozen points left to be resolved, I received an unannounced email from Mr Brown indicating he could "in good conscience" no longer continue the effort and was returning the entire prepaid fee. He subsequently refused to relent or even discuss his shocking and totally unexpected decision despite my appeals that he reconsider, nor did he comply with the Calif Bar's ethical conduct rules for dropping a client by failing to even make any recommendations or referral for another attorney to pick up where he arbitrarily left us off and hanging. Despite having myself invested in several hundred hours of uncompensated personal research during these continuing reviews regarding related legal terminology and relevant law issues related to Mr Brown's draft proposal, I decided against filing an "abandonment of client" complaint with the CA Bar as probably being unproductive. However, this opportunity I happened upon during a subsequent attorney search for myself on another personal matter seemed an appropriate place to at least present my story for possible consideration by anyone else reviewing Mr Brown's review.

The worst experience I have ever had with a lawyer. In December 2013 I came to Mr. Yang. I had a simple collection case from a former employer. The labor courts had already determined he was at fault. I knew that the bank accounts were still active; I had verifications from the banks. All that was needed was to levy the accounts. Mr. Yang said it should be done in 2 or 3 months; the only delay being his transferring his authority to collect with the courts. I had no money; I was broke and depending on this money to get me whole. He agreed to 30%, but said he would need $200 to file paperwork. I wrote him a check for $200, but said the check would not be good until the 15th of the month; he said he would hold it. He cashed it 2 days early, causing me a $35 overdraft fee. February and March occurred and no call from the lawyer. I called several times without a response. Finally, the lawyer called and said the original paper were not filed properly and he had to do them again. I filled out new paperwork. Finally, after a half dozen phone calls without response I got hold of Mr. Yang. He said he was going to give collection papers to the Sheriff to seize the accounts. This was now the first week in April 2014. Thinking this would be quick (remember I new the accounts were active), I waited two weeks. I began calling the lawyer; for 2 weeks I was told he was out of the office or in court...no return call. When I finally contacted him it was the second week of June. I asked what was going on? He said the Sheriff went to collect, but the employer's accounts were closed. This was over 40 days after the levy papers. How long before he knew the account was closed? 2 weeks, 3, a month? Why so long before he told me it wasn't successful? He then said we could supeona the bank to see if a transfer of funds was made to a different bank. He filed the papers. I tried to contact him 10 times in the next month...he never returned the calls. When I at last got hold of him the second week of June, he said well the bank needs 30 days to respond. I informed him that it was already over 30 days. He said he would get back to me...he hasn't. The bothersome thing now is that he has until the first week of October until his levy of funds is no longer active. I am not sure this lawyer has done any work. I cannnot get any updates, my phone calls are ignored. This was a simple case; I had all the information. Now I am stranded without any idea about what to do next.

This Attorney went missing, she was suppose to finish my case. The divorce was final but there is still issues with my case that she told me she was going to correct. I have tried text, emails, phone calls, Mail and showed up in person and no response. It already has been like 9 months. I was told i have to go to court and take her off my case so i can get another attorney to complete my case because my ex is refusing to pay what is on the divorce documents. I don't know what else to do. I feel this is very unprofessional.

I and my ex jointly hired Jenny Zhao to draft Marital Settlement Agreement in July 2014. (1) She gave me wrong legal advice on division of community property,which made me lost over $ 80,000. (2) She made mistakes when submitting application for Judgment to Court because she wrote wrong name and address of my ex and wrong legal description of community and separate property. Court rejected to give Judgment in February 2015. (3) When she prepared to re-submitted application for Judgment, she retaliated on me and postponed to submit paper and tried to ask for money. (4) She harassed me through email after I had terminated her representation. I complained against her to CA Bar Associate in 2015. The investigator did not discipline her but advise malpractice in January 2016I have appealed and waited for final decision. At same time I am thinking about suing her for her malpractice.
