Typically don't choose the low bid, but in hiring Loren this worked out very well for me. I was prepared, so during our first meeting Loren collected most all the info needed to ascertain what I needed and to complete the job. He understood that I wanted an Estate Plan that is robust and simple. After the initial meeting there were a couple emails and phone calls. At our second meeting, all the documents were completed accurately and signed. Loren took the time to listen and make sure I understood my options. I would easily recommend him for estate planning.

One day in my mail I found a letter from my landlords attorney telling me my landlord had filed a petition with the San Francisco Rent Board to raise our rent. My roommate and I immediately went to the Tenants Union for counseling. We met Jason Wolford who told us we had a good case, but should hire an attorney to represent us at the hearing. Jason provided us with a fairly long lists of attorney. We reviewed the list and determined that Wolford Wayne was the best fit for our situation. Megan Johnson, an associate at Wolford Wayne, was the person Jason recommended. Megan represented tenants in buyout negotiations, affirmative wrongful eviction cases and Rent Board cases. We met with Megan in person and we were impressed with her knowledge of our case. Megan felt our landlord’s case was weak and once they saw the rebuttal she would submit to the Rent Board they may withdraw the Petition to raise our rent. She clearly explained to us what information we needed to provide her to do her best in defending us at the Rent Board hearing. For various reasons that we do not understand and were out of our control the Rent Board took 6 months to schedule our hearing. During this time Megan was in touch with both us and the rent board working to facilitate a speedy hearing and to discuss with us the various documents the landlord provided as evidence why our rent should be raised. In the end, the landlord withdrew their petition to raise our rent 3 days before the scheduled Rent Board hearing. This was frustrating, but all is well that ends well. Thanks to Megan Johnson we are now prepared to document our comings and goings and other information the landlord would twist to try and prove that we no longer lived in our apartment. All around we could not ask for a more knowledgeable, goal oriented attorney who communicated with us in a timely manner in a way we could always understand. Megan was perfect! There is nothing I would ask her to do differently and without hesitation I would recommend her to anyone having the unfortunate experience of having to deal with the San Francisco Rent Board.

I first worked with Frank in 2000 when he gave my family guidance on how to deal with a very complicated inheritance issue regarding some rental properties in SF. Not only did he save our family enormous estate taxes, but he showed tremendous patience in explaining the various trusts concepts to achieve our goals. Fast forward +20 years later, we needed help in selling some properties to minimize taxes again. We were concerned that that Frank might have retired but thankfully, not only was he still active in practice but to our pleasant surprise, his daughter Erica had joined him. Again they helped us navigate a very complex situation which was made more difficult by the Covid restrictions. Needless to say, he connected us to the right people, saved us a ton of money, and simplified things for us by doing all the heavy lifting. Frank Yuen has been my attorney for 15 years. He first drew up a living trust for me in 2003. He was able to provide a trust document that would would insure my assets will pass on to my spouse/sons without complications. He is a trusted adviser. We are a client of Marinus Goosen’s and hired him to create our estate plan. As part of this service he agree to be available to answer questions and assist with updates as our lives progressed. Unfortunately, communications with Marinus became significantly delayed and are now non-existent. Communication is so poor that we can’t even confirm if he is a practicing attorney after 6 phone calls and multiple emails. Trusts are living documents which require maintenance and it’s critical an attorney be available for that future maintenance. Our lesson learned is to pick a group that has been around for a while with a clear succession plan.

I really enjoyed working with Mark and he did a fantastic job on our Estate planning. When we finally met with him he took lots of time to make sure my wife and I understood every detail. His work was top notch, and his prices are very reasonable.. I shopped around a lot before choosing Mark, and he was not the cheapest, but far from the most expensive.. The only problem we had was he would sometimes not respond to my emails and phone calls, and that got frustrating at times.

So after 4 months of thinking my case involving a infestation of mice & rats(caught 15)was being worked on, I found out that my case was terminated almost immediately after accepting my case because I answered no to one of the criminal background questions that mentioned having any recent criminal activities etc which is true, over 6 years plus is not recent so I guess they don’t trust to represent us because of that I feel it’s discrimination because what does having a criminal record have to do with us needing the help?! It shouldn’t have even taking me reaching out to find this out. Very unprofessional for a law firm & they don’t have your best interest obviously.. like how you can’t sympathize with a family that obviously needs representation & justice from & very inhabitable situation if that’s your job?!

Elizabeth Hansen was hired to review a trust and provide an opinion as to whether or not there might be a cause of action against the trustee for invading a portion of the trust that had been set aside for the children of the trustee's deceased husband. Ms. Hansen took $900 and failed to provide a written agreement, did not respond to emails, never offered an opinion as to the legal question presented, and provided no written evidence of any work product performed. She then refused to refund my money.

I'm convinced that Ann Riley is the most ethical, competent, and intelligent divorce attorney in the Bay Area. I interviewed a lot of lawyers and many of them were simply not confident about the law and fairly apathetic. Ann really cares in a way that is helpful. She doesn't waste your time, she is able to be firm when needed, and is extremely logical. She has a good understanding of the family court system in SF. Opposing counsel was unprofessional and difficult and Ms. Riley refused to engage, knowing that it would cost me more if she did so and that it wouldn't get me any further ahead. A lot of attorneys like to engage in time wasting activities because they know they can get away with billing you for them - there wasn't a single line item in Ms.Riley's bill that was questionable - she deserved every penny of her retainer. I wish I had met Ann under different circumstances but I'm really grateful to have met her when I did. She gives me hope that there are still decent and good people who find value in doing the right thing.
